N ew J ersey Relocation from Manhattan to bring 500 jobs to New Jersey’s Hudson Waterfront C&W brokers 159,000 s/f headquarter lease to Charles Komar & Sons at 90 Hudson Street
ERSEYCITY, NJ —In a transaction that will car- ry 500 jobs to New Jersey, Cushman & Wakefield has orchestrated a 159,000 s/f, long-term lease to apparel company Charles Komar & Sons, Inc. at 90 Hudson St. in Jersey City. The company’s headquarters relocation from Manhattan, incentivized by the State of New Jersey with a $37 million grant, will bring the of- fice tower to 100% occupancy. Cushman & Wakef i e ld serves as leasing agent for 90 Hudson St., which is owned by real estate investment trust Chambers Street Proper- ties . Lord Abbett also main- tains its headquarters at the property, having relocated there from Manhattan when the property was built. “Charles Komar & Sons is the second household-name tenant that has chosen tomake 90 Hudson Street its head- quarters, joining Lord Abbett,” J Wolff & Samson signs 10-yr HQ lease extension WEST ORANGE, NJ — Wolff & Samson PC an- nounced that it has signed a new lease for the firm’s West Orange headquarters, and will take on additional office space as part of the agreement. With one year remaining on the firm’s current lease, the 10-year extension will keep Wolff & Samson at its current Boland Dr. home through No- vember 2025. At the beginning of the new lease, Wolff & Samson will assume an additional 11,000 s/f of office space on the first floor of the building, as well as additional storage space. The firm also has additional expan- sion rights that will allow it to lease the entire building. “We are pleased to make this major financial commit- ment to stay and expand our presence in our current West Orange headquarters,” said David Schlossberg , man- aging member of Wolff & Samson. “After more than 40 years in business, the 10-year extension to our current lease with expanded office space signifies that while some law firms are contracting, we are growing.” After signing its original lease at One Boland Drive in 2002, the firm has been head- quartered there since 2003. n

The property provides immediate access to the Exchange Place PATH station, NY Waterway
Ferry service and the Hudson- Bergen Light rail. Charles Komar & Sons, Inc., a third-generation, family- owned firm, specializes in the design, marketing, sourcing and distribution of sleepwear, loungewear and intimates. The company was represented by Neil Goldmacher and Timothy Greiner of New- mark Grubb Knight Frank in brokering the lease at 90 Hudson Street.
