North Jersey Builders Group serves as project partner Diversified Properties celebrates full occupancy at East Rutherford multifamily building

AST RUTHERFORD, NJ — Di vers i f i ed Properties and joint venture partner, North Jersey Builders Group , announces that 480 Flatz, a four-story, 35- unit luxury multifamily build - ing located at 480 Paterson Ave. in East Rutherford has reached 100 percent lease up. Welcom- ing its first residents in March, 480 Flatz has seen consistent interest from residents looking for a new, modern living space in a highly walkable and conve- nient location. Prior to the construction of 480 Flatz, 480 Paterson Ave. was a long-vacant parcel of E

land along one of East Ruther - ford’s main business corridors. Conveniently located between Rtes. 3, 17, and 21 and just a short ride from the Meadow - lands Sports Complex featur - ing MetLife Stadium and the American Dream mega-mall, the property’s location and regional accessibility made it an ideal candidate for an ambitious repositioning. Lever- aging substantial experience in driving value from similar sites, the executive leadership team at Diversified Properties, along with its project partner North Jersey Builders Group, sought to reimagine the site as a luxury multifamily building

to tap into the robust demand in the NYC metro area. Built around the highest stan- dards of luxury apartment liv - ing, each of 480 Flatz’s 35 one, two and three-bedroom units feature designer kitchens out - fitted with granite countertops and stainless-steel appliances as well as in-unit washers and dryers. Designed by Thomas J. Brennan Architects with engineering provided by MCB Engineering Associates and construction managed by Mor- ris Construction Manage- ment , Diversified Properties’ affiliated construction manage - ment firm, 480 Flatz’s modern and well-appointed residen- tial units are complemented by a contemporary exterior design MAREJ . Certification Matters continued from page 7C proper installation and inspec- tion of the work before its cov - ered up by other trades. THE BUTTERFLY EFFECT One Philadelphia contractor credits the NACC certification for their implementation of a process to document evidence of appropriate outcomes. This procedure enabled them to address negative jobsite condi- tions early in the design phase to accommodate installation. Through annual self-evaluation of work processes, they learned the benefits of implementing both an internal and external feedback system. Internal feed - back through safety reviews re - vealed a frequency of problems caused by addressing jobsite conditions in near completion of shop drawings. Moving out - come reviews to earlier in the design phase allowed them to avoid numerous jobsite errors. For one project, the contrac- tor was able to identify and avoid a serious installation and maintenance issue. Involv- ing all project team members early on allowed for a major installation change increas- ing both efficiency and safety without compromising budget and schedule. Too often the industry accepts high risk as a standard operating condition, however improving risk management is as impor- tant as increasing productivity, safety, and profitability. NACC Certification is an effective risk management tool for all project team members. MAREJ
