Blasch joins the company’s brokerage division as a sales associate Bussel Realty Corp leases 93% of 100 Ryan Street in South Plainfield

OUTH PLAINFIELD, NJ — Bussel Real- ty Corp. (BRC) an- nounced its leased 93 percent of 100 Ryan St., a flex/incu- bator business park in South Plainfield. Sitting on four acres, 100 Ryan St. consists of two build- ings, totaling 27,000 s/f each. The site was formerly a junk yard, which was environmen- tally cleaned and developed by a group headed by Steve Bus- sel, SIOR , president of BRC. “This site was a challenge to develop and took years to complete,” said Bussel. “The former buildings on the prop- erty were demolished and the site was environmentally re- mediated before construction could begin.” Piscitelli Brothers Con- struction , principals in the project, completed the con- struction in late 2017. Bussel and his firm, Bussel Realty Corp, commenced leasing and within one year leased ap- proximately 93% of 100 Ryan St. to 25 companies. 100 Ryan St. consists of 18 units, 1,500 s/f each, and nine units, 3,000 s/f each. Each unit is completely self-contained with separate utilities, office space and bathrooms. Own- ership is allowing smaller users the opportunity to make short-term deals, with room for expansion. Many of the tenants at 100 Ryan St. are on-line, internet-related sales companies. Bussel Realty Corp. ar- ranged the sale of 138 Levgar St. in Piscataway to IFF Hold- ings for $540,000. 138 Levgar St. is an indus- trial building totaling 4,000 s/f. Jeffrey Goldfinger , vice president of BRC, represented the seller, J&J Properties of NJ, and the buyer. Sitting on a half-acre site, 138 Levgar St. is a 4,000 s/f industrial building located near I-287 and Route 22. The property features 12-foot ceilings, heavy power, two drive-ins, paved storage and parking lot, and is fully air conditioned.
