Welcome to our newsletter, where we will keep you up to date with current developments and thinking within our Interiors unit. This issue showcases some of our recently finished projects and looks at progress on our live projects. This issue also shares the outcome of this years Cycle for Hope, where we raised much needed funds and braved the weather for Pieta. We hope you enjoy reading and if there is anything you’d like to see in future issues, please let us know.

Case study: Rathfarnham Golf Club
Ardmac were appointed as the Design and Build contractor as well as the Project Supervisor Construction Stage (PSCS) for the recent fit-out project at Rathfarnham Golf Club in Dublin. The aim of the project was to upgrade the existing male and female locker rooms, office space, entrance lobby, kitchen, bar and dining areas, as well as the deck area. The project involved several key activities, including the construction of new office space to the front of the building, the installation of new seating, shower areas, and finishes in the locker rooms, as well as the upgrade of the front façade with a black larch wood finish. Additionally, Ardmac demolished existing office space in the lobby area to create more circulation space, upgraded the kitchen with new equipment and wall finishes, and revamped the bar and dining areas with new structures, floor finishes, and furniture. The project also included the creation of additional lounge areas with feature wall joinery and the expansion of the deck area with new finishes. A well-designed and visually appealing interior can enhance the overall customer experience at the golf club. The new works will create a welcoming and comfortable environment for members and guests, encouraging them to spend more time at the club and return in the future. One of the challenges faced by Ardmac during this project was working within a live, fully operational golf club environment. With club members using the facilities daily, the team had to ensure minimal disruption to regular operations. The project had a fast-track schedule

to be completed in time for the PRO-AM event on the 24th of May, adding some pressure to the timeline. Access and logistics within the live car park, including managing deliveries and member traffic, also presented challenges that needed to be carefully monitored. Adapting to the specific characteristics of a site is important because it can have a significant impact on the timeline of a construction fit-out project. By being able to quickly adjust to the unique challenges and limitations of a site, Ardmac can avoid delays and efficiently progress with the project. This adaptability allows for better planning and coordination, leading to a more streamlined and efficient construction process. Ardmac successfully completed the fit-out project at Rathfarnham Golf Club, exceeding the initial value at completion stage. The upgraded facilities now provide a modern and improved experience for club members and visitors, showcasing Ardmac’s expertise in delivering high- quality fit-out projects in operational environments. Andrew McCracken, the client contact from JLL, expressed great satisfaction with the final result, highlighting Ardmac’s professionalism and commitment throughout the project.

Case study: Invest NI
Invest NI were proposing a new Office and Business Hub within Dublin City Centre to act as their flagship office for Invest NI, Tourism NI and Northern Ireland in general. The new offices were to present a modern, vibrant and dynamic image to staff and clients and incorporate technology to facilitate flexible/remote working, communication and collaborative working. Having taken a lease for the 3rd floor within Riverview House, Invest NI appointed Ardmac, following a competitive procurement process, to fully refurbish and fit out their new space to a professional and comfortable space for clients and stakeholders to work on a short- term basis. The new offices consist of open plan offices, multi- functional hub space, reception & waiting area, flexible meeting & event spaces, staff kitchen facilities, breakout along with comms room and storage space. The architectural aspect included a substantial joinery package including Reception desk with coffee dock, Conference Room acoustic storage wall, hexagonal display shelving, Meeting Room acoustic wall feature, Library shelves, hot desk and phone booths. Acoustic sliding walls form part of the multi-functional hub space, one in timber and the other in a bespoke glass finish, achieved 54-decibel, enhancing the functionality and aesthetics of the space. The existing mechanical and electrical system was fully upgraded along with IT and AV installations requiring a high level of coordination to ensure Invest NI’s vision for

space was realized. A key aspect of the project was the installation of a new air handling unit, which featured innovative solutions to ensure proper airflow rates and comfort for staff within the new space. Ardmac conducted thorough due diligence to install a heat recovery unit that was soundproof and energy efficient. One of the key challenges overcome on the project was the existing building and compliance constraints, as there were tenants in the building and limited parking. Ardmac successfully managed city center logistics with efficiency and worked around the live site conditions.

Case study: Lockton Insurance Brokers Lockton Insurance Brokers Ireland (Lockton) decided to take new office space on the 3rd floor of the recently refurbished 18 Lower Lesson Street. Lockton along with X Project Management were looking for a Design & Build Contractor to undertake design, pre-construction and construction services to develop a modern office space that would enhance productivity, ultimately leading to increased efficiency and success for the world’s largest Insurance Brokerage. Ardmac appointed Studio 3 to assist in the concept and design development bringing Lockton’s aspirations for their new space to a reality. Lockton’s brief was to create a modern, comfortable and functional environment that would cater for the ways of working within today’s world. The project involved the installation of new partition walls, ceilings, glazed screens, doors, flooring, and furniture. Mechanical works included alterations to the ventilation system and additional air conditioning units for the new Comms room. Electrical works included new fittings, lighting, smoke detectors, trunking, power supply to new desk layouts, Wi-Fi points, and AV and security systems. Key aspects of the project included working in an existing live building with tenants on some floors, a fast-track design and build programme with move-in support to tenants, access and logistics challenges in the live common courtyard area with limited site access, and accommodating client design updates with the evolving scope of work.

Senior personnel from Lockton were actively involved in the project, offering valuable feedback during site visits. Through effective collaboration, communication, and problem-solving, Ardmac successfully completed the Lockton project within the specified timeline and budget. The collaborative partnership with Lockton Insurance ensured that the final fit-out met the client’s requirements and expectations. Despite the challenges of working in a live environment, Ardmac’s expertise and dedication to delivering high-quality construction solutions were evident throughout the project. The Lockton project showcases Ardmac’s ability to efficiently overcome obstacles and deliver exceptional results for their clients in the fit-out industry.

Case study: Boston Scientific
Ardmac were tasked with completing a full interior fit-out for Boston Scientific in their newly constructed 15,000 sq. foot office space which is an extension to their existing facility. The project, located in Clonmel, included both CAT A and CAT B fit-out works, covering a range of areas such as meeting spaces, collaboration areas, huddle rooms, and an open plan office. Boston Scientific sought a construction partner capable of delivering a high-end, high-quality finish. One of the project’s key features was the bespoke joinery and acoustic meeting pods which help to create a unique and functional workspace for Boston Scientific. Ardmac also applied floor finishes with exposed surfaces to add a modern and industrial feel to the office. To combat reverberation sound in the office space, Ardmac installed acoustic baffles throughout the building. When sound waves hit the panel, they penetrate it, causing the fiberglass core to vibrate. This vibration creates friction, which converts the sound to heat. The sound absorption rate is typically between 90-100%, so acoustic baffles are an excellent way to reduce noise levels in open spaces. Additionally, a new sprinkler system was installed as part of the fit-out works. The project also included the installation of a new four pipe coil system to provide efficient heating and cooling for the office space. Ardmac also managed the addition of a new toilet block on the site. With sleek, modern design and state-of-the- art facilities. The block is spacious, well-lit and includes designated accessible toilets.

The project was completed on time and within budget, meeting the high standards set by the client, Boston Scientific. The comms room was handed over 1 month in advance of practical completion to allow the client to begin their IT build. The engagement and flexibility of the client was pivotal in fast tracking activities on site. Boston Scientific was an exceptional partner on this fit out project. Their professionalism, attention to detail, commitment to quality, and dedication to achieving the project goals enabled a strong collaborative relationship that delivered project success. We implemented our Last Planner lean approach to aid delivery on this project. By utilising weekly work-plan meetings and daily check-ins, Ardmac was able to identify and resolve potential issues and constraints before they escalated, we were able to improve productivity and overall project outcome. Our Last Planner system also facilitated better communication and coordination among team members, leading to a seamless construction process and successful project delivery. The completed fit-out in Clonmel has created a modern and functional workspace for Boston Scientific, providing them with the facilities they need to thrive in their new office environment.

Case study: Scotia Bank
Ardmac were chosen as Main Contractor to complete a full office interior fit-out for Scotiabank, a Canadian multinational banking and financial services company. The project involved the fit-out of approximately 1,470 sqm of office space on level 2 of a multi-tenant building The goal of this project was to create a functional and efficient office space to accommodate Scotiabank’s requirements. The office space on level 2 was previously occupied by other tenants, meaning some reconfiguration was needed to suit Scotiabank’s needs, these changes were minor and demolition on this project was minimal. The works completed by Ardmac have enhanced the area’s overall aesthetics and improved functionality by creating separate workspaces. In addition to partitions, the project included installing new ceilings, installation of new doors, frames, architraves, and skirtings throughout the space. This has transformed the appearance and atmosphere of the area, giving it a fresh and modern look. in the heart of Dublin 2. The project included the installation of new acoustic barriers in the ceiling and floor zones. This addition has significantly improved the sound insulation of the space, creating a quieter and more peaceful working environment. Additionally, new furniture was installed to complement the new design and provide comfortable and functional workspaces. Ardmac and Scotiabank are aligned on our ESG goals to minimise waste and ensure all materials are ethically

and sustainably sourced. Ardmac were delighted to follow Scotiabank’s policy on recycling by reusing as much as possible, existing finishes such as carpets, glazing, ceilings, and furniture, thereby minimising waste and reducing the project’s environmental impact. Ardmac completed modifications to the existing supply and extract ventilation system. We also relocating existing waste to accommodate new tea station areas. Furthermore, the existing low-pressure hot water (LPHW) systems were upgraded, improving the heating efficiency and overall comfort of the newly renovated space. Our work on this project encompassed various aspects of construction and renovation, resulting in a transformed and improved workspace for Scotiabank. Ardmac completed an extensive range of electrical works as part of this project. This included modifying existing electrical fittings to accommodate new power and data needs, as well as making minor adjustments to light fittings to match the new office layout. These modifications also involved upgrading to more energy-efficient fittings to ensure greater sustainability in the workspace. We modified the existing smoke detectors and fire alarm panels, ensuring the safety of employees within the office premises. This project required modifications to the data and electrical trunking to service workstations effectively. As part of the desk layout changes, we made modifications to the power supply, ensuring that all new desks have a reliable and efficient power source. We upgraded the Wi-Fi points, improving connectivity for staff within the office. Notably, the Ardmac team has also been involved in the modifications of AV (audio-visual) and security systems to enhance the overall functionality and security of the office space. Finally, we have facilitated the required sprinkler upgrade works to accommodate the new office layouts, enhancing the safety infrastructure of the premises. The programme was fast tracked to deliver additional work scopes and to meet the client’s accelerated timeline. Our industry knowledge and commitment to working collaboratively, enabled us to deliver enhanced quality and programme certainty. The Ardmac team took on the challenge of this complex city centre project and delivered a result we’re very proud of in a timely manner, fit for the purpose intended by the very happy client.

Safety First and Always: CIF Safety Campaign 2024

LOTO is a crucial safety procedure in construction and maintenance settings to prevent accidents and injuries. These workshops are essential in ensuring the safety of our employees and creating a culture of safety on our sites.

Every year we are proud to participate in CIF Safety Campaign 2024 on all Ardmac sites, where our team is focusing on important topics such as working safely at heights, understanding MEWP safety features, knowing what to do in case of an emergency, and learning how to properly use and inspect safety harnesses/lanyards.
