A Message from the General Manager: Spring Letter to Our Valued Members
Dear Corte Bella resident, As we step into another beautiful spring season, I wanted to take a moment to share some exciting updates and express my gratitude for your continued support. Spring is a time for renewal and growth, and just as the season brings fresh life to our surroundings, we are committed to offering fresh and enriching experiences for all of our members. We have an exciting line-up of events, activities, and improvements planned to enhance your experience here, and we are eager to share them with you. What's New This Spring: Upcoming Events : This season, we have a variety of upcoming events to get excited about. Check out the Events section of this publication. Facility Upgrades: The HOA Team is constantly looking for ways to enhance, beautify, and better maintain your amenities. Below we have included a list of completed projects as well as projects planned for later this year that will further enhance and beautify Corte Bella. COMPLETED Spa & Fitness Building: Replacement of storefront doors and windows, and replacement of side entry door. Pool: Replacement of shade sail over the pool entry. Sport Courts: Replacement of Lanai shade sail. Amenity Site: Four Peaks removed 50% of the sprinkler heads between the Social Hall and the Gym due to overwatering. This will provide the correct amount of irrigation for turf growth while reducing water usage. IN PROCESS Amenity Buildings: Currently working with our roofing contractors soliciting bids for board review. We anticipate the roofing project to be underway this summer. We are also working with our HVAC contractors soliciting bids for the replacement of our HVAC units that need to be replaced at the HOA Office, Spa & Fitness building, Social Hall, and the Bella Vista. The HVAC work is to be completed after the roofing project is complete. Streets: In March, we met with our asphalt consultant to review Corte Bella’s street maintenance plan. The street maintenance plan has specific work planned on an annual basis. We reviewed the work planned for 2025.
Signage: The HOA Team has inventoried all street name, directional, and caution signs throughout the community. We are now in the process of selecting vendors for sign production and installation. After appropriate vendors have been selected and provide their bids, these will be presented to the Board for review. The goal of this project is the replace all street signs throughout Corte Bella in the next twelve months. Common Area: The Corte Bella reserve study has significant common area painting budgeted for 2025. The HOA Team has worked with Dunn Edwards Property Services Division to determine which common area walls and fencing are due for painting. We are currently bidding the work out to gather proposals for Board review. A Community of Connection At the heart of everything we do, it's our residents like you that make Corte Bella a special place. We remain dedicated to fostering a community where relationships can grow, connections can thrive, and where everyone feels valued and respected. Financial & Budget Summary
Budget 2025 Overview As we move forward into 2025, our General Manager, along with the Finance Committee, has worked diligently to organize the Operating Budget to address various operational challenges. Key to our fiscal planning is a robust and well-structured approach that ensures financial health and sustainability. Additionally, the Reserve portion of the budget was organized to fully fund the necessary requirements for the year, in line with our revised Reserve Studies dated July 2024. This ensures we maintain sufficient reserves for future capital expenses and major repairs and replacements. A key update for the year is the total quarterly assessment, which is now set at $680. This is a $30 increase over the 2024 assessment of $650, enabling us to continue addressing operational needs and maintaining long-term stability.
Financial Results – February 2025 YTD As of February 2025, Corte Bella’s financials remain strong and stable, reflecting the effective strategies and fiscal management put in place by the team. Here is a breakdown of our current cash position and results:
Operating Cash: $1,026,573 Reserve Cash: $6,303,197 Total Cash: $7,329,770
We are pleased to report that our cash balances are financially healthy, with ample funds available in both operating and reserve accounts. This provides a solid foundation for ongoing operations and future needs. One of the significant projects completed in 2024 was the renovation of the restaurant. The renovation costs totaled $3,135,258, which have been capitalized to fixed assets and will be depreciated over their useful life. This enhancement ensures our facilities remain up-to-date and serve the needs of the community. As for the operational performance, Corte Bella has achieved a consolidated surplus of $120,221, surpassing the budgeted surplus of $26,592 after the first two months of the year. This positive variance reflects strong performance and effective cost management. Bella Vista Restaurant Financial Overview The Bella Vista restaurant has also shown improving financial performance. After two months, the restaurant has reported an operating surplus of $25,443, which is above the budgeted surplus of $8,394. Furthermore, the restaurant has a consolidated surplus of $6,795, which includes the building maintenance and Kemper fees, and is a notable improvement over the budgeted deficit of ($24,606). Conclusion In summary, the financial outlook for 2025 is promising. The thoughtful planning behind our operating and reserve budgets puts us in a strong position to continue meeting our operational and capital needs. We will continue to monitor and adjust our strategies to ensure long-term financial stability and success.
Our Capital Projects are funded by the transfer fee realized with each resident home sale.
The transfer fee is set at $4,080 for 2025. We budget for 100 home sales each year. Our total budget funding for Capital Projects is $408,000 for 2025.
Our balance in the Capital Projects fund as of February 2025 is a deficit of (251,273).
This deficit is the result of the Restaurant renovation construction project that was finalized in the first quarter of 2024.
We expect the Capital Project fund to recover from this 2024 deficit in the third quarter of 2025.

Springtime in the desert is a truly wonderful season. The perfect weather invites us all to enjoy various activities such as golf, bocce ball, pickleball, tennis, swimming, and of course, plenty of baseball in the air. Taking a stroll around the neighborhood circle can be a peaceful and refreshing experience as we all embrace the beautiful Arizona spring. Additionally, the Bella Vista restaurant offers a fantastic opportunity to dine al fresco during this delightful time of year.
Whether you're attending meetings, participating in events, or ensuring your homes align with community standards, your engagement makes Corte Bella an exceptional place to live. Looking ahead, your Board of Directors is focused on several key projects, including HVAC replacements and improvements to common areas and community buildings. Our aim is to enhance our community for the enjoyment and benefit of all residents. As always, if you have any questions or concerns, please reach out to our highly capable management team. Your feedback plays an essential role in helping us make decisions that positively impact the entire community. Our next Board Meeting is scheduled for April 2, 2025, at 10:00 AM in the Social Hall. Fitness Center Classes
AQUA FIT -An amazing low impact head to toe workout for ALL fitness levels. This class emphasizes cardiovascular strength, range of motion flexibility and core strength. Water aerobics reduces joint stress. BALANCE MAT YOGA - Breathe and quiet the mind, as you move through poses that support increased balance, steadiness, and mind-body connection. BALANCE STABILTY & FLEXABILITY - The focus is on improving balance which is so very important. Small weights are used, stretchy bands and little balls for part of the class. All levels are welcome. Only fun music is used! BARRE EXPRESS - This barre-free class will include the use of light hand weights, small balls, a mat and sliding fabric. Expect to improve balance, flexibility, and core strength just in a shorter amount of time! BARRE FUSION - Low-impact, total body workout inspired by Ballet. A unique approach to barre training with cardio bursts and signature fuses. Class offers all the benefits of rhythmic movement, high repetition strength work and athletic dance moves in a fun way. BODY CHALLENGE - Challenge your entire body using a variety of equipment. Mix in some short heart-pumping cardio intervals and you have got the perfect combination to get results. Each class will be different, come join the fun! CARDIO CORE - "Cardio Core" fitness class is a high-energy workout that combines intense cardiovascular exercises with targeted core strengthening movements, aiming to improve both your aerobic endurance and abdominal stability, resulting in a full-body workout that tones muscles and enhances overall fitness.
CYCLING - Classes focus on building endurance, strength, high intensity, fat/calorie burning, and muscle building. Instructors will take you through hills, intervals, and valleys along the way. A water bottle is mandatory, and a towel is highly recommended.
CYCLE 101 - Learn the basics of cycling, and a much slower pace! All levels welcome!
CARDIO DRUMMING - Classes combine cardio exercise to the beat of music in an easy yet effective workout. A fun and fast paced way to get your heart rate elevated, build muscle strength and burn a ton of calories! Drumming also improves balance of blood pressure, improves hand eye coordination, cognitive function, mood, and overall well-being. CORE POWER - Combining the intensity of strength training and the core training of Pilates. This class is designed to build core muscle groups, improve posture, while using your own body weight and a combination of equipment. You will be challenged by a mix of dynamic core and stabilizing exercises. CHAIR YOGA - All the benefits of yoga, but from the comfort of your own chair! Strengthen your body from head to toe. Gently improve flexibility and balance, as well as build a greater mind-body awareness. CHAIR DANCE -Have fun while learning choreographed exercise moves to music that you know and love. A blend of slow and moderately paced dances that anyone can do! The dances are performed while standing and seated. Songs include all genres. Dances are great for the mind/body connection. Dancing is also a recommended activity that helps memory.

Fitness Center Classes
DANCE PARTY - Dance Party. This former Zumba instructor teaches the class with pop music, retro music, country music and Latin music. The choreography is not complicated, and you do not need to be a dancer to have fun. All levels are welcome. GOLDEN FIT - Combines cardio, strength training and balance exercises to facilitate your wellness journey. Workouts are adaptable to ALL levels. PILATES - This muscle-sculpting, core-firming class will keep your body and mind engaged while performing both standing and mat-based movements. This class will flow from one movement to the next so expect to torch some calories. Small or large balls, light and medium weights, bands and a mat will be used to enhance the workout. Barefoot is recommended, but grip works or shoes are also
YOGA MOBILITY & FOAM ROLLING - Enhance flexibility, relieve tension, and promote overall wellbeing. Gentle warm up that eases into some dynamic and static stretching and ends with foam rolling to release tension and leave the body feeling relaxed and recovered.
YOGA 101 - Learn the basics of Yoga, and at a slower speed, all levels welcome!
WEIGHTS & MORE - Full body weights workout. Classes challenge major muscle groups while building strong lean muscle mass, to improve bone density and support healthy daily activity.
ZUMBA -Combining all elements of fitness and Latin inspired dance! All levels welcome.
ZUMBA CHAIR - Utilizing the fun rhythms of the Zumba Gold program, this gentle class takes place entirely in a seat and is specially designed for participants who are experiencing physical limitations, or just want a moderate exercise class. This class is fully modified for low/no impact moves, including a section with light and fluid Zumba toning weights. Focus is on range of motion, flexibility, coordination, strength, and fun!

I’m a third generation Arizona native and have been part of the Corte Bella family since 2004.
My certifications include Personal Trainer, Group Fitness Instructor and Health Coach. My focus has always been getting my clients and strong on the inside. Anything that happens to the outside is just an added bonus! Fitness should be functional, relating to everyday activities. My fitness programming is built on a foundation of flexibility and core strength. Part of my job is to help identify what drives you, what will get you off the couch and moving towards your goals. “I like to make a tough job fun. A little laughter mixed in with the sweat lets you forget how hard you’re working.” The best part of my job: “Seeing people succeed, seeing the light go on when they realize they can do it, is so rewarding. When they see the results of their hard work, I feel privileged to be a part of the experience.”

HIT THE TRAILS WITH CB HIKING CLUB!

Lake Pleasant - Wild Burro Trail This trail is named after the wild burros that roam the area, and it's common to spot them along the path. On our last hike, we saw five burros-two were alone, while a family of three patiently posed for pictures. • Scenic Hike: Approximately 3 miles with an elevation gain of 430 feet. • Rigorous Hike: A more challenging 5-mile route incorporating the Pipeline and Yavapai Trails, with a total elevation gain of about 900 feet. By now, the CB Hiking Club season is well underway. On Tuesdays and Saturdays, our club organizes hikes tailored to various fitness levels. You can enjoy a leisurely 3 - 4 mile hike with plenty of time to appreciate the desert scenery, or if you're up for more rigor, try a moderate 5-6 mile hike.

L ake Pleasant - Yavapi Trail The Yavapai Trail is a scenic, moderate-level hike that offers stunning views of Lake Pleasant and the surrounding desert landscape. The trail features a steady climbwith switchbacks, but hikers are rewarded with breathtaking lake views from the top of thehill. • Scenic Hike: Approximately 3 miles with an elevation gain of 450 feet. • Rigorous Hike: A more challenging 5-mile route incorporating the Pipeline trail with an elevation gain of about 500 feet Dixie Mountain Loop Trail in the Phoenix Sonoran Preserve This popular desert trail offers scenic views, moderate elevation gain, and connections to other trails in the preserve. Along the way, we came across an abandoned Jeep and an empty owl's nest, adding a touch of mystery to the hike. • Scenic Hike: 3.5 miles with an elevationgain of475 feet. • Rigorous Hike: 5.1 miles with an elevation gain of 972 feet. Ocotillo, Ridgeback, and Sidewinder Trails at Apache Wash These trails offer beautiful scenery. At the start of the hike, the desert landscape appears as though a gardener carefully planted the many varieties of chollas. During one of our hikes here, we even saw the Air Force practicing in- flight fueling with F-35s-an exciting bonus! • Scenic Hike: Approximately 3 miles with an elevation gain of 330 feet. • Rigorous Hike: About 5 miles with an elevation gain of 550 feet.
Both hikes began from the same parking lot, allowing hikers to choose their preferred difficulty level.

CB Tai Chi On a beautiful February weekend, Corte Bella Tai Chi was honored to host Grandmaster Yang for a three-day seminar/workshop. Grandmaster is the best in the world at the Yang Family form, which is the style we practice. Yang style is the most popular style in the world. Grandmaster Yang travels throughout the world all year long. Last year, just some of the places he taught were: Valencia, Spain; Cambridge, England; Paris, France; Rome, Italy; Berlin, Germany and many others. He only teaches a few times a year in the U.S. and this year was his first time in Arizona.

PICKLEB/\LL Bringing Out Your Very Best

Women's ladders: Every Wednesday at 11 am. If you are interested in playing, please contact Mary Blome - maryblome@hotmail.com. Men's/ Women's Novice Play: Men and Women's beginner/novice play is on Tues and Thurs at 11am. Coaches will be there to assist. Skill Drills: Drills are held weekly on Friday at 11am. All are welcome to join to learn new skills or brush up on old ones.
If you are looking for a fun, active, and social activity, the game of Pickleball is the way to go! Besides being the fastest growing sport in the United States, Pickleball is a wonderful way to meet new people and get some exercise at the same time. For all ages and skill levels, those who are seasoned athletes and those who are not, Pickleball is easy to learn and can be as social or challenging as you personally would like it to be. Here at Corte Bella, the Pickleball Club currently consists of 300+ members and continues to grow. We have all age ranges and skill levels that enjoy a friendly game on a regular basis. We hold clinics for beginners who have never played before, as well as for those who would like to practice new skills. The Corte Bella Pickleball Club is known for its fun social events as well. Several times a year we gather 150+ people at our socials, which includes food, fun, and, of course, Pickleball. The friendships made here have gone way beyond the courts. We invite you to visit the courts. Watch and talk to the players who are waiting to get on a court and you will learn a lot. Attend a clinic or just come to the courts to play. Do not be shy; everyone will help you get started. We are waiting for you.
Socials: Several social events are held throughout the year with attendance at each being 150+ people.
Nationally: • According to the Sports & Fitness Industry
Association (SFIA) Topline Participation Report for 2025, 19.8 million people played pickleball in the US in 2024-a 45.8% increase from the 2023 numbers. This represents an average increase of 311% participation over the last three years. • 2024 saw huge growth in pickleball infrastructure, with dedicated facilities growing 55% year-on-year. However, in the report with the SFIA, there's still a big shortage in facilities nationwide . An estimated $855 million investment is needed in court construction over the next 5-7 years. • Pickleball is a cross-generational sport nowadays, and that shows in the stats. In 2023, players aged 25- 34 comprised the largest age bracket, accounting for 16.7% of total participants. • Players aged over 65 were the second largest age bracket , making up 15.4% of total participants, while players aged 18-24 were third at 13.3%. An additional one million kids (under the age of 18) joined the sport in 2023 alone.

Beginner Clinic: The club holds beginner clinicsfor those new to the sport during the fall and spring. The next clinic is on Friday March 7th from 11am- 1pm. To sign up please email Eileen Mateyka at emateyka@icloud.com. There are coaches and assistants to help all players. Member Play: Member play is 8-1 lam, Monday- Saturday, from October-March. Q: Do I need to submit an Architectural Review Form for my project? A: Any project that can be seen from the outside of the home, including but not limited to landscaping, changing a paint color, installing a pool, casitas, driveway renovations, fencing, doors, etc. must be submitted to the Architectural Review Committee. Forms can be located on cortebella.net or by stopping in the HOA Office during business hours. Any “like for like” project, such as repainting your home or garage door the existing color, repairing or replacing your roof with the existing tile, or removing and replacing a plant with the same plant, do not need to be submitted. Q: Can I fly my favorite sports team’s flag in my yard? A: Per the Architectural Design Guidelines, the temporary display of sport flags is permitted on the day of the game only.
Many Corte Bella Residents travel elsewhere for the season. If this applies to you, please ensure you have a plan in place to take care of your home and yard during this time. Each homeowner is responsible for maintaining their property within the compliance guidelines, even when they are away. With increased sun comes faded paint. Be sure to check the paint on your house and garage doors annually and address any faded areas appropriately.

THE ART IN BELLA VISTA
You may have noticed that the art in the Bella Vista has changed since the last time you were there. In fact, it changes about every 6 – 8 weeks. As of this writing, there have been 4 different art exhibits featuring photography, sketching, acrylics, oils, watercolors and mixed media. Each exhibit has a theme. So far we have had “Life in Corte Bella”, “Winter Holidays”, “Fruit of the Vine”, and currently “Mountain Landscapes”. All of the art as well as the themes are selected by a committee comprised of experienced artists and designers. A lot of time and effort goes in to selecting and installing each exhibit on the fireplace as well as the gallery wall. Once an exhibit is changed to a new one, a reception is held in the private dining room of the Bella Vista to introduce the artist. This is usually on a Friday afternoon from 3-5 during happy hour, depending upon availability of the room.
All of the artists are residents of Corte Bella, and their talent and creativity knows no bounds. Several artists are well trained and have had years of experience, while others have picked it up on their own and have never had their work shown in a gallery setting. Most of their work is available for sale, yet some pieces are so close to the heart of the artist that they cannot bear to part with their work. All of it is shared by the artist for a limited time to be enjoyed by the entire community. We do hope you will take advantage of enjoying the art of our Corte Bella residents. How lucky we are to be able to dine in our own Bella Vista art gallery! There you can meet the artist, get a feeling for the scope of their work from their portfolio or additional art that they bring for the event, and perhaps even commission something wonderful just for you. If there is something that is part of the exhibit that you would like to take home, you may purchase it directly from the artist once the exhibit is replaced.

What is a Murder Mystery Party? A murder mystery party is a themed event where attendees dress up to match an era or a genre. They will then work together to solve a fictitious murder which occurs during the party. This event is often compared to a live- action version of the game Clue!
