METHOD & TERMS
Both tracts are currently being surveyed and will be sold on a price per acre basis, based on survey results. Both tracts will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect either tract for their high bid. If the high bidder does not elect both tracts, then the remaining tract will continue to be offered “Buyer’s Choice” until all tracts have been elected. The tracts will NOT be offered in their entirety at the conclusion of the auction. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or before Monday, November 23, 2026. The seller will provide title insurance in the full amount of the purchase price. Seller is retaining all 2026 farm income. Seller will pay all the 2026 taxes due in 2027 through a credit at closing based on the latest available tax information. As a result of receiving this credit, buyer(s) will pay the 2026 taxes when they become due and payable in 2027 with no additional real estate tax adjustments being made. Buyer(s) will pay all 2027 taxes and beyond. Possession at closing subject to an existing lease for the 2026 crop year only. Open lease for the 2027 crop year. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. All announcements made sale day take precedence over prior advertising either written or oral.
