Steel is resistant to the destructive effects of termites and other wood-boring insects. Steel does not suffer from mold; does not warp when damp; and walls, trusses and beams always retain their original form. A steel-frame ADU is less expensive to insure, partly through being fire- resistant, but also it is not prone to becoming deformed in the unfortunate event of a burst pipe and subsequent internal flood, or external flood during a storm. Steel is more environmentally friendly for framing as there is no waste—every piece is manufactured and designed to minimize waste, and any steel offcuts are recycled. Steel frames can absorb shocks without fracturing, so steel frame ADUs are suitable for construction in earthquake-prone areas. All steel frames come with an International Building Code (IBC) engineered stamp.
