Main duties and responsibilities – To analyse the requirements of any new or replacements building systems for maintenance or works projects that could have a direct impact on the BMS or Building Controls. To work alongside and communicate with consultants (at their level) during any projects to ensure that the design/specification and completed project for any Building Systems meets with the University and departmental needs and requirements. Ensure building controls associated to any project are correctly project managed and keeps within any financial constraints that there might be on the project. (Project values could be up to approximately £600,000+). Including the creation and maintenance of a standard specification covering the requirements of the University in relation to any project works that might impact on the Building Systems, thus ensuring compliance with University needs. – To review and manage implementation of compiled data from either any internal or external source to ensure systems are operating at optimum performance to conserve energy. Manage and monitor feasibility studies on any new innovative technology that come to the market in relation to BMS controls to see if its use could assist the University in lowering its energy usage and carbon footprint against the University's 2030 Net Zero Carbon target. – To manage and analyse the standard of workmanship and the quality of contractors (whether on service work or installation/commissioning of new works) and external consultants in carrying out maintenance and minor works on BMS and Building Controls, ensuring the University receives value for money. – To provide technical instruction, guidance and advice during any breakdown situations, analyse any trends on faulty equipment, have an oversight of Building Analytics (Advisor) reports for maintenance, user comfort and energy saving opportunities. Keep up to date with relevant technical and legislative developments, to ensure compliance to any relevant regulation where/if applicable. – To liaise with other members of the Division of Estates and Campus Services, other University staff, external organisations and individuals in order to properly carry out the duties required of them in relation to any controls systems, including the provision of information, instruction, training and supervision (as needed) to
other members of staff thus ensuring the competence level of expertise and understanding is maintained for all relevant staff. – To compile the appropriate service contract documentation for Building Systems, which would then be used in tendering exercises. Analyse the returned documentation and assist in the selection of the most appropriate company to be awarded contracts. – Provide support and line management to the Building Management Systems Controls Team. Internal and external relationships – Meetings and discussions with colleagues within the Division of Estates and Digital Services when assisting on a project. – Liaison with colleagues in other departments on a daily basis, either face to face, by telephone or email to determine requirements, to agree detailed programmes of works, and to keep departments fully informed. – Liaison with external consultants, either face to face, by telephone or email, to ensure projects are designed and specified to the University’s requirements and to act as liaison between the consultants ensuring that both the University and department gets what it requires, and that the project meets the specification. – Meetings and discussions with service engineers on a daily or weekly basis, either face to face, by telephone of email to ensure smooth running of servicing works on site by alleviating problems as they arise. – Frequent networking with relevant external industry bodies and organisations to share good practice and demonstrate technical/knowledge development. Planning and organising – Develop and implement strategic 5+ year plan for the University BMS systems and resources. – Ensure BMS systems receive relevant version upgrades through IT Services collaboration. – Identify and deliver complex repairs, installs, upgrades or new projects.
– Manage BMS/Controls asset register.
– Manage BMS/Controls PPM schedules.
