AFFORDABLE HOMES

LIVING THE LIFE!

Just imagine living in Zone 2 in central London? It would be a dream come true for many first time buyers. Editor Lynda Clark visited Glengall Rise in North Peckham from Southern Housing New Homes and was really impressed by this stunning development which ticks every box

I’m a south of the river girl and North Peckham was a place I often visited growing up. It’s an area which has changed over the years and is now a buzzing, trendy and dynamic neighbourhood with so much to offer. This development of affordable one, two and three bedroom apartments available through Shared Ownership and open market sale is not only beautifully designed, it cleverly blends old and new. The original kiln chimney has been retained as a nod to the past and creates a wonderful key architectural feature which I absolutely loved. This is a development

that offers pretty much everything you could ask for. The striking new homes deliver a unique blend of contemporary living and community spirit on the edge of the iconic Old Kent Road and the largest green space in Southwark.

offers easy access to a diverse mix of shops, restaurants, parks and cultural destinations. There is so much to do you will be spoilt for choice. Try catching an exhibition at the South London Gallery or trying local

The homes are impressive and I loved the bright, airy feel of

the space from the full-height windows flooding the rooms with natural light. Kitchens are well-equipped with integrated appliances – just think of the savings you will make from not having to buy all the white goods! The generously sized bedrooms have a large mirrored wardrobe and the boutique-style bathrooms and en suites are luxury at its best. Each apartment comes with its own outside space with either a private terrace or balcony and the views are spectacular. I could happily sit there and enjoy a morning coffee or sundowner at the end of a long day and watch the wonderful London skyline – perfect! Or spend some quality time on the rooftop gardens and unwind. There are even pretty terraces on the second floor complete with tables and benches, which is the perfect spot to meet the neighbours. Glengall Rise is a car-free development promoting a greener way of life and encourages walking or cycling. There are Brompton bike hire lockers for those who enjoy travelling on two wheels. Located on the cusp of the Old Kent Road and Bermondsey, Glengall Rise

favourites from Peckham Levels to Rye Lane market. Transport links are excellent, with regular bus routes and South Bermondsey railway station close by, while the longer- term proposed Burgess Park Bakerloo Line station could further enhance connectivity – making it simple to get out and about. For those who enjoy fresh air then Burgess Park is on the doorstep. This 56-hectare park has just about everything you could possibly want. For sporting enthusiasts there are cricket nets, football pitches, tennis courts and fishing spots, plus a BMX track. It’s the ideal spot to meet friends and family for a picnic or just to relax in the great outdoors. There are 109 Shared Ownership apartments in total, with 40 one beds, 55 two beds and 14 three beds. There are also 16 homes for open market sale. Prices for the Shared Ownership one bedroom flats start at £100,000 for a 25% share with a full market value of £400,000. Two beds start from £127,500 for a 25% share with a full market value of £510,000 and from £145,625 for a 25% share with a full market value of

£582,500 for a three bedroom home. I really enjoyed my visit to Glengall Rise – it’s such an opportunity to live in central London and Shared Ownership makes it so affordable. I really wish I had been given this opportunity when I was searching for my first home – dream on!!
