Job Description
1. Job purpose: As a lead member of the Hard Services team: • Stewardship of nationally significant buildings including schedule monuments and buildings within a UNESCO World Heritage Site. • Maintain and improve the efficient running of all 5 sites and multiple buildings across the Royal Museums Greenwich Estate. • To ensure statutory, regulatory compliance and best practices are achieved and maintained. • To be the technical authority in all fabric and heritage matters for the museum operations. • To support the delivery of the capital investment programme.
Project Delivery • Manage the delivery of multiple capital improvement projects on all sites relating to Building Fabric and other built environment disciplines, including major infrastructure projects to the value of up to £1 million, in line with the museums procurement policy, H&S policy, sustainability policy and operational needs. Including project and design management from inception to hand-over. • Advise and support colleagues and external professionals; consultants, architects, project managers, caterers etc. on special projects ensuring the RMG’s interests are met and to provide technical advice and information as required. 3. Other responsibilities: • Sustainability – ensure their ways of working meet the museums values around sustainability. • Health and Safety – observe all Health and Safety rules and procedures as laid down and attend all relevant training as required. • Equality, Diversity, and Inclusion (EDI) – build a departmental culture which values and promotes a positive attitude to Equality, Diversity, and Inclusion. • Carry out any other duties when required.
• Achieve and maintain all statutory regulations, health and safety requirements and museum policies within the built environment including fixed ladder inspections, fire door inspections, lightning protection, mansafe systems, asbestos management including the audit and access of relevant statutory documentation in accordance with the Museum’s information records procedure. Recommend improvements where required. • Identify building fabric, plumbing and drainage related risks across the estate and manage risks in line with business continuity plans and policies. • Work in partnership with all Estates &
Facilities Management workstreams including term contractors to ensure a
seamless delivery of services to the estate. • Collaborate with a range of internal and external stakeholders as a subject expert, providing advice and consultation on matters relating to building fabric maintenance and other building related matters including exhibition builds and maintenance, building conservation and event builds. • Work closely with conservation department to ensure the continued maintenance and upkeep of listed buildings and scheduled ancient monuments. • Support procurement of building fabric works and service contracts in line with Government Procurement Agreement. • To comply with Permit to Work procedures which involve the verification of Risk Assessments and Method Statements. • Support in the development of budgets for both project works and maintenance activities. • To manage relevant budgets on a day-to- day basis.
2. Key responsibilities: • Client Service Manager for the term
maintenance contract undertaking building fabric and plumbing, ensuring value for money and delivery of building maintenance services. • Establish and manage auditing regime including the inspection of completed works, managing contract SLA’s & KPI and reporting on contract performance. • Ensuring value for money in achieved in all aspects of fabric and building works, contracts, and projects. • Manage the planned prioritised maintenance (PPM) programme across the Museum’s estate, identifying projects and works including emergency repairs, reactive repairs, redecoration and small works with term and specialist contractors. • Manage and oversee works and projects relating to hard landscaping, coordinate maintenance activities with grounds management or building fabric contractor.
