1. All Hoyden Homes realtors work in real estate full time . A part time realtor sees you as dollar signs for a side hustle; we see helping sell your home as our life‘s work.
2. The beauty of us being a tight-knit boutique brokerage means that all of the other realtors in our brokerage are tuned into all current listings in weekly meetings and are capable of stepping in at any moment.
3. We’ve sold thousands of homes with a small brokerage of 8 agents, so each of us is very established. In addition, we require new agents to have double the mentorship that the Texas Association requires.
4. We use networks, MLS , etc. Our team is a Zillow Premier Agent Team and we can spotlight your listing on Zillow to guarantee more views . This is not something that all agents have access to. See the following page for more information on how Zillow Spotlight can sell your home. 5. We are a boutique brokerage with a strong background in communications and technology. Which means we not only have an app for keeping you in the loop regarding our marketing and sales process, but we make the extra effort to make weekly updates with all of our sellers. Our motto is that you should be so well informed that you never need to call us for an update . 6. We provide our clients with detail reports on how to make their home ready for the market with an in depth SWOT analysis and staging report that has each room broken down in terms of priority and the customer's budget. In addition, we have our own in-house make-ready team that can help with small repairs and remodeling that can be paid at closing if the seller chooses to use our concierge make-ready services. 7. Our Listing fees are 100% negotiable. Typically, we charge anywhere from 2% to 4%, depending on what services or marketing plans you choose to use. In addition, if you would like to pay a buyer's agent fee, we will assist you in helping to evaluate what thatmight be and collect it at close for your convenience.

1. Listing Paperwork
Once you are ready to begin, a realtor on our team will have you sit down to fill out all the necessary paperwork to list your home. You will be presented with an Information about Brokerage Services (example at the back of this guide) and a Residential Listing agreement . Depending on the age, location, type of sale you want and property type there are many other documents that will accompany the listing agreement. Your agent will help you to navigate the documents that are needed for your home and type of sale.

2. Property Evaluation Before listing your house, our team will help you prepare your property & provide make-ready recommendations. This may involve repairs, renovations, staging, & improving curb appeal. Please ask us about our Seller Concierge Services where we can help you to pay for and even do these services for you before you list. Our team will go the extra mile and create a SWOT (Strengths, Weaknesses, Opportunities, and Threats) analysis before you enter the market to help you understand and stay ahead of the competition.

3. The Examination Stage During the examination stage, our Seller's Team will evaluate the property for past liens and heirship in addition to all the governmental notices that the seller's side will need to provide to the buyer. There are many city and county ordinances that may have to be provided to prospective buyers that the seller may not be aware of, such as: MUD notices, ECAD notices and water district notices. The seller's team will conduct a comprehensive examination of public records, including deeds, liens, mortgages, and other encumbrances that may affect the sale of the property.

4. Professional Photography & Videography Once the make ready is finished on your property, we’ll order professional photography & videography. Professional photography and videography are crucial as they ensure your property is shown in its best light to potential buyers when searching online. According to the National Association of Realtors, a whopping 97% of homebuyers used the internet to start their home search. First impressions are everything! 5. Sign &
Lockbox As soon as you have a signed listing agreement, our listing agent can place the ‘For Sale’ sign in the yard. The more exposure you receive, the better the outcome for the sale of the property. We normally place For Sale signs within 48 hours of going active on the market. Be sure to get a copy of your key made or provide a spare key for the lockbox.

Listing Property on the MLS 1. The MLS is a widely used platform by potential buyers. Houses can only be listed in the MLS by licensed realtors. By listing your property in the MLS, you gain exposure to a large network of agents actively searching for properties in your area. Listings in the MLS are syndicated to thousands of websites like Zillow and Trulia. Our Team goes one step further & reverse prospects the MLS to find clients who are already shopping for homes in your zip code. These clients are generally a bit farther on in their buying journey. 3. Showings
The Supra iBox is a keybox system commonly used for secure access to properties. It allows authorized individuals to store keys securely and grant access to the property when needed. When we use the app to access the Supra iBox, it leaves a record for the seller of who entered the property, how long they stayed, and their contact information. All agents who use the Supra iBox have been background checked and finger printed.

4. Receiving Offers
Your agent is obligated to present all offers to you in a timely manner. If there are offers under a certain price point that you do not want to receive you may let your agent know in writing. If there are certain important items that you will be keeping in the home and not transferring to the buyer, it is also important to let your agent know ahead of time so that this can be communicated to the potential buyers.
