Design Trends You Can Bank On D esign can be an intimidating yet exciting facet of real estate. It allows creativity and personality to shine through. Importantly, well-exe- cuted current designs can help investors maximize their ROI. Given the added focus being placed on design, we are seeing how strategic and intentional design can shape the way we work, live, and play. Design can transform spaces into communities that add value to their prospective residents. Here are a few emerging trends to think about incorporating into your investing strategy: 1. SUSTAINABLE AND ECO-CONSCIOUS DESIGN PRACTICES. Incorporating sustainable design elements such as energy-efficient appliances, solar panels, and green building can attract environmentally conscious tenants and buyers while reducing operating costs. 2. SMART HOME TECHNOLOGY. Smart home technology continues to revolutionize the real estate industry. Smart home systems such as smart thermostats, security systems, and automated controls are adding convenience and energy efficiency while appealing to tech-savvy renters and homeowners. Technology also now provides virtual tours that allow potential buyers and renters to view more properties and narrow down the ones they want to see in person. 3. OUTDOOR LIVING SPACES. Outdoor living is one of my favorite design trends. Connecting your inside space to your outside space creates a larger living area. In urban areas, investors are incorporating rooftop gardens, courtyards, and balconies to increase the living area. 4. INCREASE IN CO-LIVING AND COWORKING SPACES. Even though COVID is behind us, its presence did impact how and where we work. The home office is here to stay, and remote work has proven to be conducive to productivity and beneficial quality of life. Keep this in mind when designing the layout of properties. Over time, I expect to see the home office become a staple rather than a design trend in real estate. Design in real estate is all about creating spaces that foster community and give it a sense of “home,” whether in urban areas with multiple families making up the community, a work community, or your family community. Design is the one component that allows you to take a blank canvas and incorporate your personality. Pay attention to what may appeal to your potential clients and add value by using design trends that pique their interest and check the boxes of their wants and needs. •

In 2024, the best and quickest way to get in front of applicants is to market your property online. The best way to capture the unique beauty of your rental is through strategic virtual staging; however, virtual staging is often an overlooked aspect of real estate marketing. Which rental will a tenant most likely apply for? Will they be enticed by a rental with poorly lit photos, discombobulated
rooms, and no unique character or amenities? Or will they apply to the rental with high-quality photos featuring wide angles, optimal lighting, and the best amenities of the property? They’ll likely apply to the latter. So how can you best stage your property? USE HIGH-QUALITY PHOTOS Make sure your photos are clear, properly sized, and of the best quality possible. A smartphone or digital camera can work perfectly here. Take your photos from a wide angle to capture the full size of each room in your rental. Don’t leave out key details such as high ceilings, windows, and closets. Open all the blinds and turn

The Pros and Cons of Refacing Cabinets When the Budget Is Tight AS BUDGETS HAVE TIGHTENED OVER THE LAST FEW YEARS, CABINET REFACING HAS BEGUN TO GROW IN POPULARITY.

N ot long ago, the idea of refacing a cabinet seemed almost like a custom project—something to be pursued only if you were looking for a unique style or color you couldn’t find in standard cabinets. But as budgets tightened, the appeal of refacing grew. On average, refacing can cost about half of what standard boxed cabinets cost. What was once seen as a tedious project is now seen as a “cheat code” to completing a quality kitchen renovation on a dime. But there are still some caveats to consider before you cancel that cabinet order; refacing doesn’t work for every project.
WHAT IS REFACING? Simply put, “refacing” is replacing the cabinet door and drawer fronts. The replacement doors and drawers are custom-made to order so they match the exact sizes you need. The sky is the limit for the colors, shapes, and styles you can order. Refacing kits even include matching paint in case you need to match your cabinet color to the next color you choose for the fronts. For example, if you’re going from a white cabinet to sage green doors and drawers, you’ll want to paint the face frame to match.
There are a few things to consider before you start a refacing project. The most important thing to review is the condi- tion of the existing cabinet carcasses. If there’s been any water damage, then refacing is an immediate no. Likewise, if your cabinets are cheaply made with a material such as particle board, they’re probably not worth refacing. The ideal situation for refacing is to have a great wooden cabinet (even if it’s more than 20 years old!) with an old-fashioned look and feel that you can give a facelift. Also consider the other features of your renovation. If you’re ripping up all the flooring, and removing the countertops, keep the cabinet carcasses in mind.

It might be worth choosing boxed cabinets if trying to preserve the existing cabinets will slow down or hinder the renovation. Designer Court- ney Brannan emphasizes the versatility of peach and turquoise tones, noting their ability to evoke tropical vibes while maintaining a neutral appeal. Addition- ally, Pinterest Predicts 2024 hints at a surrealistic trend with chrome, steel, and aluminum dominating the scene, offering gleaming surfaces reminiscent of liquid mercury. From vibrant florals to delicate lace, this resurgence of romance offers a reprieve from the relentless march of technology. Maximalist florals bloom across textiles, infusing spaces with whimsy and delight. Beyond aesthetics, the romantic moment celebrates love, nostalgia, and the simple pleasures of life, fostering a deeper connection to our surroundings. INNOVATIVE ADDITIONS As homeowners seek to elevate their living spaces, innovative additions take center stage. Secondary spaces like back kitchens and butler’s pantries emerge as extensions of the main kitchen, offering functionality without compromising style. Zellige tiles capture attention with their handcrafted allure, adding depth and texture to kitchens, bathrooms, and beyond. Zellige (pronounced zell-idge) originated in Morocco and is a process in which handcrafted tiles are made from a special blend of local clay. The tiles are then glazed and fired, which creates a surface with irregularities that give each tile a distinct look. These tiles continue to please both designers and homeowners. The

A GLIMPSE OF THE PAST Architectural elements like arches are making a nostalgic comeback, infusing spaces with Old-World charm and sophistication. Arches historically have been a strong architectural element. In addition to giving rooms Old-World charm, they frame important spaces in a home. If you’re looking for a way to add architectural interest and elegance, then arches are the way to go. They are adaptable to all sorts of design aesthetics, including classic, contemporary, and minimalist. TEXTURED WALLS Whether plaster, limewash paint, or other textural finishes for walls, the trend is moving toward spaces that have natural dimension and movement. Gone are the days of flat paints and single-colored flat walls. If you’re looking for a way to hide wall imperfections, textured walls are a great way to handle that. Textured walls can divert attention from any irregularities, bumps, or blemishes that one would see on a flat wall surface and create a more elevated and polished look. Think about older homes in which plastered walls were common before Sheetrock. As texture moves to the forefront in design, more designer show homes are featuring Venetian plastered walls.

W hether you are investing in a property to rehab and flip or want to attract quality tenants to a rental, the design you choose matters. You’ll likely want something that isn’t dated, but following every new design trend can get expensive fast. Blending modern and classic design elements provides a solution. Here are 15 tips for finding a happy medium using both modern and classic design elements to create a timeless interior.
3. KEEP YOUR COLORS NEUTRAL You don’t need to look back far to realize how quickly color can date an interior space. In the 1970s, kitchens were outfitted with harvest gold and avocado-colored ranges and refrigerators. But in 2024, you’ll want to stick to neutral colors for floors, walls, and appliances to achieve a timeless palette. Neutrality allows buyers to see themselves in the home and allows renters to customize the rooms while living there. 4. FOCUS ON LIGHTING Lighting provides an excellent opportunity to blend classic and modern sensibilities. An antique chandelier plays well with recessed lighting, as does a single modern pendant in an otherwise classically styled room. 5. KEEP DESIGN FUNCTIONAL Don’t swing too far in either direction aesthetically. Make sure your design is functional with a sensible layout and fur- niture that makes the most of the space. TAILOR YOUR DESIGN Similar to designing a highly functional interior space, select practical accessories such as rugs, window treatments, and fix- tures that make it easier to use the space.
Families with small children aren’t inter- ested in shag rugs and glass coffee tables. Tailor your design to the people looking to live in the home you are renting or selling. 7. STAY SAFE Another critical point is to prioritize safety over visual appeal when necessary. If you have tall bookshelves, ensure they are securely fastened to the wall. Although it is not the landlord’s responsibility to fully childproof a home, you can take simple precautions to keep potential tenants and their families safe. 8. MIX AND MATCH The goal isn’t to become a historical replica or a museum for modern art. Blend modern and classic design elements such as furniture and accent pieces to balance your interiors. Doing so will appeal to a broader pool of renters and buyers, increasing the likelihood that your vacancy will be filled or your property will sell.

In the 1970s, durable materials meant Formica counters and rolls of linoleum, but not all durable materials are so dated. Materials that never go out of style include marble, hardwood, and brass. When used in a contemporary
way, these classic materials are fresh, modern, and built to last.
2. CHOOSE LOW- MAINTENANCE MATERIALS Low-maintenance finishes and fabrics that are easy to clean and maintain are also considered durable. Materials resistant to stains, scratches, and other damage reduce the need for frequent repairs and replacements. Your tenants will appreciate the easy maintenance, and prospective buyers will be impressed.
9. LAYER RUGS Many people think of rugs as an
afterthought, but they are a great way to change the look of a room affordably. They also develop depth and interest in a design. Choose a color palette and then look for a traditional rug to layer over a modern, geometric one, for example.

Make small changes, such as replacing the house numbers, swapping interior fixtures as they wear out, adding an updated pop of color, or replacing old towel racks or light switches in the bathroom. This project takes upcycled shipping container homes that were once deployed to house victims of the western Kentucky tornadoes and moves these homes to a campground. These containers have had three lives. The first was as a vessel to house goods being moved across oceans. In their second life, these shipping containers were converted into homes, creating stability during turbulent times as Kentucky communities were rebuilt after natural disasters. Finally, the very same containers have been moved to the Poplar Point Campground in Athens, Alabama, where they have been turned into unique contemporary glamping units available through Airbnb. The ease of re-outfitting and mobility of these types of container homes allow them to be used in many ways after
their initial use is no longer needed. These “double-recycled” units can be refitted for affordable housing, office, and even dining and recreational uses. ADDRESSING THE CAVEATS Although shipping container architecture offers numerous benefits, it is not without its challenges. Critics point to issues such as insulation, ventilation, and structural integrity as potential drawbacks of container-based construction. However, advances in technology and design have addressed many of these concerns, enabling building firms to create shipping container dwellings that are comfortable and sustainable.
