NEWMARKET MARKET UPDATE February 2025 Sales Performance Breakdown

February saw the lowest sales volume in Newmarket since 1995, with only 68 homes sold. Detached homes led the way with 45 sales, while townhomes and condos lagged behind. Despite the slowdown, nearly half of all homes sold at or above asking, proving that well- priced properties still attract strong offers. The number of

active listings, divided by the number of monthly sales, meant a Months of Inventory figure of 3.22, while lower than January’s MOI of 5.28, it’s right around what the average was for 2024. Sellers need to price strategically to stay competitive.

28 homes sold at or above asking, proving that the right price still drives demand. Strategic Pricing Wins in a Shifting Market

February’s sales data reveals key trends in pricing and buyer behavior across Newmarket. The average sale price for all home types reached $1,163,057, with detached homes commanding the highest average at $1.33M. Townhomes sold at an average of $950,000, while condo townhomes and condo apartments averaged $808,000 and $564,000, respectively. These figures highlight the clear price gap between housing segments, with detached homes maintaining a premium and condos o ff ering more a ff ordable entry points into the market.

Breaking sales down by price range, nearly half of February’s transactions fell within the $1M–$1.5M range, reinforcing the strong demand for mid- market homes. Only 11 of the 68 sales closed above $1.5M, with just two exceeding the $2M mark, indicating a slower pace for luxury sales. Meanwhile, 35% of sales were under $1M, showing continued activity in the lower price brackets. Despite an overall slowdown in sales volume, certain properties still attracted competitive interest. A total of 28 homes sold at or above asking

price, including five of the 11 properties that sold over $1.5M. This suggests that while buyers are cautious, well-priced and desirable homes continue to move quickly. Sellers looking to maximize their sale price must consider market conditions carefully—homes that are priced too aggressively may sit longer, while those positioned strategically are still seeing strong o ff ers. In a market with rising inventory and fewer buyers making moves, pricing and presentation remain the key factors in achieving a successful sale.

Newmarket’s inventory is climbing fast— buyers have more choices, but sellers now face the most competition since 2019. INVENTORY ISONTHE RISE.

Newmarket’s housing inventory is on the rise, hitting 219 active listings by the end of February— the highest heading into March since 2019. This marks a significant increase from previous years, with 156 listings in 2024 and just over 100 in 2023 and 2022. Detached homes dominate the market, making up more than half of all active listings, while townhomes, condo apartments, and semi-detached properties offer diverse options for buyers. This surge in inventory isn’t just a local trend—it reflects what’s happening across York Region. More listings typically lead to increased competition among sellers, which can put downward pressure on

prices, especially if sales remain slow. However, for buyers, this means more choices and potentially better deals. As we move into the prime spring market, the big question will be whether demand picks up to match the growing supply. Homeowners looking to sell should be mindful of pricing and presentation, as buyers may now have more negotiating power. Meanwhile, those looking to buy have more leverage but should act strategically as interest rates lower and market conditions evolve.
