You will work closely with the wider Estate Team to deliver best-in-class customer experience for both the client and the occupiers, ensuring this premium estate remains innovative, operationally efficient, and competitively attractive to both tenants and visitors, while simultaneously enhancing the investment value for the landlord. You will lead the onsite team, inspiring and managing them to provide an exceptional customer experience in line with the Savills RISE Charter. Your responsibilities will encompass supervising all facets of daily operations and maintenance, including site staff and contractors, ensuring compliance with standards and adherence to Savills processes. MITSUBISHI ESTATES Mitsubishi Estate London Limited (MELL) is a full subsidiary of Mitsubishi Estate Europe Ltd., a wholly owned subsidiary of Mitsubishi Estate Company, Limited (MEC). JOB DESCRIPTION
QUALITY ASSURANCE • Adhere to all quality assurance requirements. • Ensure compliance at all times with operational standards. PERSON SPECIFICATION • Excellent managerial and interpersonal skills, a proven track record in managing change, extensive experience in managing budgets, good strategic vision and a strong commitment to customer service are vital. • Prior experience of the management of multi let commercial property. • Experience in the supervision of service partners. • Good understanding of property management. • Effective people management skills – recruitment and development. A good team builder. • A comprehensive knowledge and understanding of legislative health & safety requirements. • Experience of direct liaison with Police, Fire and Government Enforcement office.
• Lead and maintain a professional understanding and close working relationship with appropriate occupier representatives and encourage frequent and open communication and flow of information on relevant issues. • Ensure and implement best practice whilst ensuring safe working practices are complied with at all times. • Produce and manage the annual service charge budget with the property accounts team and surveyor, ensuring strict adherence to published timetables. • Establish and develop close working relationships with occupier representatives and manage occupier satisfaction and confidence in Savills service delivery. • Work with asset management and surveying colleagues to deliver the wider services to our clients in a cost effective and seamless manner. • Work with our clients to create and deliver on our collective ESG/CSR ambitions. • Develop a link between the building and Paternoster Square. SAFETY & SECURITY • Responsible for the Health & Safety, emergency procedures and safe working practices that are established, maintained and conform to current legislation, ensuring occupiers, visitors and SMR staff are provided with a safe environment in
which to conduct their core business and leisure activities. • Act as the Responsible Person and Senior Fire Warden in the event of an emergency. Take all reasonable measures to ensure that occupiers remain aware of their obligations in such matters. • To liaise with occupiers, the Local Authority, Police and other emergency services to ensure the emergency response plans are up to date and relevant to the needs of the property and its occupiers. • To deliver Savills and the clients ESG ambitions and policies. • Responsible for all aspects of the relevant SMR procedures and to ensure that all are up to date and compliant. PROMOTIONS/PUBLIC RELATIONS • Ensure that all activities are carried out with due care and attention to the health and safety and welfare of staff and customers. STAFF • Ensure all aspects of staff training, development and general welfare requirements are identified and formally reviewed in accordance with company policies. • Manage and liaise with all management technical and administration staff on strategic and operation/service delivery issues towards achievement of their goals.
Warwick Court is a 170,000sqft Grade A building. It is owned by Mitsubishi Estates Limited who are one of our key clients. The main purpose of the role is to manage all aspects of the day to day running and maintenance of the property or properties under your control and ensuring the immediate supervision of staff (if appropriate) and contractors, ensuring the required standards are achieved and maintained at all times. The role wil also require working with the wider Estate Team to deliver best in class CX for the client and customers. You will also need to focus on delivering our RISE strategy, delivering services aligned to the client ESG requirements and utilising an Occupier App and Smart Building technology. All these points will be critical to our clients’ expectations. KEY RESPONSIBILITIES: • Use Savills Compass, the building portal and other internal systems to ensure tasks and reporting responsibilities are fulfilled. • Ensure that high standards of property presentation are achieved and maintained at all times. • Ensure best value is being achieved by analysing, auditing and proposing improvements to the existing property management systems in operation. • Create and maintain an effective working relationship with service partners.
