The large balcony accommodates the homeowners’ big family. “They enjoy big outdoor meals under this cover,” Fleming says. Fleming took the balcony design from another, smaller Black Rock home and enlarged it for this project. One of the challenges, she noted, was trying not to cut back on design as the original 5,200-square-foot plan expanded to its current 8,785 square feet.
Heavy structural beams draw the eye upward. They contrast well with the lighter ceiling. “Light and bright. That was her goal,” Fleming says of the homeowner.
