• Minimum five years’ experience in commercial real estate management.
Responsibilities
• Qualified RICS Chartered Surveyor.
• In collaboration with the Managing Agent, this role will oversee, coordinate and communicate all day-to-day operational activities associated with the properties and maintains working relationships with the tenants. • In conjunction with the Facilities department and Managing Agent, oversee staff and contractors in the inspection of facilities, equipment and building infrastructure to determine need and extent of service equipment required, and type and number of operation and maintenance personnel required as well as identification of periodic and ongoing maintenance requirements towards maximizing the economic life of each asset.
• In-depth and hands-on understanding of property/asset management systems and processes.
• Prior experience managing staff and developing effective working relationships with vendors, contractors and tenants.
• Ability to interface with leasing agents.
• Must be organized and task oriented, able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities.
• Coordinates and leads asset and market tours for various stakeholders, including lenders, investors, industry groups and colleagues on an as needed basis.
• Detail oriented with the ability to convey information orally and in writing in a clear and concise manner.
• Develop a strong working knowledge of each market and monitor competition and market conditions on an ongoing basis.

• Interact closely with internal and external legal teams in development of lease terms and other related lease documents.
• Interact with leasing department and third party letting agents to assist in the letting process as necessary as well as maintain market knowledge and information.
• Develop relationships with tenants, neighboring property owners, local governmental authorities and community groups to advance the objectives of the Company.
• In conjunction with the Managing Agent, oversee all operating issues with the properties and is available for on-call emergencies at the properties.
• Have oversight of property management systems, processes, controls in relation to lease management rental income, service charge administration, voids, insurance, ensuring timely and accurate reporting.
• Play an integral role in driving service excellence with a customer service focus across the portfolio.
• Oversee and helps prepare property level budgets, monthly accruals, quarterly variances, timelines, and plans to meet financing and accounting’s requirements/deadlines.
• Manage and promote the ESG efforts of BMR to ensure that the ESG goals of the company are being met or exceeded.
• Ensure adherence to tenant leases and vendor contract terms. Review lease and contract language to help minimize risk and ensure lease language and scopes of work are comprehensive and properly reflected within the documents.
