1 ON OSBORNE T he site is located on the corner of Osborne and Cavendish Road in Claremont, right opposite Cavendish Square mall. The restricted site’s footprint is approximately 1 000 m 2 where Keller Geotechnics SA was tasked to deliver a 16,5 m deep basement. Keller’s scope consisted of a permanent composite lateral support system, incorporating perimeter piles, a capping beam, post tensioned soil anchors, gunite arches and waler beams, survey monitoring together with bulk earthworks, dewatering and some civils scope of sub-soil drainage. Keller offered a design, supply and installation solution for the basement. Typical geotechnical solutions for this depth of basement would consist of diaphragm walls, steel sheet piles or secant walls. Keller however has developed over many years, a proven composite lateral support system which caters, not only to the adverse geotechnical conditions of a highwater table and highly weathered Kaolin clays and rock, but also to the highly restricted access constraints and workspace on this very busy corner site. Keller not only provided lateral support up against the neighbouring buildings where negligible impact was experienced, but also provided a lateral support system that could carry nominal load, per linear metre, on the capping beam, allowing the columns to be constructed on the capping beam adjacent to the neighbours. SDA anchors of varying lengths were installed

specifically to accommodate and achieve the required anchor forces.Dewatering was required to avoid the kaolin very soft rock, disintegrating into clay or slop. Keller made use of low noise piling rigs and the working hours accommodated the neighbouring flats and business premises. Recycled steel was used in the piles. The job was constructed through the Cape winter season and completed on time and within budget. The design and construct method that was followed on the project, highlights the cutting-edge advantage that Keller has in South Africa.
