As the vibrant colors of summer give way to the crisp and cozy vibes of fall, homeowners have a unique opportunity to enhance their property’s curb appeal. With buyers still on the hunt and cooler weather encouraging outdoor strolls, it’s the perfect time to make your home stand out. Here are some practical tips to boost your home’s fall curb appeal and attract buyers during the autumn season. 1. Embrace Seasonal Colors One of the best parts of fall is the rich, warm color palette. Incorporate autumn hues—deep reds, oranges, yellows, and golds—into your outdoor decor. Potted mums, marigolds, and ornamental kale can add beautiful splashes of color to your porch or garden beds. Consider

swapping out your summer wreath for one made of autumnal leaves, dried flowers, or berries.

2. Clean Up the Yard Falling leaves can create a picturesque scene, but they can also make your yard look cluttered if not maintained. Regularly rake leaves, trim overgrown bushes, and clear away debris from walkways and driveways. A neat and well-maintained lawn signals to buyers that the home has been cared for, even as nature transitions into winter.

3. Add Cozy Outdoor Elements Buyers love to imagine themselves enjoying a home, and that includes the outdoor space. Place a few comfortable seating options on the porch or patio, complete with soft blankets or autumn-themed pillows.

A decorative display of pumpkins or a stack of firewood near the door adds charm and warmth, making the space feel welcoming and lived-in.

4. Refresh Exterior Paint and Fixtures The clear, cool days of fall are ideal for touching up outdoor paint, whether it’s the front door, shutters, or trim. Bold colors like deep red, navy blue, or even a sleek black door can create an eye-catching focal point. Also, make sure your outdoor lighting is functional and attractive, as shorter days mean buyers may visit in lower light. Update fixtures with a classic bronze or black finish, or add solar lights along pathways for extra illumination. 5. Maintain Your Hardscapes Driveways, walkways, and stone features need attention as well. Repair cracks, power-wash surfaces, and ensure that pathways are clear and easy to navigate. A tidy, well-maintained hardscape boosts the home’s overall appearance and offers a sense of safety and security, especially as the weather cools. 6. Create a Welcoming Entrance Your front door is one of the first things buyers will notice. A fresh coat of paint, a stylish doormat, and a few decorative elements like

a wreath or planters can create an inviting entryway. Don’t forget to replace any weathered or outdated hardware, such as door handles or house numbers, to give your home a fresh and modern look.

7. Seasonal Scent Appeal If you're hosting an open house, take advantage of the season’s scents. Baking pumpkin bread or simmering a pot of apple cider with cinnamon sticks can create an inviting, homey atmosphere. The comforting aromas of fall help evoke warmth and coziness, enhancing the emotional appeal of your home.

Add 1-2 cups of the warm broth a little at a time from the slow cooker to the cream cheese. Use a whisk and mix well while adding the broth a little at a time to melt the cream cheese. Place the chicken back into the slow cooker. Add the cream cheese broth mixture back to the slow cooker. Pour the heavy cream slowly into the slow cooker, then flip the slow cooker to high and allow it to cook for about 15 minutes just so the soup begins to thicken. Flip the slow cooker to keep warm. Serve and enjoy!

Handy Man How-To Fix or Replace Your Weatherstripping

As the temperatures start to drop, keeping your home warm and cozy becomes a top priority. One of the easiest and most effective ways to improve your home’s energy efficiency is by fixing or replacing old weatherstripping. Drafty doors and windows can let cold air seep in, making your heating system work harder—and your energy bills higher. In this edition of Handing Man How To, we’ll walk you through the steps to fix or replace weatherstripping around your doors and windows. What You’ll Need: New weatherstripping (varieties include adhesive-backed foam, felt, or rubber) Scissors or utility knife Measuring tape Screwdriver (if removing old weatherstripping) Rubbing alcohol (for cleaning) Hammer and nails (optional for certain types of weatherstripping) Step 1: Check Existing Weatherstripping Before replacing, inspect your existing weatherstripping. Open and close your doors and windows to feel for any drafts. You may notice visible gaps or feel a breeze, which means it’s time for new weatherstripping. Pay special attention to the sides, top, and bottom of doors and windows. Step 2: Remove Old Weatherstripping If your current weatherstripping is worn out, cracked, or missing in spots, you’ll need to remove it: For adhesive-backed weatherstripping, gently peel it off. You might need to use a flat-head screwdriver or utility knife to scrape away stubborn areas. For nailed-in or screwed-in weatherstripping, use a screwdriver or hammer to remove fasteners before pulling it off. Once removed, clean the area thoroughly with rubbing alcohol to ensure the new weatherstripping adheres properly.

Step 3: Measure for New Weatherstripping Measure the length of the door or window frame where you’ll be installing the new weatherstripping. Be sure to measure accurately, as gaps in the material can allow drafts to enter. Step 4: Cut the Weatherstripping Using your measurements, cut the new weatherstripping to the appropriate lengths. Most weatherstripping comes in a roll, and you can cut it with scissors or a utility knife. Be careful to avoid making the pieces too short. Step 5: Install the New Weatherstripping Now that you’ve prepped your materials, it’s time to install the new weatherstripping: For adhesive-backed weatherstripping: Peel off the backing and carefully press the weatherstripping into place along the edge of the door or window frame. Press firmly to ensure it sticks. For screw-in or nail-in types: Align the weatherstripping along the door or window frame and fasten it with screws or small nails. Make sure the weatherstripping creates a good seal but doesn’t make it difficult to open or close the door or window. Step 6: Test the Seal Once installed, close your door or window to check the seal. You should notice a tighter fit and no drafts. If there are still gaps, you may need to adjust the placement or add more weatherstripping. Bonus Tip: Regular Maintenance Weatherstripping can wear down over time, especially in high-traffic areas like doors. Check it annually and replace any sections that are damaged or no longer sealing effectively. By following these steps, you can keep your home warm, cut down on energy costs, and make sure your doors and windows are snug for the colder months ahead. Stay tuned for more handy home tips in our next Handing Man How To!

FIVE STAR SERVICE.

I had a positive experience with the Payne Team. My realtor was Aaron Bergeron. Aaron was friendly and knowledgeable of the real estate process. He promptly answered all calls. He was eager to help in anyway he could to ensure I settled on time. He fully explained the contract details. Aaron is professional and reliable. I highly recommend Aaron and the Payne Team.

Ryan is nothing short of a ROCKSTAR! He was very personable, easy to talk to, and put my family first! We never once felt rushed to buy a home that did not accommodate our family needs and kept going to showings until our needs were meet!! This is our first time purchasing a home and Ryan sure did make it a great experience. Thank you for everything!

Selling the home of a loved one who has passed away can be a very emotional process, but The Payne Team took care of me from beginning to end. They made me feel like I was not just another client with a house to sell, but someone to earn their trust and develop a relationship that will last into the future. My realtor, Aaron, was always there with a quick reply and ready to research or explain anything I needed! To my surprise, one of the value-added services The Payne Team offers is their complimentary home staging. They did a fabulous job at transforming each room from my loved one’s living area into a neutral space to help buyers picture themselves in it. I honestly believe the staging helped us get such high interest and multiple offers in just a couple days! I will continue to tell others how amazing this team is! Thank you all!

Cinnamon Roll Dough

Filling ¼ cup unsalted butter melted slightly ½ cup light brown sugar packed 2 tbsp ground cinnamon Cream Cheese Frosting 8 ounces cream cheese room temperature ¼ cup unsalted butter room temperature 1 cup powdered sugar

1 tsp dry active yeast 1 cup whole milk warm ¼ cup granulated sugar

2 large eggs room temperature ⅓ cup unsalted butter melted 4-5½ cups all purpose flour 1 tsp salt

Apple Filling

Crumble

3 tbsp unsalted butter ¼ cup granulated sugar

½ cup all purpose flour ⅓ cup light brown sugar packed ½ tsp ground cinnamon ¼ tsp salt ¼ cup unsalted butter melted

¼ cup light brown sugar packed 6 apples, peeled and chopped ¼ tsp salt ½ tsp ground cinnamon

Apple Crumble Cinnamon Rolls

Cinnamon Roll Dough Place yeast, sugar and warm milk in a large bowl. Let it sit for about 10 minutes until it starts bubbling. Add eggs and melted butter and stir to combine. Add 4 cups of flour and salt and mix until combined. Add in remaining flour, a ¼ cup at a time, until the dough cleans the side of the bowl. It may stick a bit to the bottom of the bowl and that is okay. Place the dough into a greased bowl, cover with plastic wrap, and place in a warm environment until it doubles in size, about 1 hour. Apple Filling Place butter and both sugars in a medium saucepan over medium heat. Heat until everything is melted, and then add in chopped apples, salt and cinnamon. Cook until apples are softened, about 15 minutes. Stir occasionally. Let cool slightly while you prepare the cinnamon rolls. Filling Grease a 9x13" baking pan with butter. Set aside. Place risen dough onto a floured surface and using a rolling pin, roll the dough into a large rectangle, about 15x20 inches. Spread very softened butter over the dough, and then sprinkle sugar and cinnamon overtop. Spoon apple filling over the dough next, making sure to it is evenly spread over top of the dough. Roll the dough starting at the long side of the rectangle. Cut the dough into 12 rolls and place them into the prepared baking dish. If you are baking right away, preheat oven to 350°F(177°C). Cover the cinnamon rolls with plastic wrap and place in a warm environment until doubled in size, about 30 minutes. Bake the cinnamon rolls for 30-35 minutes, or until the middle of the cinnamon rolls reach 190°F (88°C) . If the tops of the rolls are browning too quickly, lightly cover them with aluminum foil. For overnight cinnamon rolls, cover the baking dish with plastic wrap and place in the refrigerator until morning. The next day, let the cinnamon rolls come to room temperature and then double in size. This can take a few hours. Meanwhile, preheat oven to 350°F. Bake the cinnamon rolls for 30-35 minutes, or until the middle of the cinnamon rolls reach 190°F (88°C) . If the tops of the rolls are browning too quickly, lightly cover them with aluminum foil. Remove from the oven and let cool on a wire rack while you make the frosting. Cream Cheese Frosting Beat cream cheese and butter together until smooth. Add In powdered sugar and mix until combined. Spread the topping over the tops of cinnamon rolls. Crumble Preheat oven to 350°F (177°C). Line a baking sheet with parchment paper. Whisk flour, brown sugar, ground cinnamon, and salt together in a medium bowl. Add in melted butter and mix until flour mixture is just incorporated. Turn out crumble mixture to prepared baking sheet. Bake for 12-15 minutes, breaking up the crumble with a spoon half way through. Bake until the crumble has hardened slightly. Be careful not to burn it. Let cool for 10 minutes and then decorate the tops of cinnamon rolls with crumble. Store cinnamon rolls in an airtight container in the refrigerator for up to 3 days.
