PRESIDENT'S REPORT HUGH RIPPS
We hope everyone had an excellent Christmas, Hannukah, or other holiday you might have celebrated in the past month. Also, I am sure everyone who attended the Seven Lakes New Year’s Eve Celebration had a great time. The new year is here and we are over 80% through our fiscal year. We have accomplished many positive things,
including moving forward with recovering from Hurricane Ian. Buildings 4, 5, 22, 23, and 40 all have received approval for their required repairs. Other areas and buildings are also moving forward with required repairs. Beginning in January, we will move forward with selecting a company to take on the rebuilding of Buildings 3 and 25. A plan with milestones will be established for each building. This will provide the residents of these buildings with a framework to track both progress and setbacks. Work on other buildings and areas will continue as we move forward in the rebuilding of our community. We will continue to provide regular updates on the progress we are making. As a reminder, if you notice damage in your unit, please ensure you report it to your Condo Rep. With budgets and elections not far down the road, here are some important dates for you to mark on your calendars:

Where possible and allowable, the above meetings will also be available on GoTo. During the budget creation process is the time to question and challenge budget items. Each department's budget will be publicly reviewed line item by line item. Be assured we are all aware of the global rise in prices. We are committed to creating a budget that minimizes increased costs as much as possible while ensuring that Seven Lakes remains a desirable and sought-after community to live in. Residents who are interested in running for the open Board positions must have the application submitted by Friday, January 27th. Finally, I continue to believe with the Board, Staff, and all the residents working together to address the issues, we will rebuild our damaged areas and emerge a better and stronger community.

GENERAL MANAGER'S REPORT HENRY J. AMAYA, CCM, CAM I hope everyone had a great Christmas and wish everyone a Happy New Year full of happiness and good health. We hope 2023 fulfills all of your dreams and goals for you, your family, and Seven Lakes.
2022 brought challenging moments to Seven Lakes, but we are looking forward to rebuilding in 2023. As you can see in Hugh’s article, the dates of Budget Meetings, Meet the Candidates, and the Annual Meeting are coming soon. The TEAM has been working hard to build all the budgets. We met with all the Condo Reps and discussed some of the requirements of the 4-D building safety act and broke down the 10 required items for reserves into two sections. This year, we are focusing on 5 of the 10 items, and next year we will focus on the other five items. We understand that we are amid tough times, but we need to prepare Seven Lakes for all the changes that are coming due to the 4-D building safety act. Please understand that the Condo Reps, the Association staff, and the Board are doing as much as we can to make this transition as easy as possible, as we understand the burden this can put on all of you and your financials. The recovery from Ian continues, and more work will commence soon on Buildings 4, 5, and 40 roofs; and hope to begin the rebuild in Buildings 22, 23, 4, and 5 at the beginning of February. Engineers for Buildings 3 and 25 will develop the scope of work and be hired in January, and the progress will begin shortly thereafter. Building 24 remediation begins in January. We met with all the Condo Reps who didn’t meet the insurance deductible, and we are working to begin repairs soon. There are many stakes in the fire, and we are committed to every resident in returning our community to its beauty. From the staff and I, we want to thank you for all the donations for the staff Christmas bonus and appreciate your generosity. We will see all of you around the community!

Clara is originally from the Dominican Republic, but has lived in New York City for the past 40 years. She recently moved down to sunny Southwest Florida. Clara has joined the Seven Lakes Team as our Business Office Coordinator in the Administration Department. She has 30+ years of experience in the hotel industry, but most recently came to Seven Lakes after 20 years working at the front office of the New York Hilton. Clara truly enjoys working and assisting others in the hospitality industry. Clara adores her three grown children. In her free time, she enjoys reading, dancing, and watching movies. She also tries to spend as much time possible at the beach!
SKIP MULLANEY
Fahy "Skip" Mullaney grew up in Central Ohio on a large dairy and grain farm. He graduated from Capital University in Columbus, Ohio, where he also met his wife, Mary Ann. Initially, Skip worked as a pastor within the United Methodist Church and then launched social justice work in the inner city of Springfield, Ohio. That led to a position as a director of a national non-profit organization where he began consulting. For 32 years, Skip was a private consultant focusing on Organizational Development. During his free time, Skip enjoys playing golf, riding bikes, woodworking, dancing with his wife at the various Seven Lakes events, and spending time with his 3 daughters and 13 grandchildren. Skip has been a resident at Seven Lakes since 2008. He is currently a member of the Planning & Allocation Committee, serves on the Hurricane Task Force, and is the Condo Rep for Condo 47. His favorite thing about Seven Lakes is that it is governed by the residents, as it shapes our community by the actions and choices each resident makes. "Life is short, enjoy every moment in this little piece of paradise".

I hope you had a wonderful holiday and a Happy New Year! The Rules & Regulations Booklets are in and being distributed through your Condo Reps. And don't forget, the 2023 Golf Fees are due! Please print the Payment Form, which was sent out via email, and drop it off at the Pro Shop. New bag tags are available to be picked up on January 2nd. On Tuesdays, Thursdays, and Saturdays, there are tee times available at approximately 4:00pm. You can use Chelsea through our website and mobile app to book your times in advance as we do the other days of the week. Residents with tee times get priority. All play starts on the first hole unless otherwise directed. Every player is required to check in before the start of their round.
GOLF COURSE UPDATE On behalf of our Golf Course Maintenance Department, we wish you all a very happy 2023! Finally, the Cart Path Project has been completed and I would like to commend Cart Path Systems, Inc. for their exemplary concrete installation and finish. In total, the project utilized 124 concrete trucks, which amounts to 1240 cubic yards of concrete, covering just shy of 100,000 square feet, stretching a little over 2 miles of paths. I would also like to acknowledge our outstanding golf maintenance crew for the “above and beyond” labor they willfully endured regarding the

cleaning, backfilling, and sodding of nearly 4 miles of cart path edges. They are to be commended! Additionally, I wish to thank our Board of Directors, General Manager, and all residents for their support, cooperation, and patience throughout the process. A job well done, and I sincerely hope the golfing community enjoys the new cart paths for many years to come.
As we move through the month of January, the golfing season will be in full swing! With the increased amount of golf play coupled with cooler temperatures, wear and tear on the golf course becomes, at times, excessive. I ask that all golfers take the time to fix ball marks, fill divots with sand, and try to keep carts on the paths as much as possible. Should we experience extreme cold weather conditions, cart path only restrictions may be warranted in protecting the semi-dormant Bermudagrass. Feel free to check in with the Pro Shop before your round for information such as access restrictions should the weather turn inclement. Again, Happy New Year, happy golfing, and I hope to see you out on the course!

I hope everyone had a wonderful Christmas break and New Year’s holiday. Last year ended up being a rocky one, however, we are well on our way to a great year ahead. Coming into the new year, we look forward to the reconstruction of Seven Lakes. By the time of this newsletter release, we should be about to begin roofing on multiple buildings, interior reconstruction of 2-4 buildings, reconstitution of air conditioning across the community and window replacements. We are amid multiple proposals and negotiations for air conditioning, drywall, pool fencing, roofing, carport and cart shed reconstruction. Also, the budget season should be underway and almost complete.
Marcy continues to hold down the fort with ARC Requests and Contracts Management. Below are a few updates from the Contracts Department projects list:

MAINTENANCE UPDATE The Maintenance Department is working hard to deal with the concerns and issues of the homeowners here at Seven Lakes. We are currently using a high lift to repair some of the damaged gutters and soffits throughout the community. In the coming weeks, we will be scheduling the sidewalk repairs that were damaged during the cleanup from Hurricane Ian. Lastly, Herny, Jorge, and I are working on getting proposals to get the damaged units completed as fast as possible.

I hope you all had a Merry Christmas and a Happy New Year! The Grounds Department is working on many projects, such as fixing the fences around the Tennis Courts, as well as working with the Maintenance Department to create new Bocce Ball holders that were broken during the hurricane. Augustine, Kirby, and Randy are making numerous repairs to the irrigation system from clocks to solenoid valves and sprinkler heads. We have also been given permission to start doing more tree work, so we are removing a lot of the dead branches, unsafe trees, and palm fronds.
Lastly, we are working on proposals for the condominiums with
Condo Reps for plant and sod replacement from damage that occurred during the hurricane and just basic landscape needs. A number of trees and plants have been re-staked and we still have many more to go.

The Accounting Department is continuing to move forward with our new Northstar program. We have made a lot of progress as Carrie has been helping residents with their online accounts. At the end of December, Denise Lindsey, started in the Accounting Department. Her main focus is accounts payable, which gives Lisa more time to be involved with the overall accounting for Seven Lakes. Otherwise, we are busy with the 2023–2024 budget!
The Administration Department is busy preparing to move into our busiest time of the year – getting ready for the Annual Meeting! It is hard to believe the time is upon us once again. Soon, owners will be receiving the First Notice of the Annual Meeting; this announces the date and time of the meeting and allows for any unit owner to submit their intent to run for the positions that will become open on the Board of Directors. This year, we will have three open positions. I would like to encourage all residents to make sure ADMINISTRATION UPDATE

their mailing address is updated in Northstar so you can ensure you receive your Annual Meeting packet in February. It is imperative all unit owners receive and read the contents of the packet. One of the most important items inside is the budget information! This will not only explain your condominium budget to you, but it will include your monthly maintenance fees for the 2023-2024 fiscal year and break them down for you. Hurricane Ian has paved a long road ahead of us, but we look forward to continuing to make small steps toward full recovery and giving Seven Lakes a fresh start. Now that season is in full gear, your Communications Department is busy creating and updating content, documents, and modules on our Northstar website, as well as updating our dining menus, brochures, and monthly newsletter. If you have any questions on navigating our new website, I recommend attending one of my Northstar Training Sessions that are held bi-weekly in the Large Card Room. Be sure to register online if you plan on attending! You may also sign up for a personal appointment in the Lifestyle Department. If you plan to advertise a community event or activity in the February Newsletter, please submit your verbiage no later than COMMUNICATIONS UPDATE

We wish you a 2023 of health and happiness! Thank you for allowing us to be a part of it. If you are interested in kicking the year off on a healthy foot, consider joining in to one of the classes provided by our wellness partners of LiveWell Health, which include Strength and Balance Classes. Take advantage of our Boot Camp on Saturdays and Water Aerobics on Tuesdays and Thursdays. If the temperature drops and you are wondering about the pool classes, please refer to The Weather Channel one hour before class starts. If the temperature at the start of class is predicted to be 70 degrees or higher, we will have class. Tuesdays and Thursdays also feature Yoga with Jamie in the Activity Room for your enjoyment. If you are signing up for Lifestyle events through our Northstar system, please remember that you will have successfully completed your
reservation if you received an emailed confirmation for that event. If you do not receive an email within minutes, please contact the Lifestyle Office right away so that we may assist you in completing your reservation. Reservations for events open four weeks in advance at 8:00am. Please note that Trivia, held in The Tee Room, is an exception to this rule of thumb and reservations begin ten days in advance for those dates. We are happy to help you with copies and faxes in the Lifestyle Office, but are no longer accepting cash for those services. You are welcome to Member Charge, use a check, or use a credit card or debit card for those services. January has a great deal to offer you! Consider attending one of our educational presentations this month with Carol Jonson, Lee County Sheriff’s Office, Professor Kerr, and author DL Havlin who will be here on the evenings of January 4th and February 1st. Additionally, we have invited the South Trail Fire Department to provide a Friends and Family CPR/AED introductory course. Space is limited and keep in mind, this is not a certification course, but it will help you feel more confident in the event you would ever need to act. “Lights, Camera, Music!” on January 12th will bring live music behind The Tee Room and a chance for us to take your photo to add to your Northstar profile! Stop by between 4:00pm and 6:00pm for a little music and your photo opp. Your photo will provide added protection to using your Member Charge account throughout the community. There are two upcoming opportunities to enjoy local art festivals in Southwest Florida utilizing our bus. This is a great way to avoid seasonal traffic and parking, we hope you will consider joining us at those Saturday events. This is a beautiful time of year here and we will explore Farmer Mike’s, a farm stand and u-pick location tucked away in Bonita Springs. Have you ever been curious about “angel hair”? Some people call it “fairy hair", but no matter what you call it, it will add a little pizzazz to your New Year! Look for details about an event right here at Seven Lakes on the 24th. Strap on your dancing shoes as we welcome Thunder Beach to our stage on the 26th. Don’t miss Phil Thompson on stage on February 2nd with a dynamic Billy Joel and Elton John tribute show. Did you see him last year? Great, this is Part 2 and that means a whole new show is coming your way! Looking to reserve a room for a party, group, game, or meeting? You can find an updated Room Reservation Form online under the Community tab, then Resource Center, and Forms.
