MARKET INSIGHTS APPLYING DATA SCIENCE TO BETTER UNDERSTAND OUR LOCAL MARKET With rising inventory and sustained 7%+ interest rates, prices may be finally at a turning point (or at least a stabilization point) in our local market. We are seeing more homes sell for less than full asking and the number of price decreases on active homes continues to run fairly high. All transaction data & data visualizations are based on information from Bright MLS for the period 1/1/2018 to 8/31/2023 Unless otherwise noted, data includes “Active” or “Closed” transactions from Wicomico, Worcester, Somerset, Dorchester and Sussex Counties

AVERAGE SOLD PRICE Average month-over-month pricing in our area declined for the 2nd straight month.

July was the first month in 2023 that did not show increased average pricing. August decreased further, but this still does not point towards . While the broader average trend is down, it’s not drastic and does not indicate any type of precipitous drop in pricing in the near future. Worcester and Dorchester are actually moving against this broader pricing trend with some increase in the past month. For Worcester, this applies to both condos and fee simple homes.

# OF HOMES SOLD

August sales were still down compared to August 2022, but were relatively strong for this year. Overall, Sales continue to lag 2022 by about 15%. As inventory has grown over the last 6 week and prices arguably take a breather I would anticipate sales to pick up a bit as we head into the 4th quarter.

Several key metrics for the market support the easing of upward pricing pressures. INVENTORY

Inventory has grown from a low of fewer than 1,800 active homes for sale in March/April to now over 2,000 on the market currently. This trend is visible across all five counties. So, while underlying demand is still present, this increase in supply supports some pricing relief for buyers.

SOLD PRICE VS. LIST PRICE On average, the sold price is drifting further below the listed price in our market. This means fewer homes are selling for full asking. A lot still are, but the data is showing a trend has emerged. The average in August was about 96%. There were periods in 2021 and 2022 where the average was above 100%. A decrease of 4%

does not seem significant, but it actually is and shows a shifting in the market. This supports lower market pricing and suggests buyers have a little more leverage. PRICE DECREASES FOR ACTIVE LISTINGS

The average daily number of active listings with price adjustments remains high. 28 – 30+ properties on the market are reducing price every day.

This might be an indication of some over-reach by sellers with pricing. In attempt to continue to ride this wave of increasing prices, some sellers may be stretching a bit too far and buyers are pulling back in response.

- If rates continue to rise, buyers would be better off buying now and capturing the lower rate. - If rates stay the same, buyers would be better off buying now and paying into the equity of their property. - If rates start to reduce, buyers would be better off buying now and avoiding the increased demand as more buyers enter back into the market further driving up prices. And if rates drop enough, buyers can then refinance. Even though we have seen some softening in pricing and increase in inventory, buyers continue to face challenges in this market when considering the current interest rates and general affordability due to the all-to-real effects of inflation that we see every day around us. However, I think there is still an argument to be made to push ahead with buying now with respect to interest rates…

What could you do if you didn’t have a single debt payment in the world? That’s right—no student loans, car payments or credit card bills. You could free up an extra $300, $500 or maybe even $800 in your budget every month! Ah, that’s the debt-free life.

And the quickest way to make your debt-free dream a reality is to use the debt snowball method.

What Is the Debt Snowball Method? The debt snowball method is a debt reduction strategy where you pay off your debts in order of smallest to largest, regardless of the interest rates. Not only does the debt snowball help you get rid of debt fast, it’s also designed to help you change your behavior with money—so you never go into debt again.

Here’s how the debt snowball method works: Step 1: List your debts from smallest to largest.

Step 2: Make minimum payments on all debts except the smallest— throwing as much money as you can at that one. Once that debt is gone, take its payment and apply it to the next smallest debt (while continuing to make minimum payments on your other debts).

Step 3: Repeat this method as you plow your way through the rest of your debt. The more you pay off, the more money you can throw at your next payment—like a snowball rolling downhill, getting bigger and faster as it goes!

Why Ignore the Interest Rates? Sure, you might think paying off the debt with the highest interest rate first would save you more money in the end. That method (known as the debt avalanche) seems like it would make the most sense—at least mathematically. But here’s the deal: Personal finance is 80% behavior and only 20% head knowledge. Just because it makes the most sense on paper, doesn’t mean you’ll actually stick to it. It’s important to pay your debts in a way that keeps you motivated until you’ve wiped them out.

If you begin with the biggest debt, it’ll take a while for you to feel like you’re making any progress. Chances are, you’ll lose steam and give up before you even really get started. And we don’t want that! With the debt snowball, the quick wins you get in the beginning will light a fire under you to pay off your remaining debts! Knocking out that smallest debt first gives you the momentum and the motivation to tackle the rest.

Trust us, we’ve helped enough people get out of debt to know the debt snowball is the best (and fastest) way to become debt-free.

What Debts Should I Include in My Debt Snowball? Your debt snowball should include all of your nonmortgage debt. (And just so we’re clear, debt is anything you owe to anyone else.)

Examples of nonmortgage debt include:

Student loans Medical bills Car loans

Credit card balances Home equity loans Personal loans Payday loans

Yes, your mortgage is debt too, but you won’t tackle that big goal until later— after you’ve paid off all your nonmortgage debts and saved up an emergency fund of 3–6 months of expenses. (It’s all part of the 7 Baby Steps—aka the fastest way to pay off debt, save money, and build wealth!)

When Should I Start My Debt Snowball? You’re ready to begin your debt snowball once you’ve saved your $1,000 starter emergency fund—what we call Baby Step 1. We know $1,000 won’t cover every emergency (that’s why it’s a starter emergency fund). But it’s enough to take care of those ankle-biter moments (think dental emergencies or a flat tire) while you focus on working your debt snowball—which is Baby Step 2.

Here are some ways to speed up your debt snowball:

Get on a budget. A budget is just a plan for your money. And you need a plan to make sure you’re throwing as much money as you can at your debt snowball each and every month. Increase your income. Bring in extra money to go toward your debt snowball by picking up a side hustle or finding other ways to boost your paycheck. Sell things. You know you’re sitting on stuff you don’t need anymore—so sell it. And use the cash to fuel your debt snowball. Cut expenses. If you’re spending less each month, you can put more of your income toward your debt snowball. Okay, now that you’ve got a game plan, it’s time to stop dreaming about a life with no debt and actually make it happen. So, what are you waiting for? Get that debt snowball rolling!

PASTA FAGIOLI SOUP Crock Pot

Ingredients

1 lb Ground Beef 1/2 Onion Diced 2 Medium Carrots Diced 3 Celery Stalks Diced 1 Tbsp Minced Garlic

1/2 tsp Salt 1/2 tsp Pepper

3 Tbsp Fresh Parsley chopped 1 can Dark Red Kidney Beans15 oz 1 can Great Northern Beans15 oz 1 cup Dry Ditallini Pasta 6 cups Chicken Broth 1/2 cup Shredded Parmesan Cheese

3 cans Tomato Sauce 8 oz. 1 can Diced Tomatoes 15 oz. 3 tsp Italian Seasonings 1/2 tsp Dried Thyme

Instructions

Brown the ground beef and drain the excess grease. We browned the beef in a multi-cooker slow cooker on the sauté setting but you can brown on the stovetop in a large skillet as well. Place the beef, onions, carrots, celery, garlic, tomato sauce, diced tomatoes, beans, Italian Seasoning, thyme, salt, pepper and chicken broth in the crock pot. Cover and cook on low for 6-8 hours. Stir in the uncooked pasta for the last 30 minutes of the cook time on low. Stir in the fresh parsley and serve warm topped with the parmesan cheese. Enjoy!

TURTLE LASAGNA DESSERT

Crust:

1/3 cup unsalted butter melted 1 family-sizes package or Oreos

Filling: 2 8 ounce blocks of cream cheesesoftened 2 3.4 ounce packages instant vanilla pudding 2 & ½ cups whole milk ½ cup prepared caramel sauce

Topping: 2 cups heavy whipping cream 1 cup powdered sugar 1 teaspoon vanilla extract For Assembly: 1 cup prepared caramel sauce 1 cup hot fudge sauce 1 cup chopped pecans 15 turtle candies optional

Instructions

Place the Oreos into a food processor, pulse until crumbs are formed. Take out 1 and ½ cups of the cookie crumbs and set aside. Toss the rest of the cookie crumbs with the melted butter, press into the bottom of a 9×13 baking dish, no need to grease. In a body of a stand mixer with the paddle attachment, whip the cream cheese until completely smooth on medium-low speed. Add in the pudding and mix until smooth. Add in the milk a little at a time on low speed until thoroughly mixed. If you add all the milk at once there will be lumps. Add in the caramel and mix it in well. Pour this on top of the cookie crumbs. Sprinkle the remaining cookie crumbs on top. Drizzle half of the caramel sauce and half of the hot fudge sauce for assembly on top. Sprinkle half of the chopped pecans on top. Place the heavy cream into a large bowl along with the powdered sugar and vanilla. Whip on medium-low speed with a hand mixer or in the stand mixer until soft peaks form. Spread this on top of everything. Cover with plastic wrap and place in the fridge for at least 4 hours to set up, overnight is best. Before serving, garnish with the remaining caramel, hot fudge sauce, chopped pecans, and turtle candies.
