“South Bethlehem truly is a place that has enormous potential,” Benner said. “Themission here is tomake this a really exciting college town. There will be a number of buildings that follow.” Lehigh University, located just a few blocks away, has consolidated administrative functions in two floors of the building, called Gateway at Greenway Park. St. Luke’s University Health Network occupies the third floor with practices specializing in obstetrics and gynecology services, pediatrics and family care. According to Jody King, vice president of CBRE Inc., the real estate firm that is marketing the property, four floors are fully leased with restaurants slated for the sixth and first floors. Quadratus Construction Management Inc. of Whitehall, the project’s construction manager and Dennis Benner’s company, ION Development Group, will both take space on the sixth floor. 
