Those connections strengthen the framework to provide meaningful counsel and confidential representation - whether it’s during a transaction and over the course of time. Practicing real estate is on par with painting the most intricate stroke on the canvas of an Impressionist masterpiece - the small details mean so much to the greater artwork. I continue to reflect on the environment of collaboration and learning that is enduring at Windermere Realty Trust and particularly within my offce. My storied Portland Heights location has been the epicenter for so much history of real estate in the city and is home to a gracious mix of the finest top-producing artisans who practice in our profession. Learning from and contributing to the combined intellectual capital that defines the sum of our private client collective is both humbling and inspiring. n Richard visits with Broker Michele Hall from Coldwell Banker Global Luxury in Beverly Hills. Pictured at the fabled Wilshire Terrace Cooperative, Hall was the subject of an article on superior marketing strategy in REGENCY. Over the past 20 years, he has built an international syndicate within the industry who regularly share information, best practices, and data about their respective markets. n 2025 will mark the close of a legendary chapter in Portland history as Rose Festival CEO Marilyn Clint retires after 50 years of service to the association. Richard will pay a final tribute to her incredible legacy with his last year in 15 total of managing out-of- town float delegations at their assembly area for the Starlight Parade on May 31. n Richard receives the Special Project of Merit Award on behalf of the Portland Opera Guild for its Coloratura! Newsletter that he edits from Opera Volunteers International President Mary Svela at the 2024 World Opera Conference in Los Angeles. He also spoke at the conference with a presentation he designed, “Agnes vs. Bertha: and the Battle for Opera Market and Volunteer Share.” n As a member of Windermere’s Premier Forum, Richard attends a number of events annually that focus on best practices . In this instance, he was reminded during its October presentation that he himself spoke to the group of top producers on marketing high-end properties seven years previously on almost the same day in the same room.

The leadership of The Horswell Collection’s 18-member Advisory Council, an unpaid collective of thought leaders who provide a global perspective on trends, market conditions, and themes of importance to the demographics I serve provides another layer of expertise in my delivery of the highest quality experiences to clients. In particular, I’d like to acknowledge its chair, Arts Patron Jutta Allen, for her continued dedication to leading this group with over 1000 years of combined life experience. Collaboration with my private advisory firm, Regency, and other industry leaders provides inspiration to offer the best possible outcome to the client. Part of that commitment is sharing infor- mation with both the industry and consumer. I’m a contributor to Inman [the industry’s leading news source] and was a former steering committee member of its Luxury Connect Real Estate Conference.

Richard first created the Guide with more popular use of the web in 1994 at the Internet company he co-founded and successfully sold in 1999, Europa Communications. A six-year member of the Lang Syne Society of Portland having been a business leader for 25 years in the city to join, Richard attended its annual dinner which welcomed women members for the first time in its 110 year history. The organization provides an annual lecture on Portland history and also places historic markers throughout the city.

Founded by John Jacobi in 1972, our lead- ership includes OB Jacobi, Jill Jacobi Wood, and Geoff Wood who are co-presidents with Geoff as CEO. The Windermere Foundation’s importance continues to be a key factor in aligning us as a forward-thinking corporate leader in supporting organizations I have been associated with in the long-term like Bridge Meadows and most recently Path Home. Windermere’s commitment to its brokers is an additional layer of sophistication in representation for the client. My managing principal broker Joe Menashe is the undisputed example of grace and wisdom in navigating a quickly-changing landscape in real estate. Many of you followed the 2024 settlement of Moehrl, et al. v. National Association of Realtors® (NAR), et al. and Sitzer/Burnett et al v. NAR et al that fundamentally redefined the framework of broker compensation. Windermere provided first-to-market expert counsel to train brokers how to explain changes and work with new regulation to eliminate confusion for consumers well before other companies. As one of the only real estate companies to have a principal economist, this last year we welcomed Jeff Tucker to the role who was formerly with Zillow where he was media spokesman for economic research.
n Representatives with Path Home receive a small grant from the Windermere Foundation at our Portland Heights office. n WFG VP and Senior Escrow Officer Eva Swenson and her team continue to provide platinum-level guidance for The Horswell Collection’s transac- tions. n Portland Cleanup mobilizing thousands of volun- teers in downtown [with Adopt One Block Founder Frank Moscow]. n WRT Central Oregon Broker Angela Boothroyd, 2024 President-Elect of the Cascades East Association of REALTORS® is an active volunteer while Richard serves on the Political Affairs Key Committee for Oregon REALTORS®, the statewide trade association for the profession. It could be said that 2024 was the “Year of Windermere” statewide, with Windermere Heritage Managing Principal Broker/Owner Ashleigh Fordham as the association’s president; WRT Moreland Managing Principal Broker Robin Springer chairing its Gov- ernment Affairs Committee; and, Good Neighbor Award Recipient WRT Raleigh Hills Broker Jon Co- hen. In addition, WRT MLK Principal Broker Debra Neal is a recent addition to the State of Oregon’s Real Estate Board. As a company, Windermere and its brokers are guardians of the consumer with an activist voice in the industry.

equivalent funding of an agent producing 20 transactions. Over its 35 years, the Foundation has raised and donated over $50 million to over 500 organizations thoughout the areas the company serves. It is one of the key reasons for my continued affiliation with the company. A salute to all contributing agents! n Portland’s 94 neighborhood associations are critical for advocacy with the City. Richard is involved as Board Secretary of the Southwest Hills Residen- tial League and volunteers with the Argay Terrace Neighborhood Associa- tion.
