WELCOME TO THE NEW YEAR AT COACHLAND MOBILE HOME PARK! AS WE TURN THE PAGE ON ANOTHER YEAR, JANUARY GIVES US A FRESH START AND A CHANCE TO LOOK AHEAD WITH OPTIMISM. WE HOPE EVERYONE ENJOYED A JOYFUL HOLIDAY SEASON AND IS SETTLING INTO THE NEW YEAR FEELING RESTED, WARM, AND READY FOR WHAT’S AHEAD. THE START OF THE YEAR IS A WONDERFUL TIME TO REFLECT ON OUR COMMUNITY AND THE CONNECTIONS THAT MAKE COACHLAND MOBILE HOME PARK SUCH A GREAT PLACE TO CALL HOME. WHETHER YOU’VE LIVED HERE FOR MANY YEARS OR JUST RECENTLY JOINED US, WE TRULY APPRECIATE EACH RESIDENT AND THE PRIDE YOU TAKE IN OUR PARK. JANUARY REMINDERS WITH WINTER IN FULL SWING, PLEASE REMEMBER TO: KEEP AN EYE ON WATER LINES DURING COLDER NIGHTS REPORT ANY MAINTENANCE CONCERNS PROMPTLY USE CAUTION ON WALKWAYS DURING FROSTY OR WET CONDITIONS TAKING THESE SMALL STEPS HELPS KEEP EVERYONE SAFE AND COMFORTABLE THROUGHOUT THE SEASON. LOOKING AHEAD IN THE COMING MONTHS, WE LOOK FORWARD TO CONTINUING IMPROVEMENTS, OPEN COMMUNICATION, AND FINDING NEW WAYS TO SUPPORT OUR RESIDENTS. IF YOU HAVE IDEAS, SUGGESTIONS, OR FEEDBACK, WE ALWAYS WELCOME HEARING FROM YOU. Dumpsters Mobilehome residents are not to use the trash dumpsters in the RV park or anywhere else in the Park. Also please no pine needles are to be put into the dumpsters.

Clubhouse

Clubhouse password: 0821 The clubhouse password has been changed to 0821. We as that if you use the clubhouse after hours to please lock it up after you leave. The clubhouse is now available for private events again. If interested please inquire at the front desk for availability. The cost is $150 for the rental. Holiday Decorations Christmas decorations and lights may not be put up on a Resident’s mobilehome or on a Resident’s Space any earlier than Thanksgiving and must be removed no later than January 15. Residents may not leave lights outside of their mobilehome or on the Resident’s space all year long. Water Hoses: Please make sure to disconnect all of your water hoses and automatic sprinklers and drain them as the nights are starting to freeze. If they are left connected the water hose can break the waterline to your homes.

Parking Reminders

Guest Parking Guest Parking is to be used for short-term parking only. A vehicle must not remain in Guest Parking without being moved for more than seventy-two (72) hours, or three (3) days. As winter is here we really need those vehicles moved for snow removal. Any vehicle parked in Guest Parking overnight must have a parking pass Residents are not to park their vehicles in Guest Parking overnight, except where they have more than two (2) vehicles and the extra vehicle(s) are registered with Management and are paying the extra vehicle charge on a monthly basis. Street Parking We are having a critical parking situation: Please remember that Coachland does not allow street parking. Our streets are not wide enough to permit this. If you are parking on the street, you could be keeping first responders from answering an emergency call and safe snow removal. As stated in the Coachland rules and regulations: Parking is permitted only in designated parking spaces. VEHICLES ARE NOT TO BE PARKED ON THE STREETS! Service vehicles may park on the street while servicing a home/homesite. Short- term (15-20 minutes) parking is permitted for loading/unloading only. Per California Law, "No vehicle parking shall be allowed on two-lane, two-way roadways less than thirty-two (32) feet in width.” Coachland roads are twenty-eight (28) feet or less in width. Please submit any suggestions on how we as a community can make this work and be safe. We do not want to tow any vehicles, we just want the community to be safe.

Fireplaces and Chimneys: Please make sure to have your fireplaces and chimneys cleaned before this winter. Maintenance has noticed many chimneys that need cleaning in the park. Make sure that your fireplace or chimney has a spark arrestor to prevent fires. The Alpine Stove, phone number (530) 582-4985, is a great choice here in town to use. Also, remember there is no burning trash in your fireplaces. Fire Safety: The vegetation is now drying up for fall and the fire danger is high . We all now need to do our part. Ways we can do this is making sure that all the pine needles are picked up around the yard and out of your gutters and roof. Also keeping your plants pruned away from any structures you have on your property. Make sure that there are no chemicals sitting outside your home. It is also always a good idea to have a “go” bag prepared in the event of evacuation. Trash Cans: Please do not leave your trash cans in the driveway. Make sure they are put somewhere out of sight. Pine needles: Please make sure all pine needles are cleared from your roof and gutters before the snow starts to fall. Village Camp Truckee: As residents of Coachland we would like to remind you that the rental of the Adventure Cabins is 50% off for you to reserve for your friends and family.

Electric Bikes: The park has become full of people using e-bikes. We would like to remind you to follow all road laws wile in the park. The speed limit in the park is 5 MPH. That speed needs to be followed by e-bikes as well. Also, it is the law in the state of California that all children under the age of 18 wear a helmet while riding on an e-bike. We expect that law to be followed in the park as well. Please talk to your children about being respectful while driving around on their bikes, so we do not have to take more drastic measures and ban e-bikes from park grounds. Vehicles: We have noticed there are some vehicles that are not registered in the park. Please make sure your vehicle is registered. SLOW DOWN! Speeding: Please remember the speed limit in the park is 5 MPH. This is a family park with many kids walking around; we would like to make sure it stays safe for everyone. Also please slow down when backing out of your driveway.
