1. Business Handed to Team Members Every agent on the team will be given business throughout the year. o Tony and Leen would like to sell no more than 30 houses per year so we can focus on the growth of the team. We have been selling about 45 houses per year, and it is growing due to continuously improving our sphere of influence marketing. As a result, we give a lot of our own business, not leads, to agents on our team. o We are also growing several lead-generation streams. We have been pouring our own resources and time into developing these streams, and we expect tens of solid transactions a year from these systems. All of these new clients will be passed to the agents on the team as solid business. Each agent can expect about $2M in business a year from the team. 2. Team Leads Going to the Agents on the Team We will not only capture all leads, but actually pass them to the agents on the team. Tony and Leen do not care for more business, but the team benefits the same regardless which agents gets the business done. We are simply one team. Long story short, for the first time in your career you will be handed the business that the team/office receives. 3. Contract ‐ To ‐ Close Administrative Support Once under-contract the agent starts CCing Paige on all communications. Paige then sends an e-mail summary of all of the important dates and next steps to the client, and takes over from there. You, the agent, will be CCed on all communications. Paige will handle everything except negotiations. This support alone will elevate approximately 40% of the work load off of the agent’s back so they can follow up with and secure more clients. Needless to say, it will be done with perfection simply because this is one of the few things that admins do, and they are actually skilled at it better than the agents who needs to be out of the office connecting with new clients. 4. In ‐ team Conveyancing Yes, you can hire a third-party conveyancing company for your clients. But getting it done in the team takes it to a much higher level of certainty, peace of mind, and 5-star service to your clients. You will never have to guess if something has been done. You will simply be kept in the loop every step of the way. Actually, you are part of that loop to begin with. It is just easier and more natural. This piece of mind will help you focus on other clients and get more business done. 5. SkySlope Reminders As soon as your client (seller or buyer) is under contract, the team’s transactional coordinator starts a list of reminders for you in our transactional system, SkySlope. The system emails you reminders of the next steps needed and deadline. This security of knowing that you will

never miss out on an important due date gives you the ultimate peace of mind to be able to focus on new clients, needless to say it gives you better sleep at night! 6. 7. Organized SOI (Sphere of Influence) As part of the agent’s coaching with Tony, you will organize your database and have a better handling on its groups. The power of working your sphere starts with the way you look at it. This is where the organizational model of the sphere comes into place, and we will help every agent on the team get it done right. We will not only show you how to do it, we will help you actually focus on it as a team at least a few months a year. 8. Marketed SOI: 40+ Touch Plan A successful agent is busy and they don’t have time to market to their sphere. Actually, marketing requires a different set of skills . As an agent, your focus should be on helping your clients. Our administrators will handle all of the marketing to your sphere, with perfection. o Your SOI will see you everywhere on social media. We mean EVERYWHERE. They will be reminded that you are in business, and you mean business. One of the main jobs of our marketing admin is to target your contacts with ads promoting the team casting you as a professional who gets the job done. o Your SOI will receive multiple mailings a year. Each one of the mailings will be worthy of your sphere’s attention. o Your SOI will get informative e-mails every month. Our open rate is about 70%. That is pretty unbelievable in this industry where the standard is about 15%. o Your SOI will receive quarterly market updates with county statistics by e-mail. o Your SOI will receive local Just Listed and Just Sold postcards with your picture (part of the team’s picture) on it. It does not even have to be your listing. Every time anyone on the team lists a house a post card is sent to everyone in the team’s SOI in that same zip code. The post card includes the team’s picture. Your SOI will simply

get to see your beautiful face on a post card reminding them that you are in business, highly professional, and successful.

9. SOI Growth Every fourth quarter of the year the team focuses on organizing and growing every agent’s database. We come up with ways to help you add people, and hold each other accountable to growing our spheres. As your database grows, your business grows. Even though agents know it, they don’t do it. When everyone on the team is growing their sphere together, and talking about it every week, you will get it done, and done right. 10. Your Database is YOUR DATABASE It is true that we help you organize your SOI and also help you grow it. Your database though is under your name and it will always be yours. You take it with you when you choose to be on your own. Even better, if you choose to retire from real estate, or sell less, you will have a well-oiled machine through the team to serve your sphere and hand you a referral fee. 11. Homebot Our team has partnered with Homebot to bring to our SOI homeowners a valuable and interactive tool that shows them the value of their home and personal mortgage information that they find nowhere else. Homebot sends out monthly email updates with personal information that matters to our SOI. It helps keep us on top of their mind, and always distinguishing us from the competition. Note that Homebot also tells us when our contacts make changes in their profile prompting us to follow up with them because they may be looking to sell. 12. Higher Average Price Point Half of the battle in real estate is increasing the agent’s average price point. With the influence of the team, and broker’s high-end brand, you will be able to grow your average price point higher. People who never thought of you for higher price points, will do with Compass. Wait until you experience it. It is going to happen. In addition to the broker’s brand influence, our team is developing ways for you to be able to target higher-end clients. 13. Work with MDs ‐ RealEstateForMDs.com Medical Doctors know that there is a special mortgage program that caters to them. Unfortunately, these programs are rare to find. Our team has partnered with a local lender who has this specific product. Most importantly, our team will be soon developing a website that caters to MDs. As a result, you will be able to target MDs in your lead generation. The team may also run ads targeting this audience. Any leads generated will be distributed to the team.

14. Elevate Yourself – Be Community ‐ Based with Live Love Delco Our team gives back to the community by running LLL, Live Love Locale. It is currently best known through its faces of Live Love Media, and Live Love Delco. Our team is the main sponsor/client of this movement of giving back to the community. This connection gives the Affinity team members an extra edge over other competitors in the local area. You can interview locals and non-profits and position yourself as a vibrant member who impowers the community. Our team runs campaigns to people who live in Philly and plan to move to our areas. Potential new residents love to know that we are active in the community. These buyers of high price point will be given to you, and your teammates. 15. Dropbox Yes, our team is fully digital. All of our docs are on Dropbox. You will have your own Dropbox within the team’s account. Some folders will be accessible by the administrative staff, and some are private to you. All transactions will be in the folders where admins can help you without interrupting your work. Even better, when you take that vacation and call a team member to take over, you will be able to give them access to whatever you want with a click of a mouse. Oh BTW, every member on the team follows the same structure of folders. So, when someone jumps in to help you with Sally the Seller, they know where to look for things. Have we mentioned yet how powerful it is to be an agent on a coherent team?! 16. Teamwork Real estate can be brutal, especially when you are a single agent. There is nothing like the power of having several people on the same page, and with the same heart. Teamwork is truly powerful. We will set goals together, tackle problems together, support each other when needed, fill in for each other when needed, and grow our business together to better serve the life, each of us cares to live. Quantum physics tells us, when two separate “units/people” are in perfect coherence, 1+1 = 4. We have truly experienced it. 17. Unplug When Needed Did you ever try to go away on vacation and your clients won’t let you go? Well, it happens every time, unless your clients are working with you as part of a team. When you go away for few days, or a week, it will be natural for your clients to contact a member of the SAME team for any help they need. They will never feel that they got passed on to some stranger, because they have “met” that person on day one when you showed them a picture of the team and explained to them what they get when they work with you. Actually, they also see the picture of the team on social media, and in every email, you send them. Also, note that the work will not be interrupted given that everyone on the team follows the same systems.

18. Accountability No, we do not set a goal for the agent to generate a certain number of leads every week, and then check on them. We have tried it and find it to be an ineffective method, needless to say, insulting. We do though have a “menu” of business building blocks that we all report on during our weekly team meetings. We will always remind the agent of the life they want to live, and make sure that their everyday actions are in line with their vision. 19. Quarterly Goals The team sets common quarterly goals for everyone to focus on. As an example, we mentioned earlier how we focus on growing our sphere every fourth quarter of the year. Each one of the other quarters has its goal that is in line with the seasons of the real estate market. 20. Coaching Have you been seeing progress on the short term, but unsure where you are going long term? Well this is why Tony coaches every agent individually. We make sure that the agent is leading their business through their unique set of strengths, which is discovered in the early weeks of the agents joining the team. Through coaching, Tony will also make sure that each agent is crystal clear on what is their end-goal and how it fits in their personal life. Tony will help each agent avoid falling for that new shiny lead generation technique, and help them focus on what works best for them and within their life of choice. Tony’s Credentials: Prior to real estate, Tony was a tenured professor, chair of the Physics and Astronomy Department at Widener University, internationally published researcher in in the field quantum physics, and counselor introducing his students to top researchers at NavAir Airforce base and Northwestern University. As an agent, he excels in few areas—in particular—that are not strengths for many other agents: a) Seeing the strengths in others and helping them grow through that strength. b) negotiating and keeping together the toughest and most complicated transactions, and c) staying focused on the 20% of work that leads to 80% of our results. As a coach, Tony has spent the last 2 years learning from the top real estate coaches in the Delaware Valley, attending numerous high-level workshops taught by the best team leaders in the country, and reading and implementing tens of best-selling real estate books with proven methods in our current team. All in all, Tony is truly dedicated to his craft and passion for guiding others to be the best version of themselves. 21. Weekly Team Meeting The team meets every week. The meetings are a reason to get together. Everyone shares the good things that are going on with them, and also any struggles that the team can help them with. We briefly then discuss our quarterly goals and other things that may need everyone’s attention. The most important part though is the first one when everyone shares their previous week and through their highs and lows. It is a great time to pause and reflect.

22. Team Value Proposition to Potential Clients Telling the client that “I am your Realtor” is one thing. Showing them a picture of the team and telling them how we are a proven well-oiled machine that will help them through their real estate journey while “you” continue to be their Realtor of choice, is simply powerful and will help you get more business. Remember, 1+1 = 4. 23. Wisdom in the Team – Win and Retain Business Agents on the team can share endless stories about business they won, and transactions they were able to keep together, only because of the knowledge and wisdom that Tony, and other members of the team, shared with them with a genuine care and interest to help them and their clients. We all sometimes have to compete and win a listing where the seller is interviewing multiple agents, and help a client do what is truly best for them when they can’t see it. These tips come from experience and deep knowledge that is only shared among members of the team that lives and acts like a family.

24. Affinity Real Estate Team is our team’s Brand We want YOU to be THE REALTOR to your friends and family. It is never about Tony and Leen.

25. Team Office Compass allows us to have our own non-Compass team office in Media. As a result, our team will be able to focus on what matters the most, and that is our Sphere of Influence, and supporting each other, heart-to-heart, while being supported from the main company directly. 26. Affinity Transitioning Leen has taken the leadership to learn and practice transitioning which helps seniors downsize and move from their current houses into senior communities, or a smaller house that is safer and a better fit for them as they age. The process is very complicated logistically, emotionally involving, and demanding at all levels. The process is customized for each client and involves a menu of services including: downsizing, decluttering, staging, clean-outs, packing, and unpacking to the most premium level with wall art hung and reading glasses placed by the bedside nightstand. Affinity Transitioning has already successfully helped many seniors with their moving needs. Leen has established relationships in the transitioning industry and is able to offer to our clients transitioning through our partners. Can you imagine the power you will have walking into a senior’s house and telling them that you can help them find the new place, pack, move, unpack, fix up their current home with company dollars, and sell it? 27. Prime Members of Zillow and Realtor.com Our team is a paid VIP member of the two biggest portals, Zillow and Realtor.com. As a result, we don’t only get a VIP customer service anytime our listings need adjustment, but we also win many of our listing leads. Yes, get ready to take advantage of many tools and generate leads on your listings that you have never seen before because someone else was taking them away from you. 28. Team Members Licensed in PA, DE, NJ While everyone on the team is licensed in PA, some members on the team are licensed in DE and NJ. This fact gives you an opportunity to capture some referral business from your SOI that wouldn’t happen otherwise. 29. Compass Concierge Have you taken a listing where you wish you can remove the carpets, re-finish the floors, pain the whole house, and more, but the seller does not have the resources to do it? Well Concierge solves this problem and help you get more listings for full commission. Concierge will also help you be the Realtor of choice in case of a divorce or estate sale. You will win more and more awesome listings. BTW, did we tell you that Concierge is free of interest and charges?! The seller will just pay it back dollar-for-dollar at settlement. 30. Target Attorneys and Financial Advisors Our team has developed a special booklet that features Concierge and targets professionals who work with clients who need to sell their house, and can benefit from updating the house before selling it. If you establish only one or two relationships with professional like these, you will be golden. The perfect professionals that fit this program are estate attorneys, divorce attorneys, and financial advisors. 31. Compass ‐ Bridge Loans How many clients have you lost because they are afraid of listing their house, putting it under contract, and not being able to find their perfect home during that short time? Well, with the Bridge program your clients will be able to find their dream home first, buy it, and then focus on selling their house. Note that Compass will pay up to 6 months of the new mortgage until the current house has sold. Long story short, get ready to win new business in a big way! 32. Compass ‐ Collections & High Tech Yes, one of the pillars of Compass is high tech. Your buyers will love the search engine, and the sellers will have another reason to pick you over other competitors. Set up a collection for your buyers or sellers and watch them interact with you seamlessly. Do you know that Compass has over 400 software engineers based in NY, and over 200 more in India?

33. Compass ‐ Nationwide “Behind the Scenes” Compass has its own Facebook. Yes, the actual Facebook as you know it. Compass has the exact thing but the colors are black and white instead of blue and white. It is the social platform for Compass nationwide, with local groups on it, such as the Philadelphia area one. Compass agents from all over the U.S. interact on their private “Facebook.” 34. Compass ‐ Coming Soon Campaign We all want a good listing. Unfortunately, though, good listings sell in few days giving us no chance to generate leads. The one good thing that MLS has done is that a listing that is “Coming Soon” does not get published on the portals such as Zillow. As a result, we have a slightly better chance winning some leads if we market the listing Coming Soon. The power is when we combine Compass’ tools within a coming soon campaign. As an example, consider setting up a public collection of coming soon(s)! 35. Compass ‐ Private Exclusive Over the last year our team has won numerous listings in competitive situations, thanks to Compass Private Exclusive. Compass has built systems and culture that supports exclusive listings. Clients love it too. We get to test the price, get feedback, and do some 1-on-1 marketing all before the listing hits the MLS. It is a huge added value that our clients appreciate. 36. Compass ‐ Respected and Uniform Brand The Compass brand is so powerful. Show people that tilted line, and they go nuts. They just love it. Simple colors (black and white) and brilliant minds of 400 staff members in NYC creating a brand that people are getting hooked on and see as a modern high-end brand. 37. The best agents in the market. 38. Compass ‐ One Company: Offices in Philly, Mainline, Media, … Yes, our team’s office is located in Media. When you do have that Philly appointment though, you will let the client know that your office is in Center City. Oh, and for that mainline appointment, tell the client that your office is in Suburban Square. All of this is a fact. We are part of ONE company that has multiple offices. This is unlike the franchise model of other brokerages where every office is independently owned and operated. All offices of Compass are one!

Compass ‐ The Power of One Office vs. a Franchise Franchise offices, such as RE/MAX, KW, and others, were purchased long time ago by the person/group willing to invest a sum of money, regardless of whether that person/group was good at running a real estate office. The power of being part of One Company goes beyond great offices in the best locations. It means that when Compass hires someone, it’s the right person for the job, recruited and vetted, just the way corporate America does it. At Compass, we will be having direct access to the local, best and brightest corporate recruiters, marketers, sales managers, and coaches. In the ever-changing real-estate industry, working with the best and brightest on a local level will be an important part of surviving and growing in our business. 40. Compass ‐ Education Education at Compass happens through in-person and online nation-wide classes, and coaching. In addition to the in-person classes that are hosted at different locations for everyone in the one company to attend, there are endless current classes on Compass Academy hosted by agents from around the nation. Even more, every agent has Compass has a coach and manager. 41. Compass ‐ Technology Compass has hundreds of software engineers and has snagged many top figures in the software development industry, including AI (Artificial Intelligence). So far, they are rolling out products that directly help us win more clients including Collections, Coming Soon, Compass Private Exclusive, Concierge, Likely-To-Sell, and an entire local top-notch marketing department established to serve us, and our clients. 42. Compass ‐ Likely ‐ To ‐ Sell While we are supposed to keep in touch with our sphere, we simply can’t keep up with it. Thus, Compass’ artificial intelligence tells us if one of our contacts is likely to sell. Yes it simply gives us a notification recommending that we get in touch with these contacts because they are most likely getting ready to sell. 43. Compass ‐ Equity Stock Compass plans to become publicly traded in the near future. They offer us, their agents, the opportunity to invest in their stock options. If they go public, our equity stock options will multiply in value and become ownership in a publicly traded company.

44. Long ‐ Term Plan to Retire and Continue to Generate Income The problem with our profession as Realtors is that we don’t have much to sell when we decide to exit the business. Selling your database does not work. You will lose the business at the point of passing it to a friend/agent. We have seen it happen many times to many agents looking to retire from this business. When they retire, their business simply dissolves. However, if you are though part of a team, your sphere will be familiar with the team and its members. When they come to you, you will not need to pass them on to a stranger. The team will take care of their business, and you will get a referral fee (to be determined). 45. Higher Income for Little Extra Work We hope that you do realize by now that being on the Affinity Real Estate Team will result in having you grow your SOI, organize it, have the team market you to it, get ton of business from your sphere, get additional business from the team, win more business because of Compass tools such as Collections, Concierge, Bridge Loans, and more and more business because of the team’s campaigns such as Live Love Locale, Real Estate for MDs, and Concierge for attorneys and financial advisors. Tap into new business, and all of this for very little extra work because you will have all of the administrative support that you need. It is the goal of every agent to sell about $10M, take home close to $200,000, all while doing the workload equivalent to selling $5M on their own.
