al’s Hamburg Super-Store is America’s largest freestand- ing cigar store and likely the best cigar store on the planet. Featuring an endless supply of cigars, customers can relax in one of the lounges or bars with two floors of seating. The exterior complements the surroundings - spearhead- ed by neighboring Cabela’s - with a large timber truss system and stone veneer. The fully humidified interior features a full-scale facade to resemble a rustic building. Outside amenities include a deck with outstanding views, putting green and amphithe- atre. So have a cigar, relax, and enjoy the company in the ultimate man (or woman) cave! Cigars International, Inc. (Bethlehem, PA) is the owner of the project and Lobar As- sociates (Dillsburg, PA) was the Design-Build General Contractor of the project. Veraxia CRES was the com- mercial real estate partner responsible for initial site selection, acquisition negotia- tions, and lead team member responsible for putting the team together to not only obtain land development plan approvals within +/- 45 days from contract, but from con- cept to completion in less than 10 months! As Craig Reynolds states on their website: “Costas and Shawn exceeded our expectations when acquir- ing the retail land for our new- est Super-Store in Hamburg, PA. Drawing on their past experience, Costas laid the plan out for us and it played out just like he described. And we received land development plan approval in just 45 days from the time we signed our agreement of sale. Amazing!” A truly notable and unique feature of this project, which no one involved will likely ever forget, is the fact that CI held its grand opening events over several days just days after “Superstorm Sandy” aka “Frankenstorm” wreaked havoc on the Northeastern United States. Also noteworthy was the col- laborative teamwork between Costas Hrousis and Shawn Donahue of Veraxia Com- mercial Real Estate Solutions and Kevin Cain of Capstone

Real Estate Group (owner representative). Competitors on any given day, Veraxia CRES and Capstone worked hand and hand with the se- nior management team of their mutual client - Cigars International - and quarter-

backed land development plan approvals, legal and other matters, as well as the design build selection process. Once Lobar Associates was selected as the design build firm for the project, the teamwork continued. n
