LOCATION & GENERAL INFORMATION

The Olson Family farms are located a short distance northwest and east of Good Hope, Illinois and are further described as being in Section 11, T7N-R3W, Sciota Township, and Sections 27, 29 & 30, T7N-R2W, Walnut Grove Township, McDonough County, Illinois. The tracts contain 332.23 surveyed acres and will be sold in 5 tracts. Tracts 1-4 consist of highly productive tillable farmland in addition to pasture and timber. METHOD & TERMS

Tracts 1-4 will be sold on a price per acre basis, based on surveyed acres. Tract 5 will be sold for the lump sum, total dollar amount. The tracts will be sold individually, and in numerical order. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be paid at closing. Closing for Tract 1 will take place on or before January 8, 2026, but not before January 5, 2026. Closing for Tracts 2-5 will take place on or before December 11, 2025. The seller will provide title insurance in the full amount of the purchase price and pay the 2025 real estate taxes. Possession at closing subject to an existing lease for the 2025 crop year only. Open lease for the 2026 crop year and beyond. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. All announcements made on sale day take precedence over prior advertising either written or oral.
