I’m sitting at my desk at a loss as to how I can summarize my year as President. First of all, I found out how much I love being call Madam President so if you don’t mind I’d like to be referred to as such forevermore….. I have a terrible singing voice, but I may just bust out The Wind Beneath my Wings to all the board members at our last meeting. Nothing that I have accomplished could have been done without the support and willingness to hop on the bandwagon from the people in that room. My self-designation as the Forrest Gump on Metro carried on through the year as my team and I continued to be the right people, in the right place, at the right time. I got to participate in 3 knock-it-out-of-the-park gatherings with Jeff Kolakowski, Frank Belgiovine, and the other local Presidents. We started the year quite separate but finished strong with many bridges built throughout the year. I’ve drank a few cups of the NAHB Kool-Aid in my time and feel like I got to serve some to my follow members as well. We hit the goal of having 10 members sign up for the Spring Legislative Conference in DC. We went to the Capital to discuss not only the NAHB talking points but also spoke about issues that are affecting us specifically here at home in NJ. The pride I felt standing shoulder to shoulder with my friends and colleagues is immeasurable. My #1 goal this year was to collaborate and collaborate we did. We’ve had joint events with BANJ that were a true testament to the fact that we are all one big family. Our voice is stronger when were together and I hope the future brings more of the same and some new ones to boot. I’ve been a member long enough to have experienced not only the rebirth of our committees but to see them thriving. I know we still have some work to do but I also know that they are in good hands. If you’re asking yourself how to maximize your exposure here the answer is joining a committee. Those more intimate settings are where you will begin to make your mark. My personal path started with the Awards of Excellence and now I get to be called (forevermore) Madam President. Being entrusted with Metro’s vision for 2023 was an honor and a privilege. I don’t know what the future holds for me however I do believe this experience will color the canvas of my life to come. Thank you doesn’t seem like enough so danke, merci, gracias, I appreciate it, I’m so grateful, I couldn’t have done it without you, I owe you, much obliged, thanks for having my back, I stand in recognition, and CHEERS!! Let’s give a big shout out to our 2023 Officers and Directors for all of their hard work, time and dedication to not only Metro but the building industry. They have devoted many hours and extensive conversations to helping our members gain the most out of their membership. I especially want to thank our President, Andrea LoMonaco for her initiative of ‘Collaboration’. It was her
dedication to that commitment, that drove us to co-host two events with BANNJ, and collaborate nationally with NAHB. Andrea invited the state rep from Texas, Tag Gilkeson to speak at our November General Membership Meeting and invited the 1st Vice Chair of NAHB Carl Harris to install our 2024 Directors in December. I will deeply miss her as President, but now she can enjoy her input as immediate Past President in 2024. 2023 has been an incredible year at Metro, we had over 26 events for our members to attend. Every committee was fully engaged this year and stepped it up with Metro’s ‘Year of Collaboration.’ I am looking forward to working with the incoming board and committee chairs in 2024 to keep the momentum going. The Awards of Excellence is approaching and the deadline for the ‘Early Bird’ entries is January 31st. So, start thinking about your projects and gathering your photos. Our entry process will be easier than ever with the updated online portal for all entries, which will make it easier for both our members and our judges.

When it comes to surfaces, appliances, fixtures and cabinets, the designer will know which ones stand the test of time, and which manufacturers honor their warranties. Here, as in other rooms, the designer will also help you choose an aesthetic. As someone who follows the latest trends, styles and colors, your designer can suggest choices that bring all the elements together. The key word in all of this is you. The designer won’t tell you what you need, but rather will suggest options and help you navigate choices. The guiding light is your specific needs and tastes. At the same time, the designer will make sure that the finished spaces follow best practices, including layouts that are safe and comfortable to use. The designer will also draw the floor plans and technical details that the workers need to do a proper installation. Good design is about making sure all the parts of your new home work in harmony and support your lifestyle. You only achieve those results by making lots of good choices, and most people will profit from the advice of someone who knows which choices tend to support your vision of your custom home. In fact, we find that the people who are happiest with their homes are those who work closely with interior design pros.

It’s a valid question. You’ve lived in homes all your life and know what you like, so choosing products, colors and layouts shouldn’t be complicated, right? It’s the kind of insight one earns from completing hundreds of projects. MEET METRO’S MOST ACTIVE NEW MEMBER: CAT GARRUTO
Congratulations on both these recognitions! Thank you. I have been with Metro for just under a year, and I have found immense value in my membership (and my OnSite fame!). Metro’s councils, such as the wonderful Professional Women in Building and highly informative Sales & Marketing Breakfasts, are a terrific resource as are the monthly General Membership Meetings. For me, the in-person events especially are an important opportunity to network and strengthen relationships. I have had projects working with other Metro members such as Karen DeRosa of Summit Executive Builders, Janet Siegel of Janet B. Siegel, Architecture and Jason Bonura from Cedar Contractor (who Kristie Veri and I encouraged to join Metro – and he did!) just to name a few. It is like working with family when I get the chance to work with other Metro members and tap into their skills. I am fortunate enough to have had some valuable introductions made by fellow Metro members as well as grow my circle of friends. There is a great sense of satisfaction with every satisfied client and completed project, but working with other Metro members makes it that much more rewarding. We definitely want the best outcome for not only the client, but also for each other. Can you give us a quick description of what happens from start to finish when a client contacts you for installation of the product? 1. D E S I G N C O N S U L T A T I O N . The first step is a complimentary in-home/showroom or virtual consultation with myself and either the client or trade partner. During our time together, I ask you about their needs, ideas, and style preferences, measure the space and take inventory of the client’s belongings so I can tailor an organizational solution that specifically addresses their requirements, design aesthetic, and budget. 2. C O L L A B O R A T I O N . Next, I create a virtual 3D model of the project, using our proprietary CAD software. This includes choice of finishes, accents, accessories, and lighting. Together, we refine the design until it reflects our client’s vision. 3. C U S T O M C R A F T E D . Once the design is complete, our engineering team reviews it and sends it along to our local manufacturing center, located in Fairfield, where each system component is custom crafted. 4. I N S TA L L A T I O N . Our installation process takes place on a timeline that works for our client. Before getting started, we protect the walls and

Metro President Andrea LoMonaco commented that “Metro is fortunate to have many active and committed new members for 2023. However, Cat just stood out – she is a robust member. She was quick to offer her time and enthusiasm to several committees. Cat was available and present at most if not all Metro events. Cat’s expertise and professionalism was a true asset to the Metro family.” HERE

I’m the point person from inception to installation assuring my client’s concerns are addressed and completely satisfied with their new custom systems. How long does it take, from start to finish, to get the clients project installed? It’s a fluid schedule and really depends on the complexity of the project. We normally can install simple systems in about 6 weeks and very complex systems as much as 12-14 weeks. Simple installations are done in a day or ½ day and complex systems can take multiple days. All material is cut and banded in our local manufacturing site for a quick and seamless installation. What type of design projects do clients contact you most frequently for? Of course, we are the go-to for custom closets and wardrobes. My design colleagues and I are trained to personally work with our client’s specific needs. We measure all their clothing, count their shoes and bags to make sure everything has a home.

basis for personal jurisdiction. General contacts can be established by showing that a party has an office, mailing address, employees, bank accounts, telephone listings, and the like in the forum state. As in Tennessee, New Jersey courts will only exercise personal jurisdiction over a non-resident defendant consistent with principles of due process. The burden rests with the plaintiff to show the defendant has sufficient minimum contacts with New Jersey to establish that personal jurisdiction does, in fact, exist over the defendant. Accordingly, it behooves a plaintiff to make sure that a party it sues has sufficient contacts with the state to avoid an involuntary dismissal of a lawsuit. By Robert B. Nussbaum, Esq. rnussbaum@saiber.com Robert Nussbaum, Esq. LI Courts may only hear and decide cases when they have been granted authority over particular matters and
when they have personal jurisdiction over the parties to the matter. The U.S. Supreme Court has held that courts may exercise jurisdiction over a party when the party has “minimum contacts” with the state where the lawsuit has been filed. Minimum contacts can be demonstrated by showing that the claim arose from the defendant’s specific activities in the state (specific jurisdiction) or that the defendant has continuous, regular contacts in the state (general jurisdiction). In September 2023, the Supreme Court of Tennessee decided Baskin v. Pierce & Allred Constr., Inc. , and upheld the dismissal of a lawsuit filed in Tennessee by a Tennessee resident against an Alabama construction company. The lawsuit claimed the construction company breached the parties’ contract and warranties in connection with the building of a custom lake house for the plaintiff in Alabama. The court found that the construction company did not have sufficient minimum contacts with Tennessee to be sued there. In Baskin , the construction company was incorporated and had its principal place of business in Alabama. All of the company’s activities related to building the lake house occurred in Alabama (with certain minor exceptions unrelated to the plaintiff’s contract and warranty claims). The parties also signed the contract in Alabama; all of the project’s subcontractors were from Alabama; all payment meetings with the plaintiff occurred in Alabama; and, during the course of the project, the construction company only had a few insignificant contacts with Tennessee. Based on the lack of significant contacts with Tennessee, the court held that the Alabama construction company could not reasonably foresee being haled into a Tennessee court to be sued. Interestingly, the plaintiff in Baskin did not contend that the construction company had general contacts with Tennessee, which could also have provided a

The Awards of Excellence are presented annually to outstanding builders, planners, architects, developers, designers, merchandisers, advertising, and other housing-related professionals. We also award Special Categories in the area of Professional Development and Sales. Residential and Commercial construction professionals actively involved in projects located in New Jersey and its neighboring states are eligible to participate. Featuring multiple categories, the Awards of Excellence (AOE) encompasses all facets of the residential, commercial and remodeling industries. From overall design to sustainability, the awards program offers categories for each participant in the construction industry. 2024 AWARDS OF EXCELLENCE
The Awards of Excellence program is affiliated with Metropolitan Builders and Contractors Association of NJ (METRO), the local chapter of the New Jersey Builders Association (NJBA) and the National Association of Home Builders (NAHB).

ENTRY FEES
Entries will be accepted by builder, remodeler and associate members in good standing with NJBA. Builder entries for new home construction and remodeling projects must be built in New Jersey or its neighboring states during the period of January 1, 2023 and December 31, 2023. Projects for which the architect or builder is a member of the 2024 panel of judges are not eligible for the 2024 AOE competition. EXCLUSIONS Previous AOE Project Winners are not eligible in the same category for the same project, unless there have been distinct changes to the previously submitted project or entry. Projects having previously won will however be considered for another category. HOW TO ENTER To enter your projects for the 2024 Awards of Excellence, select the number of entries you plan to submit per category and submit payment through the online portal located at www.metrobca.org/ AOE-awards

STEPS TO ENTER • You must be a Member of NJBA with a valid membership in place both at time of entry and award presentation date. Non-members can join on www.metrobca.org to become eligible to enter. • Please complete Entry Application and pay entry fees no later than March 15, 2024. All entry materials are also due by March 15, 2024. • Materials for all entries may differ by category. It is the responsibility of the entrant to ensure all required materials are submitted.
GENERAL REQUIREMENTS/ ALL CATEGORIES
• Identification of Materials – Make sure uploaded documents are named with correct entry category and Model/Address/Site as required. • Different categories have different requirements for submission. Make sure to carefully review the instructions and requirements for each category. Incomplete entries will not be judged or will be docked points for items incomplete. • Impact and Project statements will be required for many entries unless otherwise specified. The statements should address the unique challenges or elements of the project such as how the marketing/project objectives were met, any unique features of the entry and outstanding features.
• All materials submitted become the property of METRO for use in advertising and promotion of the AOE Event and its winners.
• All entry information is submitted electronically using the METRO designated website.
• All entries shall be submitted digitally through file sharing services. No paper copies shall be accepted.
• Eligible entries include any project or development that was open for sale, lease, or rental at any time after January 1st, 2023. • Eligible Builder entries for new home construction and remodeling projects must be built in NJ and neighboring states during the period of January 1, 2023 and December 31, 2023.
