Period of Homeownership before Selling National Data, in Years, since 1985*
In 2021, the median duration of homeownership was 13.2 years, more than double the period in 2005.* Among other issues – such as the “mortgage lock-in effect” in 2022-2023, and potential sellers deciding to rent instead of sell – this is a major factor in reducing the number of new listings coming on market, which deeply affects supply & demand and home-price dynamics. One reason for the decline in turnover is the increasing age of the population and of homeowners specifically: Older age groups (up to 75 years of age) tend to move less often than younger homeowners.
