In addition; • Working closely with the energy and sustain- ability manager to set the strategy for future projects to achieve net zero by 2035 • Working closely with the Head of Estate and Facilities, ensure life cycle costing analysis is carried out on all proposed schemes • Lead, motivate and manage internal and exter- nal project teams, acting as the client PM for all large capital projects. • Monitor the quality and cost effectiveness of services provided by the teams to ensure high standards and value for money and compli- ance with ZSL procurement policies • Accurate budget and finance management of the project budget, ensuring accurate report- ing to satisfy all HLF and internal audit require- ments. • Provide leadership for the development and implementation of the long-term site master- plans for the London and Whipsnade sites to be delivered over the next 20 years. The plans to be designed to ensure that ZSL has a suit- able and cost-effective estate that meets the vision for the Society, including its zoo propo- sition, animal collection, commercial ambitions and potential nature campus, and supports operational needs. • Responsible for leading and supporting on contractor / consultant procurement and con- tract management including the selection of suitable contracts, implementing framework agreements and administering contracts (typi- cally JCT). • Oversee the procurement and management of the external consultants and contractors nec- essary to deliver the projects from inception to completion. • Establishing a realistic and manageable time- table including identifying critical tasks and

key sign-offs, and ensuring they remain on target • Identification and classification of risks and issues and the routes to mitigate them, where possible. Ownership of project risk registers • Effective leadership and management of a large, multi-functional project team. • Manage the buildings between practical com- pletion and public opening and create effec- tive project handover procedures to be fol- lowed by the team, including working closely with the estate team and internal departments. • Working closely with Head of FM & Technical design during the planning and design stages of minor capital and capital projects to ensure that designs take account of the efficient fu- ture provision of FM services. • Effective co-ordination with key internal stake- holders to ensure a new, visitor focused an- imal exhibit is created which enhances the overall ZSL London Zoo visitor experience. • Fully identify and rationalize the needs of all stakeholders and be willing to make difficult decisions and compromises where necessary with tact and diplomacy • Lead the representation of your projects through close liaison with other directors, oth- er internal stakeholders and to Trustees and external stakeholders. • Principal consultee on planning relating mat- ters, lease, deeds and covenants with West- minster and Central Bedfordshire Council. • Implement effective programme and project management processes, including continually updating for best practice and sharing skills and knowledge • Accountability for health, safety and security of staff, contractors and visitors on site during the building phase, ensuring accurate working practices are adhered to. • Manage health and safety issues to ensure compliance with statutory requirements and best practice. This should also include incor- porating safe working practices into zoo en- closure design in collaboration with the animal teams. • Report on progress, quality and budget / cash flow regularly. Ad-hoc reporting to ExCo and Council. • Develop and maintain robust and resilient reporting lines to the Director of Estate Trans- formation and project SROs.

The Development Manager is critical to the trans- formation of the zoo’s estate across both its sites. With expertise and an innovative approach to pro- ject management, there is an opportunity to shape capital project delivery across zoo, commercial and strategic sectors for ZSL to meet its vision to ensure people and wildlife thrive. A day in the life of the Development Manager will involve: • Using the Estates Transformation guiding princi- ples and strategy, provide leadership and exper- tise in delivering our goals and ambitions in pro- viding excellence in sustainable design, reaching net zero by 2035, developing whole life cost and carbon analysis initiatives, and driving forward ZSL value for money agenda in projects • Being responsible for ensuring the effective delivery, coordination, and budget management of the portfolio of capital projects to the highest quality standards, managing the project delivery from inception to completion • Providing strategic leadership for the develop- ment and implementation of the long-term site masterplans, with overall responsibility for the delivery of the masterplan capital projects, with a portfolio of circa £300m over the next ten years. • Providing leadership and direction to stakehold- ers by owning the scoping, briefing documents, procurement and management of contractor teams and external consultants, ensuring that projects are delivered from inception to comple- tion • Creating project risk registers and create de- tailed project programmes which align with the wider portfolio of projects under development by
