A Message ... FROM THE GENERAL MANAGER
COMMUNITY UPDATE JUNE 2025
Important Reminder: Semi-Annual Assessments
We begin a new Fiscal Year on July 1, 2025. This is also a time to review and analyze Tonto Verde’s financial position. The Board and the Finance and Investment Committee are committed to examining all aspects of our operations and property to ensure Tonto Verde meets our vision of being A Premier Community in the northeast valley. Per the CC&R’s – The Tonto Verde Association must also provide budget details to the membership - Not later than thirty days prior to the beginning of each fiscal year of the Association, the Association shall make available for review by each Owner at the Association’s office during reasonable times a pro forma operating statement or budget for the upcoming fiscal year which shall, among other things, estimate the total Common Expenses to be incurred for such fiscal year. Please click here to review the Budget Overview presented by the Board of Directors posted on our website. Food & Beverage Summer Hours This is a reminder that the Mesquite Grill has moved to summer operating hours. We are open Wednesday through Saturday from 11:00 AM to 8:00 PM and Sundays from 10 AM to 8 PM. We also offer a special menu and happy hour pricing on mixed drinks, beer, and wine, Wednesday through Sunday from 2 PM to 4:30 PM. We have also established a self-service convenience cooler located in the banquet hallway next to the restrooms, stocked with cold beverages, snacks, and ice cream, available every day of the week. This operates on a self-serve, honor system. Please remember to fill out a chit with the items purchased, including your NAME and MEMBER NUMBER.
As we approach the mid-year mark, the Tonto Verde Association would like to remind you of the upcoming deadline for the semi-annual assessment dues. To prevent any late fees, please adhere to the following important payment guidelines: The second installment of the assessment is due by July 15, 2025, to avoid incurring a late fee. Timely payments are essential for the smooth operation and upkeep of our community. If you have any questions, please don't hesitate to contact the Association Office at 480.471.2582.

FROM THE GENERAL MANAGER . . .
WINDOW WASHING SCAM It has come to our attention that individuals posing as window washing contractors have been soliciting jobs within Tonto Verde and collecting large deposits from residents, only to disappear without performing any services. We have received first-hand reports from several members confirming these unfortunate incidents. Please be reminded that door-to-door solicitation is prohibited in Tonto Verde, as we are a private, gated community. Any individuals going door-to-door offering services are not authorized and should be reported immediately. If these individuals have approached you or you have any information regarding their identities, vehicle descriptions, or other helpful details, please notify the Association Office as soon as possible. We will be working with the Maricopa County Sheriff’s Office to address this matter, and your assistance in identifying these individuals will help us pursue appropriate action. We strongly advise against providing any form of payment to unverified vendors or contractors and against providing gate access codes to unauthorized vendors or contractors.
