A Message from the General Manager: Spring Letter to Our Valued Members
Dear Corte Bella resident, As we step into another beautiful spring season, I wanted to take a moment to share some exciting updates and express my gratitude for your continued support. Spring is a time for renewal and growth, and just as the season brings fresh life to our surroundings, we are committed to offering fresh and enriching experiences for all of our members. We have an exciting line-up of events, activities, and improvements planned to enhance your experience here, and we are eager to share them with you. What's New This Spring: Upcoming Events : This season, we have a variety of upcoming events to get excited about. Check out the Events section of this publication. Facility Upgrades: The HOA Team is constantly looking for ways to enhance, beautify, and better maintain your amenities. Below we have included a list of completed projects as well as projects planned for later this year that will further enhance and beautify Corte Bella. COMPLETED Spa & Fitness Building: Replacement of storefront doors and windows, and replacement of side entry door. Pool: Replacement of shade sail over the pool entry. Sport Courts: Replacement of Lanai shade sail. Amenity Site: Four Peaks removed 50% of the sprinkler heads between the Social Hall and the Gym due to overwatering. This will provide the correct amount of irrigation for turf growth while reducing water usage. IN PROCESS Amenity Buildings: Currently working with our roofing contractors soliciting bids for board review. We anticipate the roofing project to be underway this summer. We are also working with our HVAC contractors soliciting bids for the replacement of our HVAC units that need to be replaced at the HOA Office, Spa & Fitness building, Social Hall, and the Bella Vista. The HVAC work is to be completed after the roofing project is complete. Streets: In March, we met with our asphalt consultant to review Corte Bella’s street maintenance plan. The street maintenance plan has specific work planned on an annual basis. We reviewed the work planned for 2025.
Signage: The HOA Team has inventoried all street name, directional, and caution signs throughout the community. We are now in the process of selecting vendors for sign production and installation. After appropriate vendors have been selected and provide their bids, these will be presented to the Board for review. The goal of this project is the replace all street signs throughout Corte Bella in the next twelve months. Common Area: The Corte Bella reserve study has significant common area painting budgeted for 2025. The HOA Team has worked with Dunn Edwards Property Services Division to determine which common area walls and fencing are due for painting. We are currently bidding the work out to gather proposals for Board review.
