METHOD & TERMS The Larkey Farm will be sold in four (4) individual tracts based on a survey that is currently in progress. The said surveyed acres will be used to constitute the final settlement price. Tract 1 will be sold first on a price per acre basis. Tracts 2, 3 & 4 will be sold in numerical order for a “lump sum” total dollar amount. The farm will NOT be offered in its entirety or in any combinations. Bidding is NOT contingent upon financing. Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 30 days, on or before Wednesday, May 5, 2021 upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession on Tract 1 will be given at the time of closing subject to a farm lease for the 2021 crop year. Buyer(s) will receive 100% of the cash rent as a credit at clos- ing. Possession will be given at the time of closing on Tracts 2, 3 & 4. Subject to the Iowa Septic System Law, the septic system on Tract 3 is exempt from any system testing or upgrading. Any future septic system testing or upgrading will be at the buyer(s) expense. All announcements sale day shall take precedence over any prior advertising either written or oral.
