Host - Head of Asset Management

Reporting to: The Managing Director Key Relationships: Investments, Development and Operational Teams Overview of the role This role will lead in the set up and ongoing development of the asset management function.You will lead in formulating and executing asset management strategies and plans for the real estate portfolio, including marketing strategies to optimise income and realise the highest value of our assets. Job Responsibilities • Responsible for the overall operational and financial performances of your assigned portfolio, including positioning of assets as well as the enhancement of cashflow and asset value. For each Property in the Portfolio, the Asset Manager shall: • Work closely with our operational business and legal teams to obtain all necessary information relating to the buildings, site boundaries, easements, utilities, underground services, rights of way, rights of support, rights of light and other relevant matters in relation to that property.

• Formulate policies and procedures to ensure that each property is at all times occupied in accordance with applicable laws and apply best practices (as applicable for the relevant industry and asset size) in adopting such policies and procedures. • Monitor and inform of any anticipated amendments or updates to applicable laws and/ or required updates to any policies and procedures relating to any Property. • Assist and oversee the Property Manager in the review of its procedures and/or audit programme to ensure compliance with any applicable health and safety related regulations. • Prepare and maintain a tenancy schedule; and liaise with and provide all necessary information to all service providers, contractors, lenders under Credit Agreements and prospective lenders, valuers, purchasers and tenants. • Shall regularly review the Portfolio and shall regularly inspect each Property and conduct appraisals and risk assessments. Business Planning • Prepare and maintain a business plan and an operating and capital budget for each property across the portfolio • Prepare, manage and ensure achievement of annual budgets and reports which cover the financial and operational performance of the assets, leasing status and rental collection.
