This edition of my playlist is dedicated to all the dads. My dad was a huge influence on some of my favorite bands like Fleetwood Mac, Crosby Stills & Nash, Bad Company, and Eagles, along with so many of my yacht rock favorites. I remember those drives to Colorado to go skiing when I was little, and he’d turn up the volume a little louder when “Tusk” by Fleetwood Mac would come on—he loved the beat of the drums and would press the pedal just a little harder. This means understanding that while opportunities are abundant, preparation and timing are key to navigating this new landscape. I’m seeing firsthand how these changes influence pricing strategies and negotiations. Homes are taking longer to sell, with days on market up by as much as 30% in some areas. This isn’t cause for alarm—it’s a sign of a more thoughtful market where pricing and presentation make all the difference. Sellers who take the time to price right and make their homes shine continue to see strong interest and competitive offers. Price Adjustments & Market Dynamics Broader economic factors and evolving buyer expectations are also shaping decisions right now. Affordability concerns are prompting buyers to be more deliberate, but I find that well-prepared homes, priced correctly, still stand out and sell well.
