The 589 detached listings in Vancouver West in August were 6% above July but were 16% below August 2019. August’s detached sales (at 91) were 18% higher month-over-month and 52% above year-over-year. The sales-to-listings ratio in August increased to 15% as Vancouver West’s detached segment remained in balanced market territory. At $3.08M, the benchmark price for detached homes was 1.0% above July and 6% higher vs August 2019. The average sold price of $3.20M was 11% below July and 0.4% lower vs August 2019.
