Purpose of the Post The role of Director of Property & Major Projects is a critical position within Imperial’s Property Leadership Team maintaining, improving and developing property across nine campuses covering more than 500,000 sqm of buildings. The postholder will have accountability for an estimated £250m of spend per annum (c£100m operating expenditure & c£150m capital investment). The postholder will is responsible for achieving four critical objectives for Imperial. First, the achievement of the property related aspects of Imperial’s plan to become Carbon Net Zero by 2040 (estimated value of 750 million). Second, Key Responsibilities • Deliver a good quality, responsive and value for money planned maintenance and building servicing programme to ensure that Imperial’s campuses are in good condition and are safe. This involves managing a budget of circa £50m per annum to achieve this objective. • Ensure that adequate arrangements are in place, including inspection regimes, to ensure the safe use of all of Imperial’s property assets (excluding health and safety risks arising from activity undertaken within buildings). • Be responsible for the successful delivery, on time and on budget, of capital projects (excluding new build at White City Hammersmith and any development undertaken by the Unitised Scheme) across all campuses. The estimated gross annual investment into these projects is c£100m per annum. • Be responsible for developing and implementing a plan for Imperial’s property to reach Carbon Net Zero by 2040
a five-year programme of capital projects valued at c£400m (excluding new development at the White City Hammersmith Campus) to support delivery of many key objectives of the new Imperial College Strategy. Third, the servicing, lifecycle and responsive maintenance of all property owned by Imperial. Fourth, the effective and efficient use of space to deliver Imperial’s Strategy objectives through master planning (excluding White City Hammersmith), use of existing space (new ways of working, teaching and researching) and the effective management of tenants and other third party property related interactions. (estimated investment of 750 million) and the achievement of any nearer term energy improvement goals for properties that are sub-let. • Be responsible for Imperial’s utility purchasing and management (c£50m per annum) across all property asset types and develop and implement a utilities strategy that enables Imperial to achieve its 2040 Carbon Net Zero target. • Lead, manage and develop the Property & Major Projects senior team. Particular emphasis should be placed on ensuring that there is a sufficiently capable and experienced set of direct reports to whom adequate responsibility can be delegated and succession planning arrangements are in place. • Communicate and listen regularly to all staff in the Property & Major Projects Team focusing on customer service, career planning and Imperial’s values.
