A CAREER BUILT ON ADAPTABILITY Scott Urbizo’s 20-Plus Years in Homebuilding and Land Development Many jobs in our country require workers to do basically the same things every day. If you’re an accountant, you wake up in the morning knowing you will look at numbers all day. That’s just one example, but there are many others. However, things don’t work like that in my realm. Every day looks completely different, and new challenges constantly appear. My name is Scott Urbizo, and I’m the senior vice president of land acquisition and development here at SR Homes.

Like many others in the homebuilding industry, I didn’t realize this was where I wanted to be until I started my first job in the field. After graduating from the University of Georgia with a speech and mass communication degree, I thought I was destined for a career in public relations. That all changed when I attended a career fair and met with a national builder. They recruited me to work in their customer care department. I remained in that role through the recession when the department was cut from 80 people to just eight. Once the recession passed and things returned to normal, I decided I wanted to try something new. My employer gave me the opportunity to go into land development, and I never looked back.
SR Homes has been a refreshing experience. It has a unique feel compared to the national builders I previously worked for. It truly feels like a family! I’m still getting to do the job I love, and every day feels different from the last, but I’m ready to tackle any challenge. I’ve been in this industry for over 20 years, and I can usually identify things that have a potential for failure before they become a problem. My job is important to my life, but nothing means more to me than my family. My wife and I have been married for 15 years, and we have three kids, going on 6, 11, and 13. We love to travel, play sports, and watch the Miami Hurricanes and Georgia Bulldogs whenever they’re on TV. There’s a good chance you’ll never work with me directly, as most of my responsibilities are behind the scenes, but I can confidently say SR Homes is a high-quality company with phenomenal attention to detail. I enjoy nothing more than seeing a project from start to finish, and this role allowed me to be involved in nearly every step. Every project had its own intricacies, and I loved every second of it. After spending 15 years at this national builder, I moved to a different company, where I worked my way up to becoming the vice president of land development. Then, in July 2023, I started working with SR Homes in my current role.

A little TLC for your refrigerator can go a long way in keeping it running smoothly, saving you on energy bills and, ultimately, from buying a new one sooner than you have to. With just a few easy maintenance steps, your fridge will stay cool, efficient, and fit to do its job! CLEAN THOSE COILS. Did you know your fridge’s coils, usually behind a lower panel on the back, play a key role in cooling? These coils release heat as refrigerant passes through, but dust, pet hair, and debris can build up over time, making your fridge work harder. Slide your fridge out twice a year, open the lower panel, and use your vacuum cleaner’s hose attachment to clear out dust. Want to give it a final wipe? Use a dry towel, as moisture could damage the coils. Just be careful not to bend anything — blocked airflow could prevent your fridge from cooling properly. DON’T IGNORE THE GASKET. That rubber seal, or gasket, around your fridge door may look minor, but it’s essential for keeping cold air in and warm air out. If the gasket doesn’t seal tightly, your fridge has to work harder to maintain its
cool, costing you extra energy. Inspect it for cracks or wear occasionally, and wipe it with warm, soapy water to remove any crumbs or spills. If it’s looking cracked or brittle, head to your local hardware store for a replacement — it’s an easy fix that makes a big difference. REMEMBER YOUR FILTERS. If your fridge has a water or ice dispenser, its filters need regular changing, too. Over time, old filters can clog and require repair, so a good rule of thumb is to swap out these filters every three months, around the same time you’d replace other filters in your home. KEEP IT FULLY STOCKED. An empty fridge isn’t as efficient as a full one! Refrigerators need thermal mass (i.e., cool items) to stabilize temperatures. When you open the door, cool items help absorb warm air, so your fridge doesn’t have to work as hard. These simple steps help your refrigerator stay energy-efficient and fully functioning to keep your food at the perfect temperature!

Purchasing a home is a big deal. So much is involved in the homebuying process that it can quickly become overwhelming. As you tour home after home, it’s common to find little (or major) problems that deter you from submitting an offer. We’ve all heard horror stories about someone buying a home only to discover that it has severe structural problems or other issues that cost them thousands of dollars to fix. Wouldn’t it be easier if you could have a guarantee you’re making the right decision? Purchasing a newly constructed home is about the closest you can get. NO REPAIRS OR WORRIES, JUST NEW BEGINNINGS THE PERKS OF NEW CONSTRUCTION
restorations. New construction removes this inconvenience, as you don’t have to worry about many of the repairs commonly seen in other homes. Everything is brand-new and should work exactly as expected. WARRANTIES PROTECT YOUR PURCHASE. So many unknowns come with purchasing a home. Sometimes, you may not even know how old the roof or furnace is. With newly constructed homes, you get the benefit of warranty protection. This helps protect you and your home from any unforeseen problems in your new house during the first few years. You’d never receive that with a home 20 years old or more. ENJOY MORE OPPORTUNITIES FOR CUSTOMIZATION. When you purchase an already existing home, you get what you get. There is no customization involved other than how you arrange your furniture. However, when it comes to new construction, you often buy a plot and can choose from a few different layouts. This ensures your family has the space they need to live comfortably.
Here are three reasons you should consider purchasing new construction over an older home.
NEWER CONSTRUCTION CAN SAVE YOU MONEY IN THE LONG RUN. Something almost always needs repair whenever you purchase an older home. It could be incredibly costly, like a new roof or HVAC system. You could even be put out of your home for several days or weeks if it needs remodels or
