How far along is the development, and when will the land be ready for building? • Titles are expected by early 2026. • Road construction has been approved. • Drainage: 22 deep wells and catch basins are being installed to meet NRA standards, ensuring proper water management. 8. Is the land prone to flooding or other environmental concerns? The land is naturally elevated and composed of porous ironshore rock, allowing for natural drainage. Additionally, a comprehensive drainage system with 22 deep wells with catch basins will be installed for water management. 9. What type of fill was used on the property? No fill has been added to the properties and thus still have the natural ironshore rock formations. 10. Is planning approval for electricity and water ready? Electricity: CUC will install poles once the roads are completed. Water & Telecom: Infrastructure will be installed after roads are com- plete. Temporary solar lights may be added for early lighting solutions. Financing & Payments 11. How does owner financing work? • Term: Based of a 10 year term at 8.5% fixed interest and a 5 year balloon payment. • Minimum of 5% deposit required. • Payment options: • 5-year amortisation with equal monthly payments.
