JUST LIKE I’M PART OF THE FAMILY My Many Hats at Smart Real Estate Coach

With Mother’s Day fast approaching, millions of people around the world are making a point of spending a little extra time with their loved ones. Family has always played a fundamental role in my life, but up until the last two and a half years, I never imagined the significant place it would hold in my career. that Smart Real Estate Coach is most definitely a family business. Since Chris, his son Nick, his daughter Kayla, and his son-in-law Zach are all related, I was the first so-called outsider to join the team. But there has never been a moment when I felt like I wasn’t part of the family. I first heard of this company through my connection with Kayla, whom I met in college. I was pursuing a degree in marketing and business management while playing university-level soccer. As the business was growing, Kayla knew they needed extra hands in the office, so she asked me if I wanted to come in and help. Ever since that first day in the office, I’ve felt welcomed by the rest of the team as if I’d been there the whole time. If you’ve read through the last several editions of our newsletter, then you know

It’s somewhat difficult to pinpoint an exact job title for me, since I tend to wear many different hats. I’m in charge of managing the database and generating effective systems for our team and our Associates. I also work closely with our customer relationship management (CRM) programs to create email campaigns to aid with marketing efforts. For example, once you watch one of our webinars, you will receive an email offering you salient follow-up information. I’m the one who created the system to send those out automatically. Additionally, I answer all the support emails and calls from both existing and potential Associates. In fact, there have been several occasions when I received an inquiry, and the person on the other end of the line was shocked to discover that we didn’t have an automated system— they couldn’t believe that it was an actual person answering their call! Suffice it to say, whether you know it or not, I likely have a hand in your involvement with Smart Real Estate Coach. While I like to keep myself busy in the office, when I’m not there, I find ways to stay just as active. For example, to maintain my love of soccer, I found a league that I play in

frequently, though I typically refer to it as “my old lady league.” I coach the girls’ soccer team at my high school alma mater, too. I also recently got the opportunity to move into my grandfather’s house, so I’ve spent the greater part of the last year planning and completing renovations. I spend any extra time I have helping my family’s nonprofit, Three Angels Fund. We created the organization 10 years ago in honor of my nana and two aunts, who passed away from cancer one year after another. We raise money through donations to support locals who are going through cancer treatment. The money raised at the event directly benefits those in need and helps fund treatments for those going through cancer, as well as funding grants that help those who have fallen on hard times. If you would like to know more about Three Angels Fund, our CRM programs, or argue about the best soccer team, always feel free to let me know!

High 6 Associate Claudia Dill’s Recent Deal THE RESULTS O With the surplus of resources for buying and selling real estate floating around the world, our team understands how difficult it can be to find a mentor and program you can trust. Because we are in the trenches making deals of our own, we’ve investigated and even spent quite a bit of our own money using other tactics. But what we ultimately found is that buying and selling on terms is the most successful and lucrative approach to doing real estate deals, and teaching Associates our strategies is the best part of what we do. Our Associates can attest that this isn’t some kind of get-rich- quick scheme. The average is $75,000 per deal for all three paydays, and while they are looking at a significant amount of money for all three paydays, our Associates are out there working their butts off for each and every deal they close. ‘IN THE ME

‘HEY, ALEXA!’ 3 Ways a Virtual Assistant Can Help Get Your Kids Ready for School

Even though parents and kids everywhere are getting close to celebrating the last day of school this year, school day mornings are difficult no matter what season it is. Do you feel like you’ve run a marathon by 9 a.m. every day? Rest assured, you’re not alone. Mornings are often the most hectic and stressful part of a parent’s daily schedule. Fortunately, there is an inexpensive and popular device that can help take some of the pressure off your morning routine and get your kids to the bus on time: Amazon’s virtual assistant, Alexa! ALARMS OF ALL KINDS You can place an Echo Dot in your kid’s room and set an alarm that wakes them up to the weather report, a standard alarm sound, or their favorite tunes. You can also program Alexa to turn on a compatible bedside lamp so they wake up to light instead of sound, which offers a more calming way to wake up. If your kid decides to catch a few more z’s and ignore their alarm, you can use some of Alexa’s other features, like Drop In and Intercom, to start a two-way conversation or send announcements to all the kids’ rooms in the house. REMINDERS AND LISTS Alexa can also help you check off items from your family’s morning to-do lists to minimize the chaos of weekday mornings. You can create reminders to pack lunches or grab homework, and then all you have to do is ask, “Alexa, what are my reminders?” She will run down the list, so you can hit the road early without the nagging feeling that you left something behind. MAKE IT A GAME “Out the Door” is an interactive Alexa game that turns getting ready for school into an adventure for younger children. Each day, kids are given a new superpower and have to defeat a different creature as they complete “missions,” which include tasks like brushing their teeth and getting dressed. It makes the process of getting ready for school exciting and gives kids an incentive to fulfill their responsibilities. If you don’t already have an Echo Dot, you can find them at most major retail stores. Make your mornings less stressful by starting with “Hey, Alexa” and going from there.

REAL REAL ESTATE

Here is a recent deal that Claudia, one of our High 6 Associates, just closed:

I’m working primarily in the southern part of Arizona. So far, I have four completed deals that are occupied homes with another property for which I’m finding a tenant buyer and another that I will set an appointment for soon. One of my recent deals worked out especially well. It was a home the owners were trying to sell that had either expired or canceled. But they wanted $200,000 for their house, no matter what. At the time, the balance left on the house was $172,500, so I ended up taking over their payments and giving them the difference between $200,000 and what I paid at the end of the cashout. That difference amounted to $26,546.

TAKE A BREAK

Payday No. 1: $22,200 Payday No. 2: $8,000 Payday No. 3: $31,193

The total ended up being $61,481, which is great because it’s higher than my average and because I have little to no money in these deals.

While this more pragmatic wisdom is necessary to achieve the same kind real estate success experienced by the Smart Real Estate Coach team and its Associates, Jacob also implored Chris to discuss more personal aspects, including how he navigates the struggles of the small-business startup life. Chris also points to two invaluable resources that helped him throughout his early investment ventures and starting Smart Real Estate Coach: Leverage, a business that helps small-

business owners outsource and scale their business, and “The Hard Thing About Hard Things: Building a Business When There Are No Easy Answers,” a book by Ben Horowitz that includes essential advice on building and running a startup. If you want to listen to Jacob and Chris’ interview to get more information on how buy on terms or find successful solutions to common startup issues, you can find the episode by going to JacobBayers.com/Podcast-2/ and scrolling to episode 111, “Real Estate on Your Own Terms With Chris Prefontaine.” Additionally, if you haven’t had a chance to listen to our podcast, be sure to go to SmartRealEstateCoachPodcast.com!

‘In the Media’ With Jacob Bayers Chipotle Black Bean Burgers How to Travel Sustainably

3 4

Vacations can come with great expense, and not just for your bank account. According to a 2018 study published in Nature Climate Change, travel accounts for 8 percent of global greenhouse gas emissions. Cut through the greenwashing and do your part to lessen these emissions by traveling sustainably. TRAVEL GREEN GO GREEN

GET OUT THERE WITH THESE ECO-TOURISM TIPS

STAY GREEN Where you stay impacts the environment as much as how you get there. Hotels use copious amounts of water for bathing and laundry, and they struggle to reduce energy because guests leave their lights and televisions on. However, many luxury resorts, woodsy cabins, and even entire countries have opted to make eco-tourism easier. If you’re looking for a region of the world committed to preserving nature, look no further than Iceland, Finland, and Sweden, which are ranked the three most environmentally friendly places in the world. DO GREEN Man-made attractions like the Egyptian pyramids and Machu Picchu are some of the world’s greatest wonders, but Earth itself is pretty breathtaking. Check out natural attractions while hiking or camping in preserved forests, or soak up all the Caribbean has to offer by snorkeling, scuba diving, sailing, kayaking, canoeing, and paddleboarding. When you’re mindful of your surroundings and remain unobtrusive, there are endless outdoor activities you can explore. Some locations even partner with environmentally conscious organizations you can donate to or volunteer with. Opt for a green vacation and know that while you relax, the earth is getting a little relief too.

When possible, trains, hybrid buses, and carpooling are great alternatives to larger, more environmentally intrusive travel methods. Large cruise liners are detrimental to oceans, and airplanes emit large amounts of toxins into the air. However, you can cruise and fly with the earth in mind. Some cruise lines are working to reduce their impact by installing more eco-friendly lighting and materials, and flight experts recommend using “green” airports, choosing fuel-efficient airlines, staying longer, and traveling

less. If anything, it’s an excuse to extend your European vacation!
