On November 1 st , the Southern NJ Chapter of the Appraisal Institute held its Fall Chapter Dinner Meeting/Seminar at the Adelphia Restaurant & Conference Center in Deptford, NJ. The topic for the event, The State of the Industry: 2017 and Beyond, was both timely, interesting and extremely informative to over 40 appraisers in attendance. The seminar gave a practical look at the forces driving real estate performance. This included how appraisers can identify and analyze market forces, use creativity, insight and market-supported information to determine the impact on property values. A team from Colliers International ( Marc Isdaner, Ian Richman, Jeff Algatt and Evan Zweben) focused on the Commercial, Industrial, Investment and Office Markets. After dinner, Rich Warner of Warner Realtors focused on both the residential and agricultural markets in South Jersey. Marc Isdaner joined Colliers in 1993 after the real estate firm for which he worked, Rosenfeld, Inc., was acquired by Colliers. Marc specializes in the leasing and sale/acquisition of commercial and industrial properties in Southern New Jersey. Marc manages the Mount Laurel office. Prior to joining Colliers, Marc served as Vice President at Rosenfeld Inc., an 80-year-old commercial and industrial real estate firm in Cherry Hill, NJ and at Daum/Johnston American in Newport Beach, CA. Marc is involved in various real estate-related organizations and has been a speaker for the New Jersey Tax Assessors Continuing Education Program. He is also an advisory board member of Anchor Bank, NA; Past President of the Camden County Division of The American Heart Association; and the recipient of numerous awards and leadership recognition by the NJ State Affiliate. Ian Richman is Senior Vice President of the Industrial Division at Colliers. Ian joined Colliers‘s industrial division in 2006. He specializes in the leasing and sale/ acquisition of commercial and industrial properties in Southern New Jersey. He is especially adept at developing acquisition strategies for inexperienced buyers who lack the knowledge to put together a real estate acquisition. Ian has had much success in the sale of industrial properties by utilizing his background in finance to assist buyers in finding and then financing an acquisition. Prior to joining Colliers, Ian worked in Commerce Bank’s Commercial Lending Division where he was responsible for performing financial analysis for the bank’s commercial loan portfolio. Jeff Algatt is Sr. Vice President of Capital Markets & Investment Services at Colliers. He brings an extensive breadth of experience in commercial real estate & specializes in helping Colliers clients with their strategy, valuation, ownership & acquisition/disposition of office, industrial, net leased and multifamily investments. He has over 40 years of experience, including 15 years in brokerage & management at a national investment real estate brokerage firm. From a transactional standpoint, Jeff has performed or directly supervised 500+ closed transactions with an aggregate value approaching $2 Billion. Evan Zweben specializes in the leasing and sale of office and medical properties in Southern New Jersey for Colliers. Landlord and Tenant clients both benefit from his keen understanding of the key drivers and ramifications of a transaction from all perspectives. Understanding the best course of action is different based on every client’s unique situation - Evan takes a partnership approach to real estate, first listening then educating. His insight guides the process to its optimal solution. AI-GRS stands for Appraisal Institute – General Review Specialist, a designation held by real estate appraisers who are experienced in general appraisal review. The Appraisal Institute established a professional appraisal review designation program in response to the growing and critically important role that appraisal review plays in risk management and mitigation for many clients/users of appraisal services. The new designation program is aimed at providing professional appraisal reviewers with the knowledge and skills needed to satisfy issues related to due diligence and risk management often requested by their employers and clients.
