Many varieties of bermudagrass are available—it can be purchased as seed, sprigs, or sod (https://aggieturf.tamu. edu/texas-turfgrasses/bermudagrass/). It is, however, important to note the distinction between ‘common’ and ‘hybrid’ varieties. Common bermudagrass ( Cynodon dactylon ) varieties often have coarse leaf texture and are light green com- pared to hybrid varieties. However, breeding efforts have significantly improved the appearance of common bermu- dagrasses. Some of these improved varieties have finer leaf texture, darker color, and greater density. These are most often planted as seed, but some (e.g. Princess) are also available as sod.
Bermudagrass Scientific Name: Cynodon dactylon L. Pers; Cynodon dactylon (L.) Pers × Cynodon transvaalensis Burtt Davy Strengths: Drought tolerance, heat tolerance, deep rooting potential, durability, good recuperative potential, salinity tolerance, rapid establishment rate, and low disease potential. Weaknesses: Does not tolerate shade well, requires frequent mowing, moderate to high fertilization requirement. Description: Bermudagrass is a warm-season, fine-textured turfgrass that spreads stems laterally below-ground by rhizomes and above ground by stolons. It is a drought-hardy, durable, and versatile turfgrass. It establishes relatively quickly from seed or sprigs and has superior traffic tolerance and rapid recuperative potential. These attributes, combined with its tolerance for low mowing heights, make it ideal for golf courses and athletic fields as well as other heavily trafficked areas. It is also one of the most well-adapted turfgrass species for use in Texas home lawns (Figure 1).

Overwatering can cause drainage issues, high water bills, and excessive water on your neighbor’s property, these are not warranted by DR Horton. If you have excessive water on your property, please contact your neighbor to alert them of their overwatering, also confirm your irrigation times and durations. Turn down water in-between homes and shaded areas, these areas typically do not need as much water. Overwatering can harm your landscaping just as much as underwatering, consult a landscaper if needed for more information.

Foundation Maintenance and Care
Your home has been constructed using a concrete slab-on-grade foundation. This is the most commonly used type of foundation system in Texas. This type of foundation can be reinforced with conventional mild steel reinforcing, post-tensioned tendons, or a combination of the two. Most builders in the Texas use post-tensioning, along with some conventional reinforcing. All slab-on-grade foundations are designed to sit on top of the ground and float or flex with movement in the bearing soils. The foundations are built with a certain amount of rigidity, however, they are allowed by normal design parameters to deflect and bend a certain amount. Typically, foundation movements are caused by some change in the bearing soils beneath and directly surrounding the house. The most critical “changeable” factor in the sub-grade soils is the moisture content. This is important because most of the clay soils in the Dallas area are “active”, that is, they have an electromagnetic attraction for water and swell or heave upward when they can absorb water. On the other hand, these clays shrink and subside when they become dry. Thus it is said that in order to stabilize and control the movement of clay soils, it is necessary to control their access to water. If the moisture content under the foundation is maintained in a stable condition, the foundation itself will tend to be more stable, and deflection or cracking in the walls of the home should be minimized. When a home is constructed, the moisture content of the soil beneath the foundation is fairly uniform and evenly distributed. The slab foundation acts as a lid or covering, and protects and stabilizes it, except at the edges. Around the edges, swelling or subsidence can take place, depending upon environmental influences. If the soil outside the foundation along the perimeter is not well-drained, rainwater, sprinkler water or other irrigation water may puddle and slowly saturate the adjacent soil under the foundation. The saturated soil will swell and heave upward, causing “edge lift”. On the other hand, if watering is neglected, and the soil is exposed to summer sun and hot breezes, the soil will dry out, shrink, crack visibly, and subside, causi ng “edge drop” or “center lift”. Either of these conditions may progress to the point where the foundation of the home is deflected and the frame structure above is distorted and develops severe cracking. It is important that as a homeowner you realize that your foundation is more than just inert, passive concrete and steel. It is an element that will respond to changing conditions, and it needs understanding and maintenance if it is going to give satisfactory service.
The following are several recommended procedures, which will be helpful in this regard:
1. Be certain that the yard around the house slopes away from the foundation. Any standing or ponding water next to the foundation can cause undue unnecessary soil and foundation movement. Be sure the builder has sloped the yard for good drainage and that all drainage swales are working. A 5% slope is now recommended by the International Residential Code.

2. Even and consistent watering should be performed regularly and in creased during dry or “drought” peri ods. Watering should be done around all sides of the home. If a sprinkler system is installed, it should water the entire perimeter. Zoning the system is recommended where over-saturation might otherwise occur along various portions of the home. During dry periods and if it is intended to water only the foundation, a soaker hose laid approximately 18” from the foundation can be allowed to drip moisture slowly into the soils several hours a week. This procedure has been used successfully. (How much water is enough? The answer is that soil should be damp to the touch and should be able to be squeezed into a ball, which will retain its shape. If the soil is hard or dusty or cracked, it is too dry. If it is saturated or “squishy”, it is too wet.) 3. Trees and shrubs can absorb large quantities of water and their root systems can undermine your foundation. It is typically recommended that new trees be planted more than ½ the canopy width of the mature tree away from the foundation. Existing trees adjacent to the foundation should be removed. The larger the tree, the greater the threat. Deep planter beds filled with absorbent planter mix soils should not be placed adjacent to the foundation. If masonry retained planter beds are installed in close proximity to the foundation it is imperative that weep holes be installed in the masonry edges to allow for water to properly drain. Absorbent planter mix soils shall only be installed at actual plant locations. Clay type soils that shed water shall be used in the majority of the flower beds and shall be sloped to drain away from the foundation. Homeowner maintenance in ensuring that a uniform moisture content is maintained around the foundation, to include the flower beds, is imperative in the proper performance of the foundation. Gutter downspouts shall not be allowed to discharge into flowerbeds. 4. It is recommended that you check for leaky hose bibs and air conditioner condensation drain pipes which could induce localized water into the sub-grade. 5. Gutters can typically be used to help prevent roof-run-off from dumping concentrated quantities of water into the ground at re-entrant areas and roof valley locations. Homes with gutters should have downspout extensions and splash blocks and the systems should be cleaned regularly. The splash blocks should not direct the flow into planter beds. 6. Be aware that alterations and improvements such as new landscaping, addition, pools, decks, sidewalks, etc., can change the drainage patterns of your home and could induce problems if area drainage is not properly addressed. Note changes in surrounding of adjacent lots since additional water could be directed at your residence.
In summation, your new foundation will better be able to serve you when the recommendations stated above are incorporated into your home’s normal maintenance program.

When Does Warranty Coverage Begin? Warranty coverage begins on the “installation date.” The installation date is one of three dates depending on the circumstances of purchase: (1) For units installed in a newly constructed residence, the installation date is the date the owner purchases the residence from the builder. (2) For units installed in existing residences, the installation date is the date that the unit is originally installed. (3) Except for California residents, if the date the owner purchases the residence from the builder or the date the unit is originally installed cannot be verified, the installation date is three months after the manufacture date. The first four digits of the serial number (YYMM) on the unit indicate the manufacture date. For example, a serial number beginning with “2307” indicates the unit was manufactured in July 2023. How Long Does Warranty Coverage Last? Registration is not required to obtain warranty coverage, but registration entitles the owner to the Registered Additional Term Warranty referred to in the following paragraph. If the unit is not registered, the warranty on all parts lasts for a period of up to 5 YEARS after the installation date (the “Initial Term Warranty”). If the unit is properly registered online within 60 days after the installation date, an additional warranty (the “Registered Additional Term Warranty”) is provided. Except for units installed in Texas or Florida, the Registered Additional Term Warranty lasts for as long as the original registered owner or his or her spouse (“registered owner”) own and reside in the residence in which the unit was originally installed, for a period of up to 10 YEARS after the installation date, for all parts. For units installed in Texas or Florida, the Registered Additional Term Warranty lasts for a period of up to 10 YEARS after the installation date for all parts. Neither the Initial Term Warranty nor the Registered Additional Term Warranty, if applicable, continues after the unit is removed from the location where it was originally installed. If you are a California or Quebec resident, please refer to the “California And Quebec Residents” section below. If the unit is installed at a Florida residence, please refer to the “Units Installed In Florida” section below.
The replacement of a part under this warranty does not extend the warranty period. In other words, Daikin warrants a replacement part only for the period remaining under the
applicable warranty on the original part. What Will Daikin Do To Correct Problems?
Daikin will, except as set forth below, furnish a replacement part, without charge for the part only, to replace any part that is found to be defective due to workmanship or materials under normal use and maintenance during the warranty period. Furnishing of the replacement part is Daikin’s only responsibility under this warranty. If a replacement part is not available due to changes in any law, regulation, technology, refrigerant or other reason, Daikin will provide the latest part available during the warranty period. However, installation of the latest part available may require changes to or replacement of other components and/or accessories to your heating, ventilation and air conditioning (“HVAC”) system that you will be responsible for changing or replacing at your expense. THE APPLICABLE REMEDIES DESCRIBED IN THIS SECTION ARE DAIKIN’S ONLY RESPONSIBILITIES, AND THE OWNER’S ONLY REMEDIES, FOR ANY BREACH OF THIS WARRANTY OR ANY IMPLIED WARRANTY. WHETHER ANY CLAIM IS BASED ON NEGLIGENCE OR OTHER TORT, BREACH OF WARRANTY OR OTHER BREACH OF CONTRACT, OR ANY OTHER THEORY, NEITHER DAIKIN NOR ANY OF ITS AFFILIATES SHALL IN ANY EVENT BE LIABLE FOR INCIDENTAL OR CONSEQUENTIAL DAMAGES, INCLUDING BUT NOT LIMITED TO LOST PROFITS, LOSS OF USE OF A UNIT, EXTRA UTILITY EXPENSES, OR DAMAGES TO PROPERTY. Units Installed In Florida A unit installed in Florida is deemed registered if a contractor licensed under part I of chapter 489 of the Florida Statutes (a) installs the new unit; and (b) provides Daikin with the date of the issuance of the certificate of occupancy for installations relating to new construction, or the serial number of the unit for installations relating to existing construction, as applicable. California And Quebec Residents California and Quebec residents do not need to register the product in order to get all of the rights and remedies of registered owners under this warranty, but Registered Additional Term Warranty coverage is only available to the original owner of this unit and his or her spouse. The arbitration provisions of this warranty shall not apply to residents of Quebec. Where Can Any Legal Remedies Be Pursued? ARBITRATION CLAUSE. IMPORTANT. PLEASE REVIEW THIS ARBITRATION CLAUSE. If the chosen arbitration organization’s rules conflict with this Arbitration Clause, the provisions of this Arbitration Clause control. The award of the arbitrator(s) shall be final and binding on all parties. 8. Location of the Arbitration Hearing: Unless applicable law provides otherwise, the arbitration hearing for United States residents will be conducted in the federal judicial district in which you reside (in your hometown area) or, for Canadian residents, in the province in which you reside, and if you choose, will be in person. 9. Costs of the Arbitration : Each party is responsible for its own attorney, expert, and other costs and fees unless applicable law requires otherwise. Survival and Enforceability of this Arbitration Clause : This Arbitration Clause shall survive the expiration or termination, or any transfer, of the warranty on your unit. If any part of this Arbitration Clause, except waivers of class-action rights, is found to be unenforceable for any reason, the remainder of this clause and the warranty shall remain enforceable. If, in a case in which class-action allegations have been made, the waiver of class-action rights under this warranty is found to be unenforceable with respect to any part of the dispute, the parts of the dispute as to which the waiver of class-action rights have been found unenforceable will be severed and will proceed in court without reference or application of this Arbitration Clause. Except as otherwise provided in this document, if this heating or air conditioning unit has not been properly registered, all references in this document to “the warranty,” “this warranty,” or any similar construction, refer solely and exclusively to the Initial Term Warranty (defined below). If this heating or air conditioning unit has been properly registered (and any other applicable conditions set forth in this document are satisfied), all such references refer to the Initial Term Warranty together with the Registered Additional Term Warranty (defined below). Who Is Providing The Warranty? This warranty is provided to you by Daikin Comfort Technologies Manufacturing, L.P. (“Daikin”), which warrants all parts of this heating or air conditioning unit, as described below. To What Type Of Installations Does This Warranty Apply? This warranty applies to heating and air conditioning units installed in residences not occupied by the owner. Different warranties apply to units installed in owner-occupied residences and in commercial properties. Is Registration Required? Registration is strongly urged. As set out below, Initial Term Warranty coverage is available to owners who have not registered, but Registered Additional Term Warranty coverage is only available to registered owners. What Problems Does This Warranty Cover? This warranty covers defects in materials and workmanship that appear under normal use and maintenance.

What Problems Does This Warranty Not Cover? Daikin is not responsible for: · Damage or repairs required as a consequence of faulty installation or application. · Damage as a result of floods, fires, winds, lightning, natural disasters, accidents, corrosive atmosphere, or other conditions beyond Daikin’s control. · Damage or the need for repairs arising from the use of components or accessories not compatible with this unit. · Normal maintenance as described in the installation and operating manual, such as cleaning of the coils, filter cleaning and/or replacement, and lubrication. · Parts or accessories not supplied or designated by the manufacturer. · Damage or the need for repairs resulting from any improper use, maintenance, operation, or servicing. · Damage or failure of the unit to start due to interruption, surge, or fluctuation in electrical service or inadequate electrical service. · Any damage, or the need for any repairs, caused by frozen or broken water pipes, water damage, moisture intrusion, mold or other biological growth. · Changes in the appearance of the unit that do not affect its performance. · Replacement of fuses and replacement or resetting of circuit breakers. · Damage or the need for repairs resulting from the use of unapproved refrigerant types or used or recycled refrigerant.
