Housing Choices purchased 21 dwellings across the village, with remaining homes allocated to pre-existing Nightingale purchasers. Tenants comprise of people from the Victorian Housing Register on low to very low incomes and people with disability. Housing Choices also purchased Nightingale dwellings across two other Brunswick sites at Anstey and Albion, totalling 31 social housing apartments. These buildings have an 8+ Star NatHERS rating with zero gas and the project is powered by solar and 100% GreenPower which means tenants benefit from low running costs and utility bills. Meanwhile in regional Victoria, Housing Choices has purchased six apartments in Nightingale Ballarat; a social and affordable housing mix that includes specialist disability accommodation for eligible participants. All of these developments allow Housing Choices and Nightingale to understand the benefits of social and affordable tenancies within an owner-occupier, community-driven development that is environmentally sustainable and fosters social and economic inclusion.
Working with Award-winning Carbon-neutral developer, Nightingale has allowed Housing Choices to explore a number of different housing models – from acquisition/turnkey to fully funded projects such as Nightingale Bowden in Adelaide. Housing Choices General Manager James Henry said values alignment and flexibility, was key to the partnership’s success. “With Nightingale it’s been really beneficial to have agility around delivery of projects as well as mutual trust around quality of homes and quality of communities. Our relationship has enabled us to deliver in a range of different ways with a variety of funding models and risk allocations.” Nightingale Village in Brunswick completed in 2022 is Australia’s first carbon neutral residential precinct. The Village is a collection of six buildings, each designed by a different architects using the social, environmental and financial sustainability principles of the Nightingale model. The village consists of 186 apartments, transport hubs (bike parking) and sustainability solutions and benefits, including proximity to the CBD, multiple public transport options and access to local schools, community groups, and parks.
