Additionally, with an estimated 40% of global carbon emission being emitted from the built environment alone, we have further committed to our sustainability goals and reducing our environmental footprint. This year, in addition to our Development Net Zero Road Map, we have expanded our reach in order to quantify our operational carbon emissions and identify opportunities for significant reductions. These outcomes will be used to set robust targets that will be developed into a long-term, comprehensive action plan in 2025.”

What a brilliant year of all things ESG at Moda! We launched our Social Value Strategy, portal and app covering all of our neighbourhoods from development right through to operations allowing us to have transparent data of our economic, social and environmental impact across the group. Additionally, we received a Gresb certification across the group to be

truly proud of, successfully launched our mentoring programme to encourage more women into the construction industry, launched our Net Zero Carbon roadmap in operations while ensuring we are closing in on targets for development and, importantly, remain focussed on achieving our Next Generation Future goals and commitments in our final year of the current strategy. Off the back of this, we have spent this past year focussing on reducing our embodied and operational carbon levels, hiring locally, offering skills, training and real career opportunities while promoting physical, mental, social and financial wellbeing for both our residents and our team. None of this would be possible without our exceptional team and engaged stakeholders for the vital role they play in supporting our ESG agenda - a big thank you for the collective expertise, commitment and passion you add to this journey. STAKEHOLDER ENGAGEMENT RESIDENTS Our residents increasingly want their homes to have a lighter impact on the planet and therefore our neighbourhoods are carefully designed to promote a healthy and comfortable lifestyle; with state of-the-art facilities and services including gyms, sports pitches and partnerships with leading health and fitness providers.

We work with our stakeholders to take a collaborative and inclusive approach to community building. Every step of the way, we ensure that the views and needs of our stakeholders are considered. We embed ESG into the heart of our business through a number of groups:

We regularly consult with residents on sustainability so we can understand their needs and preferences. As well as regular face-to-face interactions with our teams, we undertake a bi-annual resident survey and regular HomeViews survey. It’s a two-way conversation and we respond to our residents in our ‘You Said, We Did’ communications.

We want all team members to understand how their role supports our progress towards the Next Generation Futures strategy. Team members at Moda receive regular monthly updates on our ESG programme and actions; two annual ESG training sessions, all individuals are encouraged to get involved through internal communications, events, and other company initiatives. We also offer all team members a Volunteering Day, where they are paid to spend time in our communities working with local charities or schools. We measure our performance through our twice-yearly employee engagement survey and feedback to the team on the changes we make as a result of their comments.

We have launched our Social Value Strategy and in-house portal, completed our 2024 ongoing commitment to our women’s mentoring programme, selected our Group and Neighbourhood Charity partners for the year and embedded volunteering into team personal reviews.

We provide regular ESG reporting to support our investors in meeting their own ESG strategies and targets. Regular meetings with members of our ESG Working Group helps investors understand our sustainability goals and the actions we take to achieve them.

LOCAL AUTHORITIES Local Authorities work with local people and partners, such as local businesses and other organisations, to agree and deliver on local priorities. We consult directly with local authorities and communities to ensure that we consider their needs and views at every stage. “As a pioneer of technology and positive change across the rental landscape, Moda continues to look beyond a one-size fits-all approach by truly understanding the needs and diversity of our residents and communities. This, combined with our focus on sustainability, allows us to tailor our spaces to help people to live better lives.”

During our carbon modelling exercise, we found that a reduction in operational and embodied carbon will be critical for us to achieve a low-carbon future. Embodied carbon emissions make up 88% of our carbon footprint and therefore setting ambitious targets for our new developments will provide us with the greatest opportunities to meet our goals. To effectively do this, we have come up with a series of targets and actions to reduce our emissions over the next 60 years. We have set our targets based on the performance and potential improvements from our existing buildings, industry guidance such as The London Energy Transformation Initiative (LETI), the Royal Institute of British Architects (RIBA) and the UK Green Building Council (UKGBC), as well as modelling within our roadmap. To make our Carbon Strategy a success, it’s crucial that everyone within the business plays their part and considers our carbon impact during design, construction and operation.

OPERATIONAL CARBON BTR Operational Carbon Assessment and Operational Carbon (TM54) assessments are carried out on all Moda projects in development since 2022. This enables us to understand the projected EUI (Energy Usage Intensity) and Carbon Intensity of our developments, which is fed back into the future design process.

EMBODIED CARBON Embodied Carbon Assessments are carried out on all Moda projects in development since 2022. The embodied carbon graph lists the results of upfront carbon, which includes results from projects currently in development, including ‘as built’ results from completed projects. We have set interim targets and work closely with our design teams to reduce embodied carbon, using LETI and RIBA guidance, as well as our previous development assessments.

OUR REPORTING BOUNDARIES

DEVELOP The project management of Moda’s design and construction activities is carried out in- house at various corporate offices across the UK (Harrogate, Manchester, London). In Harrogate, Moda has a suite within a serviced office. Emissions arising from this office are reported under Scope 1 and 2. In Manchester and London, Moda has a small number of hot desks within co-working offices. Emissions arising from these offices are classified as Scope 3.

BUILD The buildings are delivered by principal contractors and their sub-contractors, which results in Moda’s most significant emissions; these upstream emissions are outside of Moda’s direct operational control and will therefore be reported under Scope 3.

OPERATE Moda’s operational activities within Landlord areas of completed buildings are managed by our asset management teams. These emissions are therefore reported as Scope 1 and 2 emissions. Any energy generated through equipment installed on site will be reported within Scope 2 emissions. We will also report on emissions outside of our operational control, but which influence or are influenced by our operational activities. These emissions will be recorded under Scope 3 emissions.

REPORTING PERIOD The reporting period for Scope emissions aligns with our financial reporting cycle. This ensures consistency, comparability, and transparency in tracking and managing greenhouse gas (GHG) emissions. For this initial report, data has been reported for September 1st 2022 to August 31st, 2023.

RESIDENT APPS The MyModa and MyCasa apps serve as an all- in-one tool for Moda residents allowing them to manage their living experience from their mobile phone. Residents can manage everything from their day-to-day needs including concierge and maintenance requests to community engagement, event bookings, and access to exclusive discounts and partnerships with local and national brand partners. The app also includes information about our ESG agenda where residents can read about our sustainable community modules (including EPC ratings, Utopi and our Net Zero Commitments). Residents are set-up on the app and given an introduction on how to use the app by on-site team upon move-in.

WELLBEING Moda delivers a comprehensive offering of wellbeing services and facilities that support its residents, team members and the surrounding community to live their best lives. This aims to encourage positive mindsets through the joy of movement, helping its communities build healthy lifestyles with positive habits, and understanding their minds and bodies better. All Moda residents are given access to on-demand mental health services including top nutritionists,wellbeing coaches, sleep advisors, mindfulness classes and healthy cooking classes, as well as wellbeing zones and 24hr gym access. Moda’s wellbeing strategy includes weekly fitness classes, monthly yoga, quarterly

Due to the importance we put on being long-term custodians of the communities in which we operate, understanding that it is essential to create a lasting impact for generations to come, we launched our Social Value Strategy and award winning in-house Social Value portal in 2024. This has given us a platform to deliver social value that is in line with our stakeholder’s requirements, whilst being able to monitor our social value impact across the country. The data allows us to not only see where we are doing well but importantly to see the areas that we can continually improve on.

We are therefore incredibly proud to announce that in the 10 years since Moda was founded, we have contributed in excess of £1.2bn to the country in terms of social value and community focus. GROUP COMMUNITY IMPACT

At Moda we believe in investing in our local communities and supporting all people to live happier, healthier lives. We fundraise and volunteer our time to charities in order to deliver life changing impact. This year, we raised money for the Yorkshire Children’s Charity by taking part in the world’s biggest 24-hour relay race. With no sleep and a race against the clock the team completed an impressive 150 miles between them in 24 hrs. A second team challenge for the charity saw the team scale an impressive 10 mountains - including England’s tallest peak Scafell Pike - in just 9.5 hours.

Additionally, we took part in the Yorkshire Children’s Charity ‘Light a Star’ campaign which aimed to raise £1 million pounds to shine a light on the region’s most vulnerable

young people. We also collected and donated 250 Easter eggs, volunteered at the Yorkshire Children’s Charity Constructing Careers Property workshop for young people who are considering a career in property and wrapped up warm to spend a day in a warehouse in December to assist with the Winter Support Campaign which provided over 2,000 children in need with warm clothing and other essential items.

PATHWAYS TO PROPERTY

Pathways to Property engages with young people across the UK to help give them access to careers in the property industry. Moda provides opportunities for placements across the business as well as supporting summer schools and promotes the diverse and interesting roles within the industry.

INSIGHT DAY

Moda had the privilege of hosting 22 students from across Manchester for a day of education around careers and opportunities in the built environment sector, in partnership with Pathways to Property.

The students, aged between 16 and 18, spent the day exploring Moda, Angel Gardens, learning about what makes a good community and development. They were then divided into groups to devise their own built environment projects to pitch to a panel, with exceptional results across the entire group.

2024: PLACEMAKING WITH HACIENDA

Canvas Yard was created in 2022 by Moda, in collaboration with New Citizens and Leeds City Council to develop a new community space for music, sports, cultural and arts events in Leeds’ city centre and lies on the site which Moda will soon be developing. We’ve hosted events, using local suppliers, for the last three years and this year’s Haçienda event saw over 5,000 attendees basking in the sun to great music.

GRESB (Global Real Estate Sustainability Benchmark) is an independent and global organisation that provides validated ESG performance data and peer benchmarks for investors and managers in real estate and infrastructure. This year saw Moda secure GRESB Green Star status after demonstrating market-leading ESG performances throughout the Group.

ESG WORKING GROUP Our Working Group oversees all aspects of ESG at Moda, with representatives from different functions across the business. PROCUREMENT Moda is proud to work with a wide and diverse group of suppliers and partner organisations that operate in line with our ESG goals and strategy. Our Sustainable Procurement Policy provides a foundation for both new and old suppliers to ensure business partners are aligned with Moda policies and procedures.
