Buying & Ownership 1. What condition is the land in upon purchase?

The lots are naturally rocky with an ironshore formation. Buyers are encouraged to inspect their lot prior to purchase and are sold as is. 2. Are there specific requirements for building on the lots? • A duplex can be built on lots over 12,000 sq. ft. • Buyers may combine multiple lots for larger construction projects and subject to seller approval. • Setback regulations include: 25 ft. from the road, 8 ft. soft shoulder, and fences placed 10 ft. from the road. 3. Can I build on the land while still paying for it? You may plan your home at the allocated lot during the payment period. However, you will not be able to start clearing or construction until the lot is closed and in your name. 4. Can buyers resell or assign their lot if they purchased it through owner financing? Yes, buyers can resell their lot. There is a CI$2,500 fee per lot for resale and any KYC (Know Your Customer) requirements. 5. Can I sell my land after purchasing it? Yes! Once you receive your title, you have full ownership rights to sell or develop your land. If the property has a loan, the lender must be notified to release the lien. Additionally, the HOA will need updated ownership details for proper billing and communication. 6. Is there a limit on how many parcels one person can purchase? Buyers may purchase multiple lots, and bulk purchases (3+ lots) will be reviewed on a case-by-case basis.

Development & Infrastructure 7. How far along is the development, and when will the land be ready for building? • Titles are expected by early 2026. • Road construction has been approved. • Drainage: 22 deep wells and catch basins are being installed to meet NRA standards, ensuring proper water management. 8. Is the land prone to flooding or other environmental concerns? The land is naturally elevated and composed of porous ironshore rock, allowing for natural drainage. Additionally, a comprehensive drainage system with 22 deep wells with catch basins will be installed for water management. 9. What type of fill was used on the property? No fill has been added to the properties and thus still have the natural ironshore rock formations. 10. Is planning approval for electricity and water ready? Electricity: CUC will install poles once the roads are completed. Water & Telecom: Infrastructure will be installed after roads are com- plete. Temporary solar lights may be added for early lighting solutions. Financing & Payments 11. How does owner financing work? • Term: Based of a 10 year term at 8.5% fixed interest and a 5 year balloon payment. • Minimum of 5% deposit required. • Payment options: • 5-year amortisation with equal monthly payments.

Where do deposits and payments go? Deposits are held in a dedicated Breezy Palms Ltd. account. 14. Will the price of the lots increase? Prices reflect current market rates and may be adjusted at the devel - opers discretion. However, there are no planned price increases due to additional land preparation. Buyers are encouraged to lock in prices early to ensure they obtain their land at launch rates. Community & Future Growth 15. Why is there a homeowners’ association (HOA) instead of a strata? Developments with an HOA are more maintained and uphold their val- ue over time. 16. Will the area experience future growth? • The East-West Arterial Road expansion is expected to reduce com- mute times, making East End a more attractive location for buyers. • Breezy Palms is positioned in a higher-elevation area with solid land foundations, making it a prime investment opportunity compared to lower-lying areas in Cayman.
