A single, accelerated commission plan.

Our split schedule rewards agents by allowing them to increase their splits as they increase their production, up to a 90% split. Additionally, once a new split level is attained within our locking range (1-8), it will never be reduced…up to 80%. Splits are calculated at the end of each quarter based on the previous 12-month period. Agents in levels 9-13 will ‘float’ up or down depending on their production, but will never drop below 80%. New licensees will receive full support for each and every transaction and upon reaching $50,000 in AGC will graduate from 65% to 71%.

Clear, fair fee structure with no surprises. CB/KP Royalty Fee: 4% or 6% CB K&P Royalty Fee. ( 4% for CSG agents over $100k in AGC) *CAPPED AT $7500 per year for residential agents and $10,000 for commercial agents. Monthly Admin Fee - $100 Monthly Administrative Fee (covers E&O and core operating expenses) Transacation Fee - $55 per transaction fee (covers the direct deposit, audit /compliance, and Dotloop)

Compensation / Fee Details. ROLLING FOUR QUARTERS Split levels and Pacesetter Perks Status are assessed at the end of each quarter, looking back at the total of the four previous quarters. This means that your total AGC at as of close of business on the last day(s) of March, June, September, and December will the be number that dictates your split level for the following quarter. LOCK AND FLOATING ZONES Split zones up to zone 8 are locking split zones, meaning that once they are attained, the agents split zone will not go back below that level regardless of production. On split zones 9 and up, production must be maintained, or the agent’s split zone can be reduced but no more than one zone per quarter, potentially back down to zone 8. PACESETTER PERKS Pacesetter Perks Status is achieved at $100,000 in AGC in the rolling 4 quarter period and provides agents with the following benefits: • No Charge for Transaction Management • No Charge for Social Media Management • CB/KP Marketing Royalty Fee is reduced from 6% to 4% (Columbus Office Agents Only) CB/K&P ROYALTY FEE The 4% or 6% CBKP Royalty Fee is charged on the top line commission dollar and is thus, shared by the company. This fee is capped at $7500 per annual year (January – December) for residential agents and $10,000 for commercial agents. AGENT PRIMARY RESIDENCE Agentswillnot be charged a commission on the purchase or saleof their personal primary residence.This applies to any agent who has earned over$50,000 in AGC in the last 12 months and may be used twice every24 months. AGENT INVESTMENT PROPERTIES Ifan agenthasproduceda minimum of$50,000 in AGC then the agent’ssplit on the purchase or saleof investment properties shall be 90% of the agent’s ownership portion of the investment property. The portion owned by another partnershall be at the agent’s assignedplan to split. Allother fees,including the CB franchisefeeand transaction fee, shall apply.

Recruiting Bonus Program

RECRUITING BONUS PROGRAM As a Coldwell Banker KP agent, your experiences in the field and in your daily life are an ideal opportunity to identify fantastic people to work with, and we want to reward you for your efforts! Incentives for helping grow our team are as follows: SPONSORING A NEW AGENT CB KP agents that are the procuring cause of a new agent (newly licensed or less than $1,500,000 in verified volume) joining CB-KP will receive the first $1000 in company dollars generated by the agent that they have referred. SPONSORING AN EXISTING AGENT CB KP agents will receive $1,000 for sponsoring an experienced agent (more than $1,500,000 in verified volume from the previous 12 months) to CB KP, plus an additional $500 for each million dollars of that agent’s verified production volume in prior year. The incentive is paid once the agent’s license is associated with CB KP. Example: Agent is the procuring cause of an experienced agent transferring to CBKP with a verified volume of $6,000,000 in the previous 12 months. $1,000 (initial bonus) + $3,000 (production bonus) = $4,000 at the time of signing with CBKP. LIFETIME PROFIT SHARE In addition to receiving the immediate recruiting bonus, CBKP agents will be eligible for a bonus that is equal to 1% of the referred agent’s AGC for that agent’s entire career with CBKP, and as long as the sponsoring agent is affiliated with CBKP. This program is subject to CB corporate rules and limitations. Example (recruit $5 million producing agent): $1000 (sign on bonus) + $2500 (prev production bonus) = $3500 to recruiting agent PLUS $1,500 per year in profit share ($150k yr GCI)

WHAT IS ZILLOW FLEX? K&P is fortunate to be one of only two Zillow partners in our market that have been selected to participate in their Flex leads program. Unlike normal Zillow leads, there is no upfront cost, and these leads generally have a much higher conversion rate. WHO IS ELIGIBLE? Agents in good standing with a track record of solid personal production. Agents must also be licensed in both Georgia and Alabama.

COST Flex leads that close owe a 40% referral fee at closing. The referral fee is owed on two transactions with that lead, or for up to two years, whichever comes first. After that no referral fees are owed. HOW For more information on this team, contact hunter.patchin@kpdd.com

WHAT IS OPCITY? Opcity is a lead referral platform owned by Realtor.com that connects motivated buyers and sellers with top-performing agents. There is no upfront cost for these leads — instead, a referral fee is paid only when a deal closes. Opcity leads are pre-screened and routed through a live transfer system, increasing engagement and conversion opportunities. WHO IS ELIGIBLE? Agents in good standing who respond quickly, follow up consistently, and maintain excellent customer service ratings. Dual licensure in Georgia and Alabama is required.

WHAT IS FRONTDOOR? FrontDoor is a lead program developed right here at K&P. It consists primarily of calls or inquiries to our office, website, or other lead sources. Commission Payments

COMMISSION PAYMENT SCHEDULE Commissions are paid each Monday, Wednesday, and Friday, normally with a 2:00 pm cutoff. In other words, any complete commission files that are received prior to the cutoff will be paid that day, any received after the payoff will be processed on the next payment day.

DIRECT DEPOSIT The company provides (and encourages) direct deposit to business checking accounts. Payments are processed on the pay days just like paper commissions and are generally availably in the agent’s checking account in 24-48 hours. To sign up for direct deposit, agent’s will need to fill out a direct deposit enrollment form with accounting.

Agent Charge Accounts AGENT MONTHLY EXPENSE ACCOUNT (AGENT ACCOUNTS) Each agent will have an expense account with the company. This account will primarily be used to reimburse the company for agent expenses that the company has paid on the agent’s behalf or other agent expenses where the company is owed compensation from the agent. Examples include: MLS dues, E&O/Admin Fees, Insurance Premiums, Agent Marketing Collateral (closing gifts etc). ACH REQUIREMENT Agents are required to keep an active checking account on file with the accounting department to pay their agent account monthly. Agent accounts are charged on the 15th of each month (or closest business day) for the previous months. Agents may opt to use a credit card instead, but will be charged a convenience fee to cover the merchant charges if they choose to do so. PAST DUE AGENT ACCOUNTS The company may deduct past due agent account balances from closings, and reserves the right to drop the agent’s license in the event of extreme agent account delinquency Agent Savings Accounts AGENT SAVINGS ACCOUNT Agents may elect to direct a portion of their commissions to be held in a separate account by the company for the purpose of tax expenses or other savings. The agents may draw money from this account as needed.

Earnest Money Payments

Earnnest is a secure, digital earnest money transfer platform that integrates seamlessly with Dotloop, allowing buyers to send funds directly from their bank account to our K&P Trust Account— no checks, no wire fraud risk, no office drop-offs. COST? Free for agents. Buyers pay a small transaction fee (typically around $18-$25 ) when sending earnest money through the platform. WHERE? Available within your Dotloop transaction dashboard whenever earnest money is required. You’ll see a prompt to “Request Earnest Money” after contract execution. WHY USE EARNEST? Earnest makes earnest money effortless and secure. • Integrated with Dotloop – no extra logins • Eliminates checks and wires • Reduces fraud risk • Fast, trackable, and professional • Branded to your team for a polished buyer experience Using Earnest means less chasing, more closing — and a smoother process for your clients. DO YOU STILL ACCEPT TRADITIONAL PAYMENTS? Yes! Earnest money receipts are handled by the front desk. We allow check or certified funds. Those can be dropped off at the front desk and the client (or you) will be provided with a receipt. REQUESTING EARNEST MONEY It is our standard practice for agents to not take EM to a closing but for the EM to be netted out of the commission and then reimbursed. However, if you need a EM check for a closing just let accounting know at least 48 hours prior.

Other Tools and Benefits GROUP HEALTH PLAN K&P is pleased to be the first brokerage in our area to provide access to major medical coverage on a premium group health policy. It is a competitive and low deductible plan that doesn’t require a medical evaluation or disclosure of pre-existing conditions.
