13.01 All Q\liners are obligated to pa)' the periodic assessments impose,i by the Association.
}3~02 Every Owner and occupant of any Lot or dwelling Unit~ their fan1ily members, guests, or invitees shall comp 1 ly with all lawful provisions of this Declaration, the By-Laws., and the rules and regulations of the Association.. Failure to comply shall be grounds for an action tc> recover sums due, for damages or injm1ctive relief: or for any other ren1edy avaf~abte at la.w or it1 equity, maintaina.ble by the Association or, in a proper case, by any aggrieved Lot or Dwelling Unit Owner or Owners1 In addition, the Association may avail itself of any and all remedies provided in this Declaration o.r the By-Laws. The ()v.mer shall be liable to the Association for alt violations of the gove1nlng documents due to the acts or omissions of Owner, OWner's family members., guests or invitees.. 13..03 Conduct of Members~ their family members, guests, or invite.es shall be governed by rules and regulations, which from time to time may be adopted by the Board and ;ldopted by committees appointed by the Board.

I RULES AND REGULATIONS

14.01 The Board ofdirectors may adopt Rules and Regulations for the Of•eration and use ofthe Venetian Bay Property at any meeting of the l3oard of Directors.. Copies of any Rules and Regulations pr..-:,mulgat.ed 1 amended or rescinded shall be mailed to all Owners at their last knoWlI address as shown on the books and records of the Association and shall not take effect until forty-eight (48) hours after such n1ailing.
