OUR REPORTING BOUNDARIES

DEVELOP The project management of Moda’s design and construction activities is carried out in- house at various corporate offices across the UK (Harrogate, Manchester, London). In Harrogate, Moda has a suite within a serviced office. Emissions arising from this office are reported under Scope 1 and 2. In Manchester and London, Moda has a small number of hot desks within co-working offices. Emissions arising from these offices are classified as Scope 3.

BUILD The buildings are delivered by principal contractors and their sub-contractors, which results in Moda’s most significant emissions; these upstream emissions are outside of Moda’s direct operational control and will therefore be reported under Scope 3.

OPERATE Moda’s operational activities within Landlord areas of completed buildings are managed by our asset management teams. These emissions are therefore reported as Scope 1 and 2 emissions. Any energy generated through equipment installed on site will be reported within Scope 2 emissions. We will also report on emissions outside of our operational control, but which influence or are influenced by our operational activities. These emissions will be recorded under Scope 3 emissions.

REPORTING PERIOD The reporting period for Scope emissions aligns with our financial reporting cycle. This ensures consistency, comparability, and transparency in tracking and managing greenhouse gas (GHG) emissions. For this initial report, data has been reported for September 1st 2022 to August 31st, 2023.
