Size: 103 units, 295 beds, and 20k SF of Retail Location: Philadelphia, PA Hamilton Court Apartments, located in the educational epi- center that is University City, has long served as an off- campus living alternative to the students of Drexel Uni- versity and the University of Pennsylvania. Post Brothers’ repositioning of the property centered around renovations to apartment interiors and a new, freestanding amenity center, completed in October 2018. The center offers 24/7 resident- only access, a state-of-the-art fitness center with cardio and strength training machines, weight section, yoga room and floor-to-ceiling glass walls. It also includes a rooftop ter- race with a lounge pool, sundeck, hot tub, fire pits, grilling area, outdoor gaming area and landscaped greenery. The improvements aren’t only beneficial to residents; on the ground floor, Post Brothers has also renovated and ex- panded the building’s retail spaces, attracting a variety of in-demand restaurants and shops that cater to the student population.

The PCAD project comprised the conversion of a 1913 tobacco warehouse into new student housing. The conver- sion involved an extensive modification to the open plan to provide modern necessities and conveniences. A central staircase was installed, providing access to two apartments on each floor. The defining features of the historic building were preserved and maintained, including brick walls that remain exposed throughout, as well as heavy wood beams and columns typical of tobacco warehouses in Lancaster. The living spaces, kitchens, living rooms and bedrooms have high ceilings and large windows, creating a generous sense of space within the compact units.

Benchmark partnered with Student Lodging, Inc. to com- plete the multi-phased 464-bed redevelopment of Brook- wood Court Apartments. Each unit of this off-campus stu- dent apartment complex was demolished and reconstructed, including site work, in as little as three months. During the most challenging phase in summer 2017, Benchmark de- molished and reconstructed two of the apartment buildings in 72 days.
