Souderton officials celebrate Towne Gate Commons groundbreaking Select Properties brings walkable village to establish Borough’s future living, retail destination tina DiVergigelis, Souderton Connects Manager.
OUDERTON, PA — Souderton Borough of- ficials along with busi- ness and community leaders today held a groundbreaking for Towne Gate Commons, the walkable village located in the heart of the borough that will include new residential and commercial units along with public space for the entire com- munity to enjoy. Select Properties Inc. is leading the $40 million project to build the new community lo- cated at 633 E. Broad St., which was the site of the former Soud- erton Area High School. Towne Gate Commons will include 66 new three-bedroom, two-and- a-half bath townhomes with private balconies and two-car garages. The new homes will add to the 74 townhomes that were completed and occupied in 2019 under the first phase of the project. Along with new townhomes, the walkable vil- lage will include various dining options, retail space, a public PHILADELPHIA, PA — Ensemble/Mosaic an- nounced plans to develop the first residential complex to be built at the Philadelphia Navy Yard as part of its agreement with PIDC . The company plans to break ground on the project in 2022 and open the complex in 2024. “Ensemble/Mosaic is on the cusp of reaching a longstand- ing, identity-shifting objective – to evolve the Navy Yard into a fully functioning Phila- delphia neighborhood,” said Brian Cohen , senior VP, Ensemble. “We are incred- ibly excited at the prospect of creating a vibrant and diverse residential community so people may further enjoy this unique location and all it has to offer.” Located at 1200 Normandy Pl., the complex, called Chapel Block, will include a seven- story building and two con- nected six-story buildings. In total, it will offer 611 luxury and mixed-income apartments offering 40 different unit sizes and bedroom configurations, and options for furnished and unfurnished units. It will also include 75,000 s/f of indoor and outdoor resident amenity space and 26,000 s/f S
family-friendly events.” “We’ve been waiting for new commercial sites that will be part of Towne Gate Commons, and it is finally coming to fruition,” said SoudertonMayor John Reynolds. “I am very proud this is happening under my watch as we have worked tirelessly with the developers to get this done. I am glad it’s finally coming to a ground- breaking today.” Towne Gate Commons will include 64,000 s/f of build-to- suit commercial space, includ- ing seven pad sites ranging in size from 4,265 s/f to 9,100 s/f. One of the sites already has a liquor license associated with it, which there are just three existing restaurants serve al- coholic beverages in Souderton. “Souderton Connects is look- ing forward to the continued growth of our small business community and opportunities to connect with new businesses that Towne Gate Commons will bring to Souderton,” said Chris- a partnership of two archi- tectural firms, Philadelphia- based DIGSAU , the design architect, which has designed several buildings in the Navy Yard, and Moody Nolan , the architect of record, headquar- tered in Columbus, OH. Moody Nolan is the 2021 AIA Firm of the Year and the largest minority owned architecture firm in the country. “Two exceptional architec - tural firms have banded to - gether to bring us a design that will change the Navy Yard for decades by creating residential opportunities for people from all walks of life,” said Smallwood-Lewis. “We are excited that they have brought opportunity to many smaller and specialty firms, as more than 50% of the design work is being done by 15 differ - ent MBE/WBE-certified firms in Philadelphia and around the country.” AVE Navy Yard will feature 265 luxury units, a portion of which will be reserved as flexi - ble-stay, fully furnished apart- ments offered on a monthly basis for individuals who need a temporary living option. I am very proud of select properties for getting us to this point.” Towne Gate Commons re - ceived final approval this year to build the additional town- homes and commercial units, making way for the walk- able village concept. The new residential homes will be built on the interior streets of the village behind the existing homes located on Chestnut St. and School Ln. Along with the individual pad sites, there will be commercial space on the street level and residential units above. MAREJ stations, executive meeting spaces, a golf simulator, music studio, and pet spa. “We are thrilled to partner with Ensemble/Mosaic on this exciting project,” said Bradley Korman , co-CEO of Korman Communities . “Philadelphia is our home, and we are hon- ored to be a part of this incred- ible opportunity to develop what will become one of the most desirable locations to live, work, and play in the region.” On the south end of Chapel Block, the two six-story build- ings will form a mixed-income project containing 346 market rate and affordable units. It is designed as two separate structures and will be con- nected on the ground floor by shared amenities including a fitness center, business center, lounge areas, a game area, a party room with gourmet kitchen, pet spa, and bike stor- age. The connected buildings are situated around a private courtyard with lounge seating fire pits and grill stations. Through its development agreement with PIDC, En- semble/Mosaic will redevelop 109 acres of land through renovation and ground-up construction, including Chapel Block. MAREJ
