Empowering our People In Working Smart, we combine the three pillars of Last Planner (LPS), our Field Management Software (FMS) and Building Information Technology (BIM). Last Planner System (LPS), Field Mangement Software (FMS) and Building Information Modelling (BIM), are at he heart of everything we do at Ardmac. Collaboration is streamlined across disciplines with people working in tandem rather than silos.
This enables our teams at all levels of the organisation to make better, faster, clearer decisions through Working Smart. Our digital culture and readiness enabled us to cope extremely well during the pandemic as we transitioned to a much greater degree of remote and online working, it has allowed our support teams to continue delivering all services while not being physically present on our sites. This has had a very positive impact on our supply chain also. We collaborate with subcontractors in the same manner using the same systems, we provide clear, current information, filtered to their specific scope of works. This greatly reduces frustration sourcing information or the impact of additional costs due to rework. It reinforces the message that our supply chain is crucial part of our process and a true partner in project delivery. Driving Performance Empowering our people allows us to drive performance. We use cloud-based integrated systems on all our projects. These systems arm our decision makers with real-time accurate information related to safety, quality, schedule, commercial and technical performance.

Armed with this knowledge (on any mobile device) managers can devote more time to making decisions and being in the field supporting the project, and less time at their laptops inputting data or reviewing outdated spreadsheets. Ardmac have been delivering projects using Building Information Modelling (BIM) for over 10 years. BIM ensures greater efficiency and shorter project life cycles, improved communications and coordination, more opportunities for prefabrication and modular construction, higher quality results and resource savings. Ardmac use Last Planner System (LPS), which is a way to collaboratively manage project-based production. As the name suggests, the LPS engages last planners - the people ultimately responsible for getting the work done - in the planning and efficient execution of a project. LPS is designed to produce predictable workflow and rapid learning in programming, design, construction and commissioning of projects. Ardmac have successfully adopted LPS on every project, small or large since 2018 and we have seen excellent results from this. Managing labour on a project can be a significant challenge using traditional processes.
Paper-based is administration heavy, prone to human error and inconsistency can result in downtime which could have otherwise been used productively. documentation We have implemented an online induction platform to manage the safe deployment of labour to our sites, new starts complete their training online before arriving on site. Upon arrival they are given a site orientation and their online profile is linked to a QR badge time and attendance system. This integrated approach ensures that all persons on our sites have completed the relevant training, are cleared to be there and that we have accurate digital records. This approach allows our managers to focus on delivering crucial safety messages rather than administrative tasks. HSBC
Scale: 20,000sqft Programme: 18 weeks Client: Project Mngr: Arcadis Architect: DMOD M&E:
HSBC Bank plc is a British multinational banking and financial services organisation. HSBC were looking a working partnership to assist them in consolidating staff from two floors into one, following the lease of the second floor coming to an end. Ardmac were appointed following Stage 1 of a two-stage tender. Our experience both with HSBC and the building along with our ‘no surprises’ approach throughout stage one assured our client of a go-to partner for their project. During Stage 2, Ardmac appointed DMOD Architects and METEC to assist in designing HSBC’s vision for the new space. The front of house area was reconfigured to enable more future flexibility as well as making the most of spaces whilst not in use for traditional meetings. The atrium’s new layout was designed in such a way to encourage use throughout the day and not just at peak times, with new furniture installed to accommodate both meeting and eating facilities.

HILTON KILMAINHAM

The Hilton Hotel Kilmainham, a 4 star Hilton Hotel overlooking the Kilmainham Gaol Museum, was in need of additional bedrooms therefore Hilton decided to convert some of their meeting space and offices into bedrooms, making the Hotel into a 130 bedroom offering. Ardmac were appointed to refurbish & reconfigure the existing meeting rooms, back of house and reception to provide 10 additional bedrooms which included 1 accessible bedroom. The works also involved the relocation of comms room, luggage store and reconfiguration of back of house office at ground floor level along with the reconfiguration of 1 no existing meeting into two offices at basement level. The main reception area was reduced in area with work involving the relocation of the reception desk area, construction of the new luggage store and comms room along with back of house office, works to the existing level ramp including new balustrade and a refresh to all existing finishes. The Hotel remained operational throughout the works; therefore, phasing was required to ensure continuity was maintained for the Hotel.

ONE CITY SQUARE
Scale: 80,000sqft Programme: 38 weeks Client: One City Square Project Manager: Paragon
Through an open and collaborative 2-stage negotiated contract, Ardmac delivered the high-end Cat A fit-out of the landmark building One City Square. During the first stage Ardmac identified the project team with the relevant experience, developed the programme, provided our OH&P and a fixed prelim cost and worked up an initial cost plan together with a risk mitigation plan. The second stage process involved early engagement through collaborative design team workshops the design was developed taking into account constructability, programme constraints, value engineering and risk mitigation. The works were undertaken in a live environment with Deloittes and two other incumbent tenants present throughout the works. Through daily communications, weekly and daily work plans were agreed to eliminate disruption and noisy works were undertaken out of hours. Dust cubes were used as part of our dust suppression plan.

GENESIS AVIATION

Genesis is a leading full-service aircraft leasing company that provides innovative and tailored aircraft leasing solutions to global airline customers. Ardmac were appointed to carry out the internal fit out of the seventh floor of the newly constructed Block I within Central Park for Genesis in 2019. The new headquarters for Genesis comprises a new reception area, both cellular and open plan offices, conference and meeting rooms, a wellness room, canteen area and support spaces. Utilising contemporary design with muted tones and subtle colours that reflect the corporate identity of Genesis, the project included bespoke joinery to ceilings and walls within the reception and circulation areas. Ardmac’s scope included the formation of all rooms, new ceiling and lighting arrangements ,high end acoustic and sound absorption materials, new floor, wall and ceiling finishes along with works to the mechanical and electrical services including new plant and equipment.

ELLUCIAN

Ellucian is charting the digital future of higher education with a portfolio of cloud-ready technology solutions and services. Appointed on a Design & Build basis to deliver Ellucian’s aspirations for their new Dublin headquarters on the second floor of 45 Mespil Road. Construction consisted of the formation of all new rooms, installation of glazed screens, removing and exposing the ceilings, new flooring, wall and ceiling finishes along with works to the existing mechanical and electrical servicing to suit the new layout. Particular consideration was given to the acoustics both within the open plan and cellular spaces as this was a particular focus for Ellucian. During the initial stages of the project on site, lockdown occurred as a result of COVID-19 putting a halt to the programme. During this period, design and procurement continued along with the team putting in place procedures to counteract the spread of COVID-19 once the site re-opened. The adoption of our SMART innovative processes was of particular benefit to this project, ensuring open and transparent collaboration and real time information was shared with key decision makers who were largely based in the US and unable to travel due to the impact of COVID-19. Live and up to date information was available to them 24/7.

100 BARBIROLLI
Scale: 180,000sqft Programme: 78 weeks Client: AEW Europe Project Manager: Savills Architect: 5Plus Cost Consultant: Savills
Following the successful completion of 101 Barbirolli Square, Ardmac negotiated 100 Barbirolli through a 2-stage process. Through the early stages of the design development Ardmac was engaged to produce a cost plan, risk management plan, input on buildability, logistics, programming and VEing until fixed price was agreed. The major Cat A+ refurbishment project included the construction of an additional 11th floor to the building and the infill of 50% of the 11-storey atrium to create additional ‘net’ floor area space. The newly formed atrium was then clad with a Schuco glazed curtain walling system with a new bespoke manufactured glazed roof. The high end fit-out works included all new state-of-the-art MEP including ‘Environmental Automatic Solar Dimming LED Lighting’, BMS and all new exposed services together with the complete refurbishment of the 11-storey building. The newly extended two-storey reception entrance included new curtain walling which created a stylish ‘grander’ entrance to the high end sophisticated new reception area.

WHITNEY MOORE
Scale: 16,000sqft Programme: 14 weeks Client: Whitney Moore (IPUT) Architect: BKD Architects Project Manager: Oakfield
Ardmac were appointed by IPUT Real Estate Dublin on behalf of Whitney Moore to complete a full strip and CAT B high end fit out. This incorporated the third and fourth floors at No. 2 Shelbourne Buildings in Ballsbridge, Dublin. The space was stripped out to grey box leaving only the raised access floor. All existing services and external finishes were removed and craned down from the 4th floor plant area. The new CAT B fit out comprises a reception area, client meeting rooms, 35 one and two person offices, open plan office areas and ancillary spaces, as well as external entertaining areas. Special bespoke features are incorporated into the fit out and include high acoustic performance in all client meeting rooms and offices, consistent with the requirements of a solicitor’s practice. Logistically, a challenging project due to working in a live building and a noise sensitive environment. Access to the floors was via an external hoist to minimise the noise impact on the sitting tenants within the building. Both the client and tenant are highly complimentary, on both the end product and the on-going positive customer experience post completion.

NURITAS
Scale: 16,000sqft Programme: 12 weeks Client: Nuritas Architect: Diarmuid Reil Cost Consultant: MacMinn
Nuritas is a pioneering Biotech firm that combines artificial intelligence and genomics to discover and unlock natural Bioactive Peptides with extraordinary health benefits. Refurbishment and fit out of Nuritas’ new headquarters in Joshua House on Dawson Street, located adjacent to the listed Mansion House. The new HQ comprises of office and laboratory spaces for research and development. The works required the strip out of all areas, the construction of a new reception area, DAC works, open plan offices, break out spaces, management offices, boardroom and meetings rooms, along with a townhall styled staff canteen and with high specification laboratories on the ground floor. To cater for the new laboratories on the ground floor, extensive mechanical upgrades were completed including provision of new chillers, plant and liquid nitrogen cages within the basement. A new ESB sub station and meter room was also constructed over the basement carpark access ramp which required structural works and extensive temporary propping.

ROYAL LONDON

Ardmac recently completed the 100,000ft2 fit-out of the high quality headquarters for Royal London Group, over five floors. The high spec Cat B and C fit-out involved the installation of a ‘corporate guest area’ which was designed with high spec timber panelling, bespoke raft ceilings and feature lighting. The works include a 120 person auditorium constructed to an acoustic rating of 48db and a commercial kitchen sufficient to supply food to a 300 person restaurant with an additional bespoke cafeteria kiosk catering for a further 150 people. Ardmac undertook the coordination and installation of the client’s direct furniture package from Tsunami. Sustainably, Ardmac achieved more than 99% of all waste which was diverted from landfill and either recycled, recovered or reused and products being used in the fit-out have been specified that can be recycled.

Hostelworld is the largest online hostel-booking platform sparking social experiences around the world, inspiring passionate travellers to see the world, meet new people and come back with extraordinary stories to tell. Hostelworld wanted a fresh, contemporary workspace with custom-made joinery and specialist solutions including a reception counter that doubles as a coffee shop, and a bar that is accessible from the reception. The architectural specifications on the project required a very high level of quality, and the architect was regularly present on site to confirm any setting out and design changes. This ensured that the project ran smoothly. The floors above Hostelworld’s offices were occupied throughout the project, so noisy works were scheduled out-of-hours to minimise disruption to the other occupants. The complete fit-out project comprised open-plan workspaces, cellular offices, meeting rooms, breakout areas, and tea points. A new reception was installed with a custom-made desk and feature walls with specialised joinery.

IHREC

The Irish Human Rights and Equality Commission is Ireland’s national human rights and equality institution, with a purpose is to protect and promote human rights and equality in Ireland and build a culture of respect for human rights, equality and intercultural understanding in the State. Refurbishment and fit-out of an existing multi-story office development, comprising of the complete strip out of the ground, first and third floors including the complete refurbishment of the mechanical and electrical servicing and works to the external fabric. The new office fit-out included the installation of new partitions, folding partitions, double glazed partitions and associated glazed and solid core timber doors, framesets and ironmongery along with the supply and installation of fixed furniture such as reception desks, storage units and canteen fittings. On completion of the ground and first floor, the Irish Human Rights & Equality Commission were relocated to these floors whilst works was carried out to the third floor. Maintaining continuity of the client was of paramount importance for the duration of the contract.

ZENITH

The brief was simple; to deliver a ‘workplace of the future’ that would allow Zenith, over the course of the next few years, to adopt an agile working mindset whilst allowing growth and flexibility in the way they work. Working on a design and build basis and in partnership with the professional team the scheme provided a new head office space for Zenith at the newly built BREEAM excellent Kirkstall Forge development in Leeds. The wired data installation was to a ‘Wired’ platinum standard using enhanced cabling, ensuring the facility offers a future- proofed and resilient IT infrastructure. The meeting rooms and high spec glazed partitioning systems had to perform to a dB Rw acoustic rating between 45 and 55 depending on sensitivity. The fit-out works included the installation of a £1M high spec bespoke joinery package, custom-made fibrous lighting troughs incorporated into the feature ceilings, bespoke ceiling raft and feature lighting throughout the project. Ardmac coordinated and managed the install of the client directs packages AV and extensive furniture package. Special attention to staff ‘wellbeing’ was at the heart of Zenith’s vision, maximizing daylight and designing in biodiversity and multi-culturalism. The design included a ‘Zen’ room, enhanced recreation areas, quiet spaces, first aid and prayer room.

HANA
Scale: 25,000sqft Programme: 12 weeks Client: Hanna Windmill Green
Windmill Green is heralded as Manchester’s ‘greenest office building’, the first in Manchester to receive BREEAM outstanding including Wired Score Platinum’ status and prides itself on being ‘Manchester’s most sustainable building’. Hana is the ‘Flex’ working brand of CBRE and was designed by TP Bennett. Ardmac completed this innovative Cat B project that pushes the boundaries around ‘Flex’ working space and serviced offices. Connectivity, IT and AV were at the heart of the design which also included white noise speakers distributed around the collaboration areas. The three-storey fit-out was designed to the highest of standards and incorporated a blend of bespoke raft ceilings, high tech feature lighting together with bespoke joinery and glazed meeting rooms that in some cases met the high acoustic rating (Rw 52dB). The existing soffits were sprayed with a Sonos acoustic treatment before the exposed services were installed.

BD MEDICAL

BD Medical is a global medical technology company that is advancing the world of health by improving medical discovery, diagnostics and the delivery of care. Partial fit out of the ground floor General Manufacturing Area and the first floor fit out of the office and canteen areas in the newly constructed development at the front of the operational BD Medical site in DunLaoghaire. The fit out consisted of cleanroom manufacturing, gowning and packaging areas, open plan offices, collaboration spaces, customer care centre, meeting rooms, 2 number labs, staff canteen and kitchen. To cater for the lab and manufacturing areas new plant items were mounted onto the roof, requiring penetrations through the existing roo Extensive coordination and planning was required with the works in order to not cause any disruption to the ongoing production of the facility. Also care was taken in deliveries to the site as the building was also located at the edge of an existing residential neighbourhood.

CLN3 ADMIN HALL

Architectural fit out of the Administration block at the new Data Centre facility in Clonee. The new 40,000sqft fit out consisted of open plan offices, conference rooms, multi purpose & games room, cozy and chill areas, welfare and exterior courtyard. The fit out included fire rated partitions with acoustic insulation, ceilings, goal posts for service openings and opes, all finishing, firestopping, manifestations, window blinds, floorings, wall and floor protection, sanitaryware and bespoke joinery. Ardmac engaged with the Client and Mace in delivering a BIM Level 2 model. All our site management team, including our supply chain were issued with tablets to allow all BIM stages to be carried onsite. We also utilised BIM360 Plan which allowed weekly and six weekly plans to be prepared and monitored from the Last Planner system. To support this was the BIM360 Field which was used to track progress observations, defects and record along with reporting and early damage observations live from the site.
